Goose Creek Real Estate Agent Completes First Ever Sprint Triathlon

Holy cow what a rush!!!!!!!!! That was an awesome experience. I was told that it goes by quickly; and while it didn't seem like it during the run, overall my first ever sprint triathlon did go by fast! I finished in 270th place out of over 350 participants. I had a blast! This was the first of four sprint triathlons in the 19th annual Charleston Sprint Triathlon Series led by Paul and Kathleen King. Great job guys! I know what it's like to coordinate an event. We are gearing up for our 3rd Annual Fall Festival October 24, 2009. It is time consuming but well worth it! The race was well managed. There were folks at each corner to tell us where to go. The traffic was minimal, especially on Folly Road. And I didn't even mind getting past by a 64-year old. But I got him at the end of the bike!!!!!!!!! I met an awesome guy towards the end of the run that I had passed earlier on the bike that almost took me on the last leg of the run. He pushed me to kick it at the end. And so I did finishing the entire race in just under 90 minutes! Click here for more complete results.

I completed the swim in less than 14 minutes and didn't even get eaten by an alligator. Hey! I finished the 13-mile bike in just over 41 minutes, hit the transition area for just over one minute and slowly started the run. I enjoyed the slow pace of the run finishing the 3.1-mile loop in just over 31 minutes. This is where I hope to improve on the next race! But overall I was completely satisfied with 90 minutes for my first ever tri. Everyone was very nice and helpful and I was even able to make church on time! I am looking forward to the next race for me on August 2.

I want to say thank you to all of you who helped me reach this great goal. April you are an amazing wife! I was so happy to see you and the kids at the finish line! You made it a very special Father's Day! Thanks to all of the folks that I have been training with. A big shout out to Nate who finished in less than 80 minutes! Also, an even bigger shout out to the guru Dave Jones who just completed Ironman Idaho on Sunday in just over 13 hours! What an amazing accomplishment! We are very proud of you Dave! Till next time. Goose Creek Real Estate Agent Competes in James Island Sprint Series

Hey guys! I am going for it! I am heading over to James Island this weekend for the first in a series of four sprint triathlons. This sprint series includes a .3 mile lake swim (in the doggie lake, nice), a 13 mile bike and a 3.1 mile run. I am looking forward to mixing things up! I have come across some wonderful new people during my training! Karen, you have thoroughly kicked my tail on the bike at spin class! Dave Jones has been wonderful to open the pool every Monday, Wednesday and Friday at 5 am for us to train! I probably should have taken advantage of that sooner! Only time will tell! And there have been many more new faces that have such a passion for this wonderful sport! The event starts at 7:15 am this Sunday and continues with races on July 12, August 2 and August 16. I'll compete in the last two races in hopes of competing at the Kiawah Island Olympic triathlon in September (unless my wife has other ideas! lol).

On the work front business is really picking up. We have ratified over 16 contracts in a six week time span. We are looking to close nine this month and several more in July. Thanks to all of your buyers and sellers out there who make our job worth doing! You know who you are! Thanks to a wonderful team that keeps things moving. Thanks to a wonderful wife and two children who constantly sacrifice to allow me to work long hours! And thanks to a wonderful God that has truly blessed me! Glory to Him in the highest! Drew Sineath & Associates' Homebuyer Workshop in Goose Creek, SC a Huge Success

Drew Sineath and Associates' first homebuyer workshop held at the Goose Creek Recreation Center in Goose Creek, SC was a huge success with over 40 people in attendance! This workshop was intended to educate homebuyers about the home buying process and what to expect with the purchase of their new home.

Participants gained a better understanding about the homeownership process first hand by professionals in the homebuying industry. Speakers at the workshop included: Debbie Kidd from Family Services, Howard Payne from State Farm Insurance, James Sineath from South Carolina Mortgage Company, Diana Skinner from H&R Block, REALTOR (R) Drew Sineath, Mark Kerce from Harbor Homes, Rodney Whitehouse from Cardinal Home Inspections, and Linnea Davis from 2-10 Home Warranty. Participants were able to talk one on one with these professionals and ask personal questions about their involvement with the homebuying experience such as applying for a mortgage, viewing new construction homes, learning about the $8,000 tax credit, and why it is important to have a home inspection.

This was a great experience for all who participated, the professional speakers, and especially Drew Sineath and Associates. We are so thrilled about the turn out and opportunity to educate buyers about the home buying process. With the market in its current state, we could not think of a better time to host such an event and we hope that everyone who attended had just as much fun as we did. I think everyone's favorite part was Drew doing the worm!!

Dave Ramsey delivers message of Hope

Hey guys! I just wanted to share with you what we heard last Thursday from syndicated radio talk show host Dave Ramsey. Dave had a webcast Town Hall For Hope that was heard by over a million people. Dave described fear as False Evidence Appreaing Real. He reminded us that fear is NOT the fruit of the spirit! My, how we have forgotten this.

Our world is caught up in a world system that is negative self talk. We need to wake up and take responsibility for what has happened. It isn't the banker's fault for giving me that loan on that home that I NEEDED. It isn't the government's fault that it didn't regulate Fannie Mae and Freddie Mac properly (although the Bush administration tried to and was over powered by the liberal folks in congress. Barney Frank are you hearing me!) It's everyones fault for buying into the system.

Dave went onto say that we have forgotten how to say NO! And he is right. We need to learn how to say no more. I know for myself I have personally gotten more sensible with my finances. I finally realized that this isn't my money but God's. And I personally want to make sure that I am a good money manager for God.

Dave also shared some amazing stats with his audience that put home foreclosures into perspective. He said that 60% of all foreclosures are occuring in just five states and that an amazing 50% of all foreclosures are happening in only 35 counties!

He concluded his message with three things people need to do if they are struggling with hope. The first is to get up, take action and get moving! The second is to quit participating in loser talk! Make sure to read more and educate yourself to what is really going on in the country and the world around us. Study! And the third action is to learn how to give again. I took this one personally. He isn't just talking about giving of your money but also of your time. Take time to volunteer on the playground, at your local soup kitchen, at your church or anywhere else in your community.

It was the people of this great country that lead us out of the Great Depression and it will be the people of this great country that will lead us out of this turn down, Dave said. I am a true beliver in this wonderful country. Let's start working together and put an end to this negative self talk. Get off the fence and start acting. Now is a wonderful time to buy a home, whether it is your first or you are looking to up size or down size. Let us know how we can help.

Drew Sineath & Associates Inc. would like to invite you to attend a Homebuyer Workshop to be held on Saturday, May 9th, at the Goose Creek Community Center located at 519 North Goose Creek Blvd from 11 am to 5 pm.

This homebuyer workshop is to educate homebuyers about the home buying process and what to expect with the purchase of their new home. Participants will gain a better understanding about the homeownership process, complete a mortgage application, receive a referral to a local real estate agent, learn about home inspections and apply for their homeowners insurance all in one place.

Drew Sineath & Associates, Inc. will partner with The Homeownership Resource Center, a division of Family Services, as well as other home buying professionals to offer assistance to the workshop attendants. This would be the first of a two part seminar that upon completion of both certified workshops, participants may be eligible for a variety of first time homebuyer mortgage options including down payment and closing costs assistance grants offered to qualified buyers by the South Carolina State Housing Program.

One obstacle to becoming a homeowner is having the money for the downpayment and/or closing costs. Surprisingly, some lenders still offer up to 100% financing to those who qualify and there are also a number of downpayment and closing cost assistance programs available to buyers who meet certain income guidelines. In this workshop you will learn about these programs and how to qualify.

It's already almost February 2009! I hope everyone has a wonderful Super Bowl Sunday. We are planning on watching the game with some friends. I will be pulling for the Cardinals as I am an NFC fan! My wife is rooting for the Steelers. This should make for an interesting day.

We would like to thank everyone who attended the Del Webb Community Business Fair last week. It was a cold Thursday night but you didn't let that stop you. This was the second year that Del Webb put on this fair and it seems to have been a big success. We had a great time meeting everyone and enjoyed sharing real estate stories.

There were many different types of businesses in attendance that included home remodeling, home décor, banks, insurance, doctors, dentists, etc. We were proud to be there to represent the real estate industry. We know many in attendance were surprised to see us there being that they just bought a new home in Del Webb. It was fun to explain to them that now is a great time to invest in real estate because it is a buyer's market.

Del Webb is such a unique community and their residences really enjoy the fun and active lifestyle it has to offer. The Importance of a Home Inspection

What are Home Inspections?

A home inspection is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe.

Why do I need a home inspection?

Home inspections can be an important aspect of a real estate transaction for both the buyers and sellers. In today's buyer's market the old saying "location, location, location" has now changed to "condition, condition, condition."

Buyers: A buyer needs a home inspection to find out all the problems possible with the home before moving in and to ensure extra peace of mind in their investment. Many mortgage loans will require an appraisal of the property, but an appraisal is not a home inspection. Emotion or attachment to the property can cloud a buyer's better judgment of the condition of the property they want to purchase. Lew Sichelman's article in Realty Times, Should Home Inspections be Mandatory, addresses this issue "The inability to cover the high cost of repairing unforeseen or unknown problems is a major reason buyers default on their mortgages." The buyer should also be present at the time of inspection so that the home inspector can explain in person and answer any questions the buyer may have.

Sellers: In the state of South Carolina sellers are required to fill out a property disclosure for their home prior to listing it on the market. A home inspection will enable the sellers to honestly fill out the disclosure. According to Kenneth Austin's article "Pre-Inspection Peace of Mind" in Realtor Magazine, "With a home pre-inspection, sellers have the opportunity to address any defects an inspector might find and have them repaired before a possible buyer even sees the house. That gives the seller and sales associate peace of mind that the property they're listing has no surprises awaiting them in the contract or appraisal." He further explains that a pre-inspection can "Eliminate last-minute price negotiating and the possibility that buyers might develop cold feet regarding a sale once their buyer inspection uncovers a needed repair, often bringing into question the whole purchase."

What should be inspected?

Professional and qualified home inspectors are fully trained in the proper operation of all commonly found home systems which generally include:

Structural Components: Foundations, floors and walls.
Exterior Components: Siding paint, windows, decks, garage doors, landscaping, elevation, drainage, driveways, fences, trim, windows, doors, etc.
Roofing: Coverings, flashings, chimneys, framing, etc.
Plumbing: Piping, fixtures, faucets, water heating and fuel storage systems, toilets, showers, sinks, etc.
Electrical: Wiring, main service panels, conductors, switches, receptacles, etc.
Heating: Equipment, safety controls, distribution systems, chimneys, etc.
Air Conditioning and Heat Pumps: Cooling and air-handling equipment, controls and ducting, etc.
Interior: Partitions, ceilings, floors, railings, doors and windows, etc.
Insulation and Ventilation: Attics, walls, floors, foundations, kitchen and bathrooms, etc.
Appliances: dishwasher, range and oven, built-in microwave, garbage disposal, and smoke detectors, etc.
