foreclosures: EUREKA! I JUST FIGURED IT OUT! BANKS THINK THEY'RE SELLING RETAIL RATHER THAN RESALE. - 03/26/09 04:11 AM

I totally love Lenn Harley, Maryland & Virginia real estate Broker and blogger extraordinaire.  And she's totally nailed it again with the following article on banks and real estate.  Now if we only knew how she REALLY felt.   LOL

Via Lenn Harley, Homefinders.com, MD & VA Homes and Real Estate:
Inspired by an article by Scott Daniels this morning, I experienced a genuine EUREKA moment.
Banks are not negotiators.  BANKS ARE DICTATORS.
Banks do not consider the listings for their properties as "offered for sale".  They consider their property listings to be a menu of what's available and priced as is and … (5 comments)

foreclosures: How Aggressive and Questionable Tactics of Lender Sellers Torture Buyers & Cost Our Industry - 03/26/09 03:48 AM

This is incredibly timely and poinant article by an incredibly astute mortgage broker and fellow ActiveRain blogger in San Francisco, Janet Guilbault.  I'm honored to be able to re-blog her post here.  Enjoy!

Via Janet Guilbault, California Mortgage Expert (Banker/Broker with RPM Mortgage, FHA Certified):
When a bank sells a foreclosed property do they try to replace one bad loan with one good loan?

To hear of one extreme example, you can read my recent post: 10 "Special" Conditions of a Bank Owned Property ~ Where does the buck stop??

foreclosures: 10 "Special" Conditions of a Bank Owned Property ~ Where does the buck stop?? - 03/01/09 01:33 PM

I met some extremely nice clients this morning - a mom and her son. She had been looking at listings I had been sending her for a couple of weeks, gotten her financing arranged, and they were both quite excited to tour some of the homes that looked and sounded so appealing on-line.
The first listing was a relocation property - fresh paint, clean, newer appliances, vacant and immaculate.
The second listing was an owner/agent property - vacant but staged, nicely updated, clean and inviting.
The third listing was a foreclosed, bank owned property - anybody wanna guess what we … (30 comments)

foreclosures: List of Builders in Financial Trouble, Foreclosure or Bankruptcy in Arizona - 01/27/09 01:43 PM
Eeyore would probably be perfectly content with the information I'm about to share with you.  However, some of my friends and associates will most likely think this post is leaning to the "doom and gloom" side of things. The intent, however, is not for this to be perceived as negative information, or to elicit feelings of sadness or depression.  And it's certainly not to be construed as "The sky is falling!"  Rather, the intent is to make my Arizona clients and fellow Realtors/Brokers aware of an eye-opening source of information that could prove to be invaluable to all of us! I … (11 comments)
