Charleston SC Real Estate Market Shows Strength and Stability in 2011

Charleston Real Estate Market Shows Strength and Stability in 2011
Sales Volume Up, Stability in Median Price, Inventory moves to new 5-year Low

According to preliminary figures released by The Charleston Trident Association of REALTORS® (CTAR) 648 homes sold at a median price of $191,500 in November, while inventory declined again to reach a new low of 7,258 homes listed as actively for sale.

Last November, 588 homes sold at a median price of $189,700 as inventory stood nearly 20% higher than the current level. “The continued decline of inventory is an important factor in maintaining the stability and health of our local market, as we anticipate the addition of bank-owned inventory in the early stages of 2012” said Rob Woodul, 2011 President of CTAR.

Compared to last November, sales volume is up by 10% and the median home price is a slight 1% higher.

“2011 has been a pivotal year for the Charleston real estate market. Without the support of a tax credit or other incentives, our market had to stand on its own and it did so considerably well. We’ve had 11 months of relatively stable activity and are beginning to close the gap on prices—which will likely be affected by additional foreclosed inventory next year. However, continued job growth and economic development in our region should help soften the potential negative effects of that bank-owned inventory” said Woodul.

“This year, local REALTORS® have helped nearly 8,500 individuals or families make an investment in the Charleston area. Whether the market is up or down, helping people and families find a place to call home only adds to our region’s stability and strengthens our sense of community” said Woodul.

Year-to-date, 8,453 homes have sold at a median price of $180,796, which indicates nearly 5% sales growth and a 3% decline in prices compared to this point in 2010, when just over 8,000 homes had sold at a median price of $187,00.

BERKELEY COUNTY

168 homes sold at a median price of $175,312 in Berkeley County in November—a considerable improvement from last November, when 138 sales resulted in a median price of $169,187.

The most active area of the county was Goose Creek/Monck’s Corner from Highway 52 to the Cooper River, where 45 homes changed hands at a median price of $164,590. The most expensive homes in the County can be found on Daniel Island, where the median home price last month was $387,000. The most affordable homes in Berkeley County are in the area of St. Stephen/Bonneau, where the median home price was $57,900.

CHARLESTON COUNTY

335 homes sold at a median price of $225,848 in November in Charleston County; compared to 318 sales at a median price of $236,175 last November.

Outside of the county’s largest geographic area of Mount Pleasant, where 94 homes sold at a median price of $318,125, the most active area of the county was again, in West Ashley (outside I-526) where 51 homes sold at a significantly increased median price of $198,250. The most expensive homes in the County sold in the resort community of Wild Dunes, where 9 sales resulted in a median price of $827,900. The most affordable homes sold in North Charleston (inside I-526) where 16 homes changed hands at a median price of $55,000.

125 homes sold at a median price of $176,000 during November in Dorchester County, which shows a healthy increase in sales volume and notable increase in price, compared to last November’s 112 sales at a median price of $152,136.

The most active area was Summerville/Ridgeville, where 68 homes sold at a median price of $186,400; also making it the most expensive area in November. The most affordable homes sold in the St. George/Harleyville area, where 4 homes sold at a median price of $112,500.

Sales Volume Increases But Median Price Declines for Charleston SC Residential Real Estate

According to the Charleston Trident Association of REALTORS® Residential Real Estate Sales Volume Increases, Median Price Declines In January

CHARLESTON, SC-(February 10, 2011) According to preliminary data released by the Charleston Trident Association of REALTORS® 484 homes sold at a median price of $174,495 in January. Revised data for January 2010 shows that 450 homes sold at a median price of $193,000.

"We anticipated the decline in prices and expect to see prices trend downward somewhat in the first part of this year-our foreclosure-heavy inventory isn't going to support upward movement of prices, but it is encouraging to see another uptick in sales volume" said 2011 CTAR President Rob Woodul.

There were 8,428 homes listed as actively for sale with the Charleston Trident Multiple Listing Service as of January 31, 2011.

Preliminary figures show that 104 homes sold in Berkeley County at a median price of $151,775 in January. 89 Single-Family Detached homes sold at a median price of $160,000, while 14 Townhomes/Condos sold at a median price of $90,505.

Berkeley County Launches New Website to Share Updates for One Cent Tax and Road Projects

Want to know when they are finally going to be finished with the construction outside your home, office, or community? Well now you can....

Berkeley County wants to keep it's citizens informed with the use of the 2008 one cent tax increase for "financing the costs of highways, roads, bridges, and other transportation-related project facilities, and drainage facilities related thereto." They have launched a new user-friendly website to show how the money being used to improve our roads and other projects through out the county. The website will give regular updates on the progress of road construction with a easy to read scoreboard demonstrating the status of each project.

Goose Creek Realtor Drew Sineath Attends Market Update

Goose Creek Realtor, Drew Sineath owner and broker-in-charge for Drew Sineath and Associates, attended a residential real estate market update for the Greater Charleston area on Tuesday at the Daniel Island Club. With over 500 REALTORS® in attendance it was a packed house. Everyone anxious to hear the news and predictions for the upcoming years.

There was good news to be shared by keynote speaker economist, Dr. Joey Von Nessen. Below is a link to his presentation. The economist explained that 2009 seemed to be the bottom of the recession for the housing market and much like 2010, 2011 will be another transition year. With an optimistic view of the recovering and job growth, he predicted the recovery to be as earlier as 2012 but as late as 2016 with a not so optimistic view.

Dr. Von Nessen also conducted that there are two distinct housing markets in the Charleston area; the luxury second homes market and the first time home buyers or move up buyers market. The ladder of the two has seen a faster recovery much in part the to tax credits. It will be interesting to see his findings with a full year of data without the tax credits stimulating the growth.

Bottom line.... house prices are going up, number of homes are going down, and interest rates are going up. It is still a great time to buy but if you are waiting for prices to drop even more, you may have missed the boat. 2010 Year in Review for The Charleston SC Real Estate Market

This is a video from the Charleston Trident Association of Realtors (CTAR) with a year in review for 2010. Median sales price increased 6.9% in the 4th quarter to $190k and the number of homes on the market decreased in 2010. It looks like 2009 was the rock bottom and 2011 will be another transition year. What to expect? Median sales prices will increase, inventory will decrease, and interest rates will slowly increase. So bottom line, we are still slowly on the road to recovery but it looks like 2011 will be a good year.

After returning from the Hobbs/Herder Gateway convention held in Charlotte a few weeks ago, Goose Creek SC Realtor ® Drew Sineath was excited to share a wonderful excerise with his team, breaking the board.

The Drew Sineath & Associates team was asked to write their 5 year goals and ambitions on one side of the board. This would include personal, spiritual, and business goals such as "run a marathon" or "buy a new house." On the other side, they were asked to write down what was holding them back. Answered varied from fear, finances, support, time management, etc...

Then with a systematic process explained by owner and team leader, Drew Sineath, each team member faced their boards and with one quick punch and the sound of a resounding YES - they broke through it.

What an exciting day and good way to start off the new year!

Understanding Real Estate Representation in Charleston SC

Whether you're buying or selling, it's important to choose representation that meets your needs in the transaction.

You have choices when selecting representation in a real estate transaction. Here are five tips for understanding which type of legal relationship with a real estate professional, called an agency relationship, will best protect you when you buy or sell a home.

1. Buyer's agency

When you're buying a home, you can hire an agent who represents only you, called an exclusive buyer's representative or agent. A buyer's agent works in your best interest and owes you a fiduciary duty. You can pay your buyer's agent yourself, or ask the seller, or the seller's agent, to pay your agent a share of their sales commission.If you're selling your home and hiring an agent to list it exclusively, you've hired a selling representative-an agent who owes fiduciary duties to you. Typically, you pay a selling agent a commission at closing. Selling agents usually offer or agree to pay a portion of their sales commission to the buyer's agent. If your seller's agent brings in a buyer, your agent keeps the entire commission.

2. Subagency

When you purchase a home, the agent you can opt to work with may not be your agent at all, but instead may be a subagent of the seller. In general, a subagent represents and acts in the best interest of the sellers and sellers' agent.If your agent is acting as a subagent, you can expect to be treated honestly, but the subagent owes loyalty to the sellers and their agent and can't put your interests above those of the sellers. In a few states, agents aren't permitted to act as subagents.

Never tell a subagent anything you don't want the sellers to know. Maybe you offered $150,000 for a home but are willing to go up to $160,000. That's the type of information subagents would be required to pass on to their clients, the sellers.

3. Disclosed dual agency

In many states, agents and companies can represent both parties in a home sale as long as that relationship is fully disclosed. It's called disclosed dual agency. Because dual agents represent both parties, they can't be protective of and loyal to only you. Dual agents don't owe all the traditional fiduciary duties to clients. Instead, they owe limited fiduciary duties to each party.

Why would you agree to dual agency? Suppose you want to buy a house that's listed for sale by the same real estate brokerage where your buyer's agent works. In that case, the real estate brokerage would be representing both you and the seller and you'd both have to agree to that.

Because there's a potential for conflicts of interest with dual agency, all parties must give their informed consent. In many states, that consent must be in writing.

4. Designated agency

A form of disclosed dual agency, "designated agency" allows two different agents within a single firm to represent the buyer and seller in the same transaction. To avoid conflicts that can arise with dual agency, some managing brokers designate or appoint agents in their company to represent only sellers, or only buyers. But that isn't required for designated agency. A designated, or appointed, agent will give you full representation and represent your best interests.

5. Nonagency relationship

In some states, you can choose not to be represented by an agent. That's referred to as nonagency or working with a transaction broker or facilitator. In general, in nonagency representation, the real estate professional you work with owes you fewer duties than a traditional agency relationship. And those duties vary from state to state. Ask the person you're working with to explain what he or she will and won't do for you.

Are New Homes Getting Smaller For Charleston SC in 2011?

Based on an article posted in The Post & Courier's business section yesterday titled, "Smaller Homes Become Popular: Cost, Energy Efficiency Among Buyer's Concerns" the average size home for new construction is expected to decrease in 2011 as builders are trying to build more costs and energy efficient homes.

This article talks about buyer's concerns shifting from square footage and overall price to a more energy efficient home. House designs have also shifted from living rooms and dining rooms to new multipurpose or great rooms. The article states, "More than 80 percent of builders say they expect to do away with formal living rooms, and the number of houses with three or more bathrooms and four or more bedrooms is dwindling."

So what does this mean for Charleston SC? New construction sold around 1400 homes last year in the Tri-Country area. The size of the home varried greatly on the area. Buyers were able to get larger homes with a lower price per square foot in the rural areas such as Moncks Corner and rural sections of Summerville and buyers paid a higher price per square foot in areas such as Mount Pleasant and Historical Downtown Charleston. Almost every builder is now offering cost saving energy efficeint features or "green-star certified" features to any size home in the Lowcountry. Will we see a drop in the average square footage in 2011? It will be interested to track and see if this growing trends reaches the Lowcountry.

Charleston SC Real Estate Market Experiences Increase in Sales Throughout 2010

Although sales in November 2010 are down from sales in November 2009. The over all real estate market has seen an increase in sales in the last 11 months. Check out this article from the Charleston Trident Association of Realtors:

Residential Real Estate Sales Volume Decreases, Median Price Remains Stable In November

Date: 12/10/2010

According to preliminary data from the Charleston Trident Association of REALTORS® (CTAR) 588 homes sold at a median price of $189,700 during the month of November.

Sales volume is 25% lower than November of 2009, when the original tax credit deadline of November 30 spurred an unprecedented number of sales (783).

Median price remained stable at $189,700-a slight variation (3%) from October's median price of $194,785 and a healthy 10% higher than November 2009's median price of $173,000, when buyer activity was heavily concentrated in the typically lower first-time buyer price range.

"We expected to see sales volume down in this quarter compared to last year. Sales are no longer being supported by the appeal of the tax credit, so it's not surprising that sales decreased. Looking at the big picture, year-to-date sales are higher this year than last, and prices have shown stability over the last several months, which is encouraging for the market's continued recovery," said Rob Woodul, 2011 President of the Charleston Trident Association of REALTORS®.

Year-to-date, sales are 6% ahead of this point last year and median prices have fluctuated very little over the last 11 months-from a peak of $199,055 in August to a low of $179,900 in February. The year-to-date median price is 4% higher than it was at the end of November 2009.

At the end of November, the number of homes listed as actively for sale with the Charleston Trident Multiple Listing Service (MLS) was 8,802.

BERKELEY COUNTY
138 homes sold at a median price of $169,187 in November. The median home price for 196 sales in November 2009 was $154,700.

CHARLESTON COUNTY
In Charleston County, median price jumped to $236,175 for the 318 homes that sold in November. Last year, 361 homes changed hands at a median price of $225,000.

DORCHESTER COUNTY
Dorchester County data showed a median price of $152,136 from 112 sales. Last November, 199 properties sold at a median price of $150,000.

OCTOBER 2010 ADJUSTMENT
Preliminary numbers reported for October 2010 indicated 630 homes sold at a median price of $194,887. Adjusted numbers now show 657 sales at a median price of $194,785.

As for Drew Sineath & Associates our November sales were slightly down from last year's but our December has thus far shaped up to be our best month of the year. We can also proudly say for yet another consecutive year that 2010 will be our best year in the business. We are also looking forward to continuous growth with more specialized job descriptions and the addition of new team members (to be announced later). Drew Sineath & Associates averages 97.22% sales price vs list price (the MLS as a whole has only a 90.2%) with an average of 72 days on the market. Protect Your Vacant Properties During the Cold Season

With the cold season upon us we would like to educate property owners that have vacant homes how to protect their investments. Though homes that are occupied can also benefit from a quick winterize too. Here are just a few tips:

Leave the heat on very low to protect the systems in your home that need to be kept at or around room temperature.
Even if you have turned the water off, make sure to drain the pipes completely of water to eliminate the chance of the residual water expanding and breaking the pipes. There are many companies that offer this service at a minimal cost of $75 to $100. Please email me at drew@drewsineath.com for contact information of a company near you.
If you wish to not hire someone to do it for you, it is advisable to leave some water running through the pipes by turning on the fixture closest to where water enters the house and at the farthest point indoors, say in an upstairs bathroom. It needs to trickle constantly to keep water flowing.
You can also wrap insulation around the water heater, the pipes leading to and from it and insulate any pipes exposed outdoors, in a crawl space under the house, etc. If the pilot light is left on, it is not necessary to drain the water heater, but if not, then it probably should be drained and turned off. You might call a local plumbing company in your area to discuss whether you should turn the water back on or not.
It is not a bad idea to put some anti-freeze in both the tank and the bowl of each toilet. If the heat goes out and water inside the toilets freezes, it could crack the china fixtures.
Inspect your roof and gutters. Gutters, like plumbing, can develop real problems if ice is allowed to build up in them. Having your gutters cleaned before winter begins will reduce the risk of too much ice forming inside them.

Drew Sineath & Associates Employee Walks at Lowcountry Walk For Life

Marea Clark from Drew Sineath and Associates participated in the 2010 Lowcountry Walk for Life this past Saturday, November 13th. Sponsored by the 40 Days for Life campaign, Charleston SC is one of 200 cities nationwide to participate in the pro-life movement. Supporters of the movement participated in the walk to help raise money for the campaign and The Lowcountry Pregnancy Center.

40 Days for Life is a focused pro-life effort that consists of:

40 days of prayer and fasting
40 days of peaceful vigil
40 days of community outreach

We are praying that, with God's help, this groundbreaking effort will mark the beginning of the end of abortion in our city - and throughout America.

Hey everyone, I hope you all had fun at the Westview Primary's 9th Annual Bike Rodeo. There was quite a turn out this past Saturday at the Goose Creek SC primary school's event. We had a blast! Thank you Westview for inviting Drew Sineath and Associates to participate in such a great event promoting healthy active lifestyles and safety for our community youth.

There was over 100 students and their families in attendance. Kids were able to navigate through a bike course and were able to fill out a bike rodeo report card where they had to learn safety symbols. Once the kids were complete with the course, they turned in their report cards for a certificate. There were also tons of prizes for the kids to win such as helmets, bike pads, t-shirts, and of course the two bikes that Drew Sineath and Associates donated.

Drew Sineath and Associates were there handing out goodies such as personalized trophies for the rodeo, (CHAD) Children Have an I.D. safety stickers, and coloring sheets. We also donated our famous red bags for all the students to recieve when they registered.

Congratulations to George and Raquel who won the two 20″ Huffy Bikes. We hope you enjoy them and remember to practice good safety tips when riding them.

3rd Annual Charity Golf Tournament The Goose Creek City Fire Department's (GCCFD) Annual Charity Golf Tournament benefiting Carolina Children's Charity will be held Saturday, November 6, 2010, at the Crowfield Golf and County Club in Goose Creek, SC. The Carolina Children's Charity was founded in 1987 and has provided more than $2.42 million in life-saving and life-enhancing services to thousands of Lowcountry children with birth defects and diseases. The Charity is not state or national affiliated and does not receive government grants or reimbursement for services. They rely solely on the generosity of the community in its fundraising efforts. Realizing children are our most precious gift in our community, the Goose Creek City Fire Department has volunteered to organize this event, but we need the community's help!

Wow what a day! The Drew Sineath and Associates 4th Annual Fall Festival was a huge success. We were able to raise over 2200 pounds of food and over $1200 for Helping Hands of Goose Creek.

With over 2500 in attendance, this event was jammed backed with fun filled memories and smiling faces. We would like to thank all those that came out and supported this cause. Because of you, we were able to help Helping Hands and beat our goals for food and money raised for them. We hope you all had a great time.

We would also like to thank our volunteers. Never before have we had more volunteers than we knew what to do with. You guys were great!!!

Paul Neal, thank you so much for all your help and dedication. You have been blessed with a true servants heart and we were blessed to have met you. Thank you to all of Paul's friends and family who joined us from Del Webb to support this event both monetary, donating food, and coming out to volunteer at the festival. You guys were amazing and so much fun to work with.

Thank you to the Northwoods Assembly youth who came out and volunteered. It is such a pleasure to see our youth serving the community so selflessly. I love the image of the cotton candy ladies getting more cotton candy on themselves then on the stick! We hope you all have a great time and may the Lord continue to work in your lives. Thank you again.

We would like to thank all of our friends, family, and past clients that helped as well. We have the best past clients ever. Pete and Susan, Trish and your family, and the Mayhues, we can always count on you and love you both so much. Thank you for all that you do for this event and Drew Sineath and Associates. Misty, you totally rocked the registration table. Thank you for taking that on and just being the fun, loving person you are. It is always a pleasure to see you. Thank you to Gene Coward and his parking crew. Every year we throw a new parking challenge in your way but you guys always come on top and soar over our expectations. James and Jake, I'm sure your jobs this year were more fun than work driving the golf carts but we thank you for all your hard work and dedication.

Thank you to The Lowcountry High Rollers and all the ladies that helped us sell raffle tickets: Brenda, Amy and Kari. Your job was so crucial to the success of this event and you all did an amazing job.

Lastly, thank you from the bottom of our hearts to Amie Waldeck and her sister Gale Dorsel from Elizabeth Grace Occasions. You ladies took this job with just a few weeks to get adjusted and ran with it. Candice, we missed you dearly this year but can not thank you enough for recommending Amie and Gale to us. There was not even a bump in the plan when we had to switch event coordinators. We look forward to working with EGO next year and wish Candice from Yoj Events all the best in her new adventures of married life.
