home buying: 10 Questions To Ask Before You Hire Your Realtor - 01/04/09 10:50 AM
Make sure you choose a REALTOR® who will provide top-notch service and meet your unique needs.1. How long have you been in residential real estate sales? Is it your full-time job? While experience is no guarantee of skill, real estate - like many other professions - is mostly learned on the job.2. How many homes did you and your real estate brokerage sell last year? By asking this question, you'll get a good idea of how much experience the practitioner has.3. How many days did it take you to sell the average home? How did that compare to the overall market?

home buying: Some Are Less Inclined To Buy A Foreclosure - 12/19/08 08:10 AM
RealtyTrac and trulia just released the results of a new joint study. This study shows that fewer buyers are willing to consider purchasing a foreclosed property than they were seven months ago. Seven months ago, 54 percent of adults surveyed said they would consider purchasing a foreclosed home. In November, only 47 percent of adults say they'd buy a foreclosure. The main issue is perceived risk. With 80 percent of those surveyed citing hidden repair costs, a tricky buying process, and the possibility that the neighborhood will lose more value and drag the property down with it.To compensate for these risks, 75

home buying: 10 Real Estate Predictions for 2009 - 12/18/08 06:09 AM
2009 will be a year of more challenges and opportunities. Prepare yourself with these predictions from HGTV's FrontDoor.com Web site. Sellers will continue to face falling home values in the new year because they'll be competing with banks and builders who are slashing prices to sell off the still-huge inventory of foreclosures and new homes. The Obama administration will act on its plan to crack down on abusive lending practices. Mortgage holders in danger of losing their homes will receive more assistance from a variety of programs since the Senate's Joint Economic Committee has predicted two million foreclosures in 2009. Banks'

home buying: Lowering The Mortgage Rates Isn't The Answer - 12/06/08 02:28 PM
The government continues to say that it has to address the problems in the housing market. According to news reports, the Treasury Department is considering a plan to drive down mortgage rates as low as 4.5% to help stimulate the housing market. "Treasury officials said that the [buydown] plan could be a more effective way to help home owners than focusing solely on borrowers who are struggling to meet their monthly payments," the Washington Post story says. Under the Treasury plan, lenders would sell newly issued mortgage-backed securities to the government provided the interest-rate on the loans collateralizing the securities was

home buying: New service - Foreclosure Alerts! - 11/29/08 01:46 PM
I get calls almost everyday from people looking for foreclosed homes. In these tough times it makes sense to look for the best bargain. Unfortunately the local MLS system is not set up to filter out foreclosures as a group. Therefore, to satisfy the growing demand for foreclosed properties I have created my own system. I have just launched a new service, www.M3Forclosures.com. This service will email foreclosures when they are released and listed "For Sale" by the banks. Many foreclosures sell quickly as they are sold well below current market value. The initial service area is Nash, Edgecombe, and Wilson

home buying: Home Inspections - A time for Buyer Access - 07/22/08 08:16 AM
In North Carolina as in most states, the "Offer to Purchase" gives the buyer the right to conduct home inspections, termite inspections, etc. This is a time for the buyers to have total access to the property to determine its condition. Most buyers hire a professional Home Inspector. Professional Home Inspectors are knowledgeable, experienced, and thorough. These inspections take 3 - 4 hours to conduct and in the course of the inspection they will go into the attic, crawl under the house, run the appliances, open every door, turn on every faucet, etc. The point I'm trying to make is that

home buying: Buyers, it's time to get off the fence! - 04/02/08 08:30 AM
Despite lower prices and historically low interest rates, existing single family home sales remain weak. Locally, we have plenty of good homes to choose from in all price ranges, and interest rates remain low thanks to the Federal Reserve's rate cuts. So, why are so many buyers sitting on the fence? It's a fair guess that consumers are waiting for home prices and even interest rates to fall even further. Click Here to read the rest of this article. About the AuthorDavid C. home buying: To Rent or Buy, That is the question - 02/06/08 05:41 AM
Should You Rent or Should You Buy? Things being equal it's almost always better to own your home rather than to rent. After all, you build equity and get to write off your mortgage interest. And if you meet the guidelines, when you sell you'll be eligible for one of the best tax breaks around. There are many issues that influence whether buying or renting is right for you. That said, home ownership has a significant tax advantage. When you sell married couples can earn up to $500,000 in gains on home sales tax-free, while singles get $250,000. The chart below demonstrates

home buying: Should You Sign a Buyers Agency Agreement? - 10/31/07 07:09 AM
When buying real estate, you may find it helpful to have a real estate agent help you. Real estate agents can provide many useful services and work with you in many ways. When buying real estate, you may have several choices as to how you want a real estate firm and its agents to work with you. For example, you may want them to only represent you (as a buyer's agent). You may be willing for them to represent both you and the seller at the same time (as a dual agent). Or you may agree to let them represent only

home buying: Should You Rent or Should You Buy? - 08/29/07 06:47 AM
Other Factors Of course, buying a home isn't strictly a financial decision. For most folks, the thought of constantly worrying about losing their security deposit every time they pound a nail or paint a wall isn't particularly appealing. Here are some other things to consider before making your purchase: This may sound simplistic, but first and foremost you should find a neighborhood and a home that you just plain like. "You're not going to wake up in the middle of the night and say 'Wow! Look at my tax deduction!'" . Moreover, you should check on the sales price trends of homes in that

home buying: Tax Incentives for Home Owners - 08/10/07 06:45 AM
During these "Dog" days of summer we are all trying to stay cool and keep our utility bills as low as possible. I came across the Tax Incentives Assistance Project today. The Tax Incentives Assistance Project (TIAP) is sponsored by a coalition of public interest nonprofit groups, government agencies, and other organizations in the energy efficiency field. It is designed to give consumers and businesses information they need to make use of the federal income tax incentives for energy efficient products and technologies passed by Congress as part of the Energy Policy Act of 2005. So whether you want to go
