      <title>Local Market Improves</title>
      <description>&lt;p&gt;Our local Real Estate Market has improved over the last few months. I'm not jumping for joy, yet, but we have seen an improvement none the less.&lt;/p&gt;
&lt;p&gt;Bargain hunters snatching up foreclosures, home owners who pulled their properties off the market, and buyers starting to enter the market helped shrink out local inventory of available homes for sale to its lowest point since March 2008.&lt;/p&gt;
&lt;p&gt;Total listing of homes for sale declined 5.1 percent in December compared to November, according to figures compiled from the Rocky Mount MLS.&lt;/p&gt;
&lt;p&gt;Total listings at the end of December are a mere 1 percent higher than they were in December 2007 in areas serviced by the Rocky Mount MLS. This is good news!&lt;/p&gt;
&lt;p&gt;Demand for housing increased in December and units sold at about the same pace as this summer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is the fourth consecutive month inventories have declined. We still have a saturated market but any improvement in inventory is a welcome development.&lt;/p&gt;

      <title>How to Sell Without an Agent</title>
      <description>&lt;p&gt;How to Sell Your Home Without an Agent&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Change ads regularly&lt;/strong&gt;. Ads lose their effectiveness if repeated without change. Three days is plenty for one ad. Rewrite ads to appeal to different categories of likely buyers. Use plenty of adjectives. Spend time writing good copy because your ad competes with many ads for similar property.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Obtain purchase contract forms&lt;/strong&gt;. Complete the purchase contract except for date, price, terms, and signatures. Make certain that you fully understand every provision. If a prospective buyer wants to use his or her own contract, be alert. Take it to an attorney. What might appear to be a standard form could be one-sided and not say what it appears to say at first reading. With desktop publishing, many wheeler-dealers are using their own forms where the small print taketh away what the large print giveth!&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Check financing&lt;/strong&gt; at least once a week with a mortgage company so you will be able to help a buyer understand his or her down payment and monthly costs for various types of mortgages tailored to the buyer's needs. Be prepared to explain loan types to prospective buyers. Many excellent texts are available to help you. You should also understand front-end and back-end qualifying ratios and FICO scores. If you don't understand them, you could waste days, weeks, or even months of effort on a buyer who is unable to obtain financing because of existing debt, insufficient income, or prior credit problems.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;If a prospective buyer uses&lt;/strong&gt; the words &quot;subordinate&quot; or &quot;subordination&quot; in the offer, turn and run. If you sign, no matter how good it looks, you are likely giving away your home to a sharp operator. Also, be alert for any deals that seem too good to be true-they generally are. Be particularly wary with any buyer who is buying without any of his or her own cash. If the buyer ends up with more cash than he or she started with, you can be certain you are the victim of a scam. Television infomercials feature buyers who brag about paying practically nothing to own valuable property. A number of fast-talking seminar promoters have instructed thousands in unethical and often illegal procedures. Offers of mortgages on other property, notes, colored stones, diamonds (especially uncut), or other claimed valuables should send you running to an attorney. If you don't have one, I would be happy to recommend several. When an agent is involved, the fast operators don't waste their time. That's why they love For Sale by Owners.&lt;/p&gt;
&lt;p&gt;5. &lt;strong&gt;Be certain that you have considered&lt;/strong&gt; and fully understand the effects of the following: seller discount points, payoff penalties on existing loans, assumability of loans, ownership of the impound account, and all closing costs. You should also understand the dangers of &quot;subject-to&quot; financing as opposed to loan assumptions.&lt;/p&gt;
&lt;p&gt;6. Make certain that you are prepared with all &lt;strong&gt;seller disclosures&lt;/strong&gt; mandated by state law. If you are not prepared, you may not be able to obligate a buyer to a sale; and if you fail to make a proper disclosure, you could be inviting a lawsuit and substantial damages.&lt;/p&gt;
&lt;p&gt;7. Make certain that you fully understand the requirements of state and federal &lt;strong&gt;fair housing legislation&lt;/strong&gt;, or you could find yourself paying a fine or a penalty.&lt;/p&gt;
&lt;p&gt;8. &lt;strong&gt;Make certain you know who a prospective buyer is&lt;/strong&gt; before he or she crosses your threshold. There have been far too many horror cases of trusting homeowners who open their homes to persons with intentions other than buying and treat them as if they were honored guests. Try not to be alone when prospective buyers visit.&lt;/p&gt;
&lt;p&gt;9. &lt;strong&gt;Beware of contingent offers&lt;/strong&gt;. As a result of a contingency, the property could be tied up for months or even years. The buyer could be a dealer who wants to hold the property as if it were an option that would be exercised only if another buyer is located.&lt;/p&gt;
&lt;p&gt;10. &lt;strong&gt;Price it right&lt;/strong&gt;. How did you arrive at your price? Unless you have a written comparative market analysis that considers all recent sales of comparable property, your price could be merely a hunch. Too high a price will almost certainly guarantee that your property will not be sold, and you will be simply wasting time and effort. Too low a price will mean you are giving away dollars that are rightfully yours. You want a realistic price that gives you an advantage over your competition in creating interest in your property. You should then hold to your price with only minor concessions.&lt;/p&gt;
&lt;p&gt;11. &lt;strong&gt;Understand&lt;/strong&gt; fully &lt;strong&gt;the tax consequences of the sale&lt;/strong&gt;. How much, if any, of the sales price will be subject to taxation, and at what rate?&lt;/p&gt;

      <description>&lt;p&gt;Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 9% of all the homes sold last year were sold for sale by owner (FSBO). &lt;br /&gt;&lt;br /&gt;However, close to half of the FSBO's said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. &lt;strong&gt;&lt;em&gt;Why?&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Many FSBO's told us that the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions. For others, the financial savings were even more disappointing. By the time they figured the amount of fees paid to outside consultants, inspectors, appraisers, title lawyers, escrow and loan officers, marketing, advertising... they would have been better off having paid the broker's fee which would have included many of these charges up front. &lt;br /&gt;&lt;br /&gt;Before you decide to sell FSBO, consider these questions and weigh the answers of assuming the responsibility versus employing a professional. A little time spent investigating up front will pay off tenfold in the end.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do I have the time, energy, know-how, and ability to devote a full forced effort to sell my home?&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One of the keys to selling your home efficiently and profitably is complete accessibility. Many homes have sat on the market much longer than necessary because the owner was unwilling or unavailable to show the property. Realize that a certain amount of hours each day is necessary to sell your home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Am I prepared to deal with an onslaught of buyers who perceive FSBO's as targets for low balling?&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One of the challenges of selling a home is screening unqualified prospects and dealing with lowballers. It often goes unnoticed... how much time, effort and expertise it requires to spot these people quickly. Settling for a lowball bid is usually worse than paying broker commissions.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Am I offering financing options to the buyer? Am I prepared to answer questions about financing?&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One of the keys to selling, whether it's a home, a car... anything, is to have all the necessary information the prospective buyer needs and to offer them options. Think about the last time you purchased something of value, did you make a decision before you had all your ducks in a row? By offering financing options you give the home buyer the ability to work on their terms and open up the possibilities of selling your home quickly and more profitably. A professional real estate agent will have a complete team, from lenders to title reps for you to utilize...they'll be at your disposal.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do I fully understand the legal ramifications and necessary steps required in selling a home?&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Many home sales have been lost due to incomplete paperwork, lack of inspections or not meeting your states disclosure laws. Are you completely informed of all the steps necessary to sell real estate? If not, a professional would be a wise choice.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do I have the capability of handling the legal contracts, agreements and any disputes with buyers before or after the offer is presented?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ask yourself if you are well versed in legalese and if you are prepared to handle disputes with buyers. To avoid any disputes it is wise to put all negotiations and agreements in writing. Many home sales have been lost due to misinterpretation of what was negotiated.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Have I contacted the necessary professionals....title, inspector (home and pest), attorney, and escrow company?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Are you familiar with top inspectors and escrow companies? Don't randomly select inspectors, attorneys, and title reps. Like any profession there are inadequate individuals who will slow, delay and possibly even cost you the transaction.       <description>&lt;p&gt;&lt;strong&gt;Situation&lt;/strong&gt;&lt;br /&gt;I received a call from a couple wanting to sell their home in Brassfield Estates. Both Jim and Maria were retired and they wanted to move to the Ashville, North Carolina area. The couple had learned about me from my website, &lt;a href=&quot;http://www.ncrealestateweb.com/&quot;&gt;www.NCRealEstateWeb.com&lt;/a&gt;, and gave me a call.&lt;/p&gt;
&lt;p&gt;During our meeting we discussed how I work, why I do the things I do, and exactly what I was going to do to help them get their home sold. At the end of the meeting they informed me that a friend had recommended another Realtor to them. They would contact me with their decision on who they would hire after meeting with the other Realtor.&lt;/p&gt;
&lt;p&gt;A few days later they called me and wanted me to list their house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Critical Issue&lt;/strong&gt;&lt;br /&gt;Jim and Maria had no pressing issue making them relocate other than they just wanted to move. They had visited the Ashville area many times wanted to make it their new home.&lt;/p&gt;

This study shows that fewer buyers are willing to consider purchasing a foreclosed property than they were seven months ago. &lt;br /&gt;&lt;br /&gt;Seven months ago, 54 percent of adults surveyed said they would consider purchasing a foreclosed home. In November, only 47 percent of adults say they'd buy a foreclosure.&lt;br /&gt;&lt;br /&gt;The main issue is perceived risk. &lt;p&gt;If your doorknobs are made of cheap material (plastic, for example) or they're just worn and tired, replace them with quality knobs of brass, glass, or other suitable materials. You will appreciate the better quality each time you open a door. Prospective buyers will also notice them as they go through your house. It's roughly the equivalent of &quot;let's slam the car door to see what kind of quality we're looking at here!&quot; &amp;nbsp;&lt;/p&gt;

The best return on investment is in the bathroom, kitchen, and at the front door. Quality, well-designed light fixtures for these areas can be found for under $100. Another room that benefits from an upgraded light fixture is the dining room. However, if your dining room is a formal one, you can expect to pay hundreds of dollars for a quality fixture. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Light switches and outlets&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If your home is like many, it probably has basic plastic light switches and plugs. The easiest improvement anyone can do is to upgrade the light switch covers. The best places to do this are in the bathrooms, kitchen, master bedroom, and at the front entrance. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;If yours is also an older home, it probably does not have GFCI (ground-fault circuit interrupter) outlets. These outlets (identified by the red reset button) are used wherever water increases the risk of shock. To improve safety and add value to your home, replace regular outlets with GFCIs in the kitchen, bathrooms, laundry room, and anywhere that water is present. This is an easy do-it-yourself job for anyone who knows electrical repairs (always cut the power at the main panel). If you are not familiar with how to safely replace an electrical outlet, hire a qualified electrician.&lt;/p&gt;
&lt;p&gt;This will push the cost over $100 but it will be worthwhile. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;There are many reasons why Realtors list homes that are overpriced but that's not the topic of this post. I want to stick with the benefits of pricing your home correctly from day one.&lt;/p&gt;
&lt;p&gt;The bottom line is that pricing your home correctly on the first day it is listed should lead to a quicker sale at a higher price. How can this be you ask. Let me explain.&lt;/p&gt;
&lt;p&gt;The first couple of weeks your home is on the market are the best time to sell it. Since it is newly listed it will enjoy the most exposure, existing buyers will want to see the new listings, and agents will search for new listings several times a week. If it is priced correctly you should receive serious offers fairly quickly.&lt;/p&gt;
&lt;p&gt;What is a properly priced home? That is a home that has a justifiable price supported by comparable SOLD properties, a home's physical condition that supports the asking price, and the comparable location of the home as compared to the SOLD listings.&lt;/p&gt;
&lt;p&gt;What happens if it is not properly priced on day one? For purposes of this discussion let's say the home is listed for $150,000 but should have been listed for $130,000.&lt;/p&gt;
&lt;p&gt;First, a good buyer's agent will know it is overpriced and either not include it for showings or explain that it is overpriced thereby reducing the likelihood the buyer will want to see it.&lt;/p&gt;
&lt;p&gt;Second, if the buyer is qualified for a loan amount of $120,000 and they have a $10,000&amp;nbsp; down payment that totals $130,000 to buy a house. Their Realtor will search for homes that meet their criteria within their price range and will never see the overpriced home even though it may be a great home. This situation typically results in few if any showings. It's awful hard to sell a home that isn't being shown.&lt;/p&gt;
&lt;p&gt;Third, buyers who are looking in the $150,000 price range will find and look at the home. However, as it is overpriced by $20,000 and truly will not compare to the homes that are worth $150,000. Therefore, it will be rejected by these buyers. This situation typically results in several showings but no offers. It's awful hard to sell a home that doesn't receive any offers.&lt;/p&gt;
&lt;p&gt;After months of being on the market Mr &amp;amp; Mrs seller are ready to reduce their price to a more justifiable price. The first problem is that the person who would have thought is was the perfect house for them has already bought another. Next, once you start down the reduction path potential buyers start to think something is wrong with the house. Why else would you be reducing the price right?&lt;/p&gt;
&lt;p&gt;Another problem is that your house has been on the market now for months. Every buyer asks &quot;How Long Has This House Been On The Market&quot;. Again, the longer the house has been on the market usually means two things for a potential buyer. Either something os wrong with it or the sellers are becoming desperate to sell. Neither of these assumptions may be true but both effect whether this buyer will want to look at the house and ultimately how much they will offer if they choose to do so.&lt;/p&gt;
&lt;p&gt;All of this could have been avoided if the house had just been priced properly to begin with.&lt;/p&gt;
&lt;p&gt;How can you avoid this from happening to you? Work with a Realtor who understands the market, knows how to properly price your house, and can justify and document their suggested list price.&lt;/p&gt;

      <title>Client Story #1 - Sellers needing to sell within 90 days</title>
      <description>&lt;p&gt;&lt;strong&gt;Situation&lt;/strong&gt;&lt;br /&gt;I received a call from a couple needing to sell their home fast. The husband was a Deputy Sheriff in Nash County and had started a new job as a Police Officer in Knighdale, NC.&lt;/p&gt;
&lt;p&gt;He had a deadline of when he had to relocate to Knightdale or he would risk losing his job. They had already listed with another Realtor for 6 months and the listing had expired with one showing.&lt;/p&gt;

      <title>How to Get a Quick Sale in a Slow Market</title>
      <description>&lt;p&gt;There are many things that determine if and when a house sells. However, three things stand head and shoulders above the rest. They are price, condition, and marketing. Lets take a look at these:&lt;/p&gt;
&lt;p&gt;Price - Your home must have a reasonable and justifiable price. A good buyer's agent will look at comparables to determine if your house is priced correctly. Therefore, it must be priced within the range that comparable homes have SOLD for (reasonable) and the condition and/or unique features must justify your specific price.&lt;/p&gt;
&lt;p&gt;Price is controlled by the market.&lt;/p&gt;
&lt;p&gt;Condition - The condition of the property must support the price. The higher you are within the selling price range the better condition your house should be in.&lt;/p&gt;
&lt;p&gt;Condition is controlled by the seller(s).&lt;/p&gt;

      <title>Rocky Mount, North Carolina Area - Market Statistics for November 2008</title>
      <description>&lt;p&gt;&lt;em&gt;The following are indicators of the Greater Rocky Mount Area Real Estate Market. These statistics were gathered from data contained in the Rocky Mount&amp;nbsp;MLS system and predominately cover Nash and Edgecombe Counties in North Carolina. &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Active residential listings totaled&amp;nbsp;1066 properties. This is a decrease of&amp;nbsp;32 properties, or 2.9%, from&amp;nbsp;1098 in October. Inventories typically rise in the fall as the number of buyers dwindle heading into the winter. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Newly listed properties totaled 128. This is a decrease of 36&amp;nbsp;new listings, or 21.9%, from&amp;nbsp;164 last month.&lt;/p&gt;
&lt;p&gt;Sold properties totaled 60. This is a decrease of 28, or 31.8%, from last month's total of&amp;nbsp;88 residential properties sold.&lt;/p&gt;
&lt;p&gt;Pending sales totaled 62. This is a decrease of 53, or 46%, from last month's total of 115 properties pending settlement.&lt;/p&gt;
&lt;p&gt;The Greater Rocky Mount Area currently has a&amp;nbsp;13.1 month housing supply based on the&amp;nbsp;previous 12 month sales rate. This is a decrease from the 13.5 month supply in&amp;nbsp;October 2008.&lt;/p&gt;
&lt;p&gt;Overall the local real estate market in 2008 is down by 24% for the first 11 months of the year when compared to the same period in 2007.&lt;/p&gt;
&lt;p&gt;What does all this mean? The last several months have been significantly slower than they should have been. The local real estate market is in its second year of decreased sales and the credit crisis has definitely had a negative impact.&lt;/p&gt;
&lt;p&gt;The local housing market is very saturated with available housing. Therefore, we are still in a strong &quot;Buyers&quot; market and will be for the foreseeable future. What is a Buyers market? This is when conditions exist that allows buyers to obtain concessions from sellers that they would not receive in a balanced market.&lt;/p&gt;
&lt;p&gt;What is considered a &quot;Balanced&quot; or &quot;Normal&quot; market? Typically this is&amp;nbsp;when houses sell between 3 -&amp;nbsp;4 months.&lt;/p&gt;
&lt;p&gt;If you are looking to buy, this market is for you. In this market buyers typically get more for their money and receive seller concessions regularly.&lt;/p&gt;
&lt;p&gt;If you are a seller this is not a bad time to sell. You just need to have a realistic expectation of your homes value and need to work with a Realtor that will provide maximum exposure for your property.&lt;/p&gt;
