Guess what, as I keep trying to relay to my clients and associates; the Hot Springs and Garland County, Arkansas Real Estate market is not spiraling out of control like Las Vegas or Florida or parts of some 20 metropolitan areas across the country. It has slowed some, but still is doing stronger than in 2002.....it had to peak sometime, and now that its leveled off things are starting to fall back in place. 
Beings stated income and no money down loans are a thing of the past, how does one purchase a home?  FHA and VA loans are simply the best … (6 comments)

So on top of all the other news that doesn't necessarily apply here, now they release a 13% decline in home sales prices.   Although this must be true in our nation as a whole, what about the communities and locals that haven't seen this turndown?  Arkansas as a whole has only seen decreases in certain markets, while others have continued to gain. 
Is there any end to the media making light of this problem as a whole, or is there some way to highlight the ever-present gains in owning real estate, and the fact most real estate is a longer term … (4 comments)

Yes the weather has had its way with Arkansas as of late. 
Tornados leveled several communites, 16'' of snow a week later, then a 75-80 degree week followed by more than a foot of snow, then between that runoff and in some places 14" of RAIN we are still trying to dry out.  Hey they had to close barge traffic on most every river in the state.  Todays forecast is 60 degrees with Isolated Thunderstorms, with more Thursday and Friday.....yet there is hope (keep reading).
The weekend looks to be beautiful and there really is nothing more enjoyable than Arkansas in springtime.  … (3 comments)

Feel that the abundance of new, young agents has affected the integrity of our business?
Now I'm borderline a newbie myself, so to avoid calling the kettle black, let's be up front.  Any industry is going to have peaks and valleys in the in-flux of employees, but as the overall # of agents grows.....has the knowledge and experiance, dare I say manners, of this whole process called REAL ESTATE been forgotten.
Just today I recieved an offer.  Great news right?  Well, nobody ever even told me I had an offer, the listing agent later told me "he figured I'd get it."  Secondly in … (10 comments)

A way to get people to call me vs. the other guy.  To make someone decide to choose me over the next agent. 
What did I do? 
Reduce my commission fee?  Offer free this or that?  Barage the area with flyers?   Develop or employ some fancy marketing scheme?  Make promises I don't intend to keep?  None of the above...or really anything out of the ordinary.
I stopped being negative.  No matter the house, the situation, the buyers credit, the home inspector's report, the lender......I stopped being negative or letting the negative things gain even the slightest foothold.

I was browsing through the blogs this morning and I noticed a blog pertaining to taking a group of your listings and putting them on tour. 
Of course we do everything a little different in Arkansas, and we call them caravans (old school perhaps).  Every Wednesday we meet at our board office and take off to visit certain areas of town, and preview anywhere from 5 to 10 listings.   We have some fun lil games, drawings, and give-aways, and always great conversation.

real estate: A personal persepctive on our Real Estate market - 07/16/07 02:39 PM
So, I've grown up in real estate, and watched our local market flounder and flourish.  I've watched interest rates rise and fall, lake home prices skyrocket, condos galore spring up all around, commercial building everywhere you look, just overall growth in every aspect of our local market.  It's truly amazing to see just how much this town has changed in the last 10 years alone!  This sleeply little town in on the verge of exploding.  The future of Hot Springs is bright...there are things in the works here that we can't mention just yet, but watch out!  It's going to get … (0 comments)

real estate: Real Estate Vehicle's - 06/26/07 03:09 PM
So I'm thinking of giving up my personal need/want of a truck for a car.
I know gas prices are affecting us all, and I love my truck dearly, but I just cant justify the money I'm spending on gas previewing houses, showing property and just getting around all the areas I service.  I know I need 4 doors and something that rides comfortable and can still haul around signs and flyer boxes, etc.  Here's my dilemma, I don't want to spend more than $30,000 on a program model car.  Anybody got opinions on what they like or dislike about their vehicles?  … (3 comments)
