Since a common barrier to owning a home for many low-income people is the lack of funds to make a down payment, the availability of the loan guarantees makes the reality of owning a home available to a much larger percentage of Americans.
Funds can be used prebuilt home to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities.
Income limitations are considered, income must be within 115% of the state wide median income. Incomes can vary from 29k- 134k depending on the number of incividual in the household and the county where the property is located. Credit is also looked at in this program.
