20905 Silver Spring, MD was off to a somewhat slower start this year but has regained a bit of its momentum, at least as far as the number of sales are concerned. 25 homes SOLD during the 1st quarter of 2012 compared to 26 during the same period in 2009, 23 in 2010 and 28 in 2011. A stable sales pace is always good news! Unfortunately, the same can't be said about a declining average sales price, which we have been seeing thus far for 2012 - at least it's not good news for sellers, for buyers this spells opportunity.

Buying or selling a home will usually go one of two ways: it's smooth sailing or a rocky road. There's some in between, too, but more often than not it will be one or the other. It's the smooth transactions that have me on edge the most. When everything is just moving along without a problem I keep wondering when that shoe will drop. Don't throw out the old stuff - reuse and repurpose! Almost 3 years ago good neighbors and friends of ours moved from Maryland to a little cabin on Lake Jackson in Virginia. Naturally, I'm still a little sad that they moved about 2 hours away from us - if you have great neighbors you just don't want to see them leave! But seeing how beautiful Lake Jackson is and what a quaint little community they are lucky to be part of, I can't really blame them. Not surprisingly, the number of Open Houses scheduled for this weekend, April 7th & 8th, 2012 in Silver Spring, MD is a lot smaller. We've been averaging about 80 public Open Houses - give or take a few - every Open House Sunday for the past few weeks. This weekend the total is 18, 8 on Saturday and 10 on Sunday. Today went by in fast forward mode, there's no way this day had 24 hours, it felt more like 5?! A classic manic Monday filled with scheduling and many, many, many emails and calls, listings to look up and questions to answer, paperwork to fill in and sign, kiddos to feed and occupy, a table to sell, a tree to plant, a kitchen to clean, a fridge to stock and Easter goodies to buy!
