arcadia: Buyers & Sellers to Gain Greater Access on December 1st - 11/14/09 09:50 AM
PRC Access Realty comes to the Valley of the Sun!

After 15 years helping buyers and sellers with their real estate needs in the Valley of the Sun, I am venturing out to launch my own company on December 1, 2009 - based right here in Arcadia, Arizona.  As a licensee of the Professional Realty Council® (PRC®), I am opening my own office as broker/owner based on their consumer friendly national brand.  Since PRC's brand is consumer driven with strong demand, I am currently looking for top agents who want to share in the opportunity to offer PRC's value added services.
This is a venture that … (0 comments)

Here's is some information passed along to me from a friend in the mortgage business regarding the Federal Governments new Loan Modification program:
The Obama Administration unveiled the final details of its "Making Home Affordable Program," which is designed to help up to 9 million American families refinance or modify their loans to a payment that is affordable now and into the future.
One of the initiatives in this program is aimed at helping struggling homeowners "modify" their loans to avoid foreclosure. Here are some common Questions and Answers about the Modification Initiative in the program.

arcadia: Cub Scout Cake Auction A Huge Success! - 02/12/09 12:28 PM

Brandon Rosvall won the "Best Valentine's Day Theme" Award for his Valentine's Day message to moms everywhere in the 2009 Arcadia Cub Scouts Annual Cake Auction Wednesday night at Hopi Elementary.  The auction featured dozens of creative and colorful cakes featuring various Cub Scout and pop culture themes.  The final numbers aren't in, but I'm estimating the auction raised in the ballpark of $1,500 this year for Pack 6.  Congratulations to all of the theme winners, participants and helpful parents for their great efforts and generous contributions!

arcadia: Lizzie Rosvall Performs in High School Play "Once Upon A Mattress" - 02/07/09 04:54 AM

Lizzie Rosvall in full costume at the conclusion of Coronado High School's school play "One Upon A Mattress".  Presented by the Coronado Performing Arts Department on February 5,6 & 7th, the entire production was really cute.  We are proud of Lizzie, a freshman at Coronado, for her role as a Court Lady and singer in the chorus.  The entire cast and orchestra did a wonderful job.  Please support your local High Schools and help our kids become well-rounded young adults.

arcadia: Arcadia Foreclosures Lead to More Roof Rats - 01/26/09 08:05 AM
It's roof rat time of year again in Arcadia..yeah for us!  If you missed the article by Diana Balazs on on January 26th, check out the following link:
South Arcadia residents Barry & Joan Paceley work hard each year to get the word out about controlling the roof rat population.  They expect this year to be worse with all of the vacant and bank owned properties in the area that will not have the citrus fruit harvested or cleaned up.  This could be a problem for everyone.
If you know of someone looking to buy a foreclosure home in … (0 comments)

arcadia: PF Chang's Rock & Roll Marathon Runs Through Arcadia - 01/24/09 10:30 AM
One of the neat, and sometimes inconvenient, things about living in Arcadia is that every January the PF Chang's Rock & Roll Marathon runs through the area.  The course heads north up 48th St along the linear park, then east on Indian School to Scottsdale.  Our family loves to get up on these Sunday morning each year and cheer on the runners as they pay by our neighborhood.  We often have friends running, and being at roughly the 15-mile mark, we provide a good pit-stop for fresh energy food, water and words of encouragement.  Plus, the music is always fantastic.

arcadia: Great affordable housing in Arcadia and South Scottsdale - 10/25/08 06:13 AM
If you don't think now is a great time to buy a home, think again.  Prices in the Phoenix area have dropped 25%-50% in many areas, including Arcadia and South Scottsdale, from their highs in 2005.  Mortgage interest rates are again approaching all time lows.  With the financial and stock markets in turmoil, banks closing everyday, and 401K's losing their value right before your eyes, maybe buying real estate at a deep discount is a great place to park your money.  Real estate always has, and always will be, the greatest long-term investment.  If you look at real estate in that … (0 comments)

arcadia: Road work at 2:00 AM? - 10/25/08 05:21 AM
How many others here in the western Arcadia area were woken up at around 2:00 am this morning by jackhammering?  Was it road construction at 44th St & Indian School?  I understand that the city needs to work on the roads at night when there is less traffic, but jackhammering?  C'mon!  There has to be some kind of noise ordinance against this.  I know I can't blast the radio at 2:00 am.  If it wasn't there, then where was it?  We live near 48th and Indian School and it was loud enough to wake us up through our open windows.  (By the … (0 comments)

arcadia: Free Membership to Camelback Village Racquet and Health Club! - 09/26/08 12:24 PM
Normally I don't like to use this space to advertise my properties for sale in the Arcadia area - those can be found on my real estate website, or a host of other real estate sites.  This time, however, it really relates to the lifestyle of living in Arcadia.
I have a great new property in the Hopi Elementary boundaries that is too good to pass up.  Priced at only $447,500, it is one of the most affordable in the area.  It's 2090 sf have been completely remodeled, and features 3 bedrooms, 2 bathrooms, and a kitchen with slab granite … (1 comments)

arcadia: Arcadia Pack 6 Cub Scouts Set to Begin a New Year - 08/13/08 05:13 PM
For most of you in Arcadia, school has started and it is time to get back in the swing of things.  Led by Scoutmasters Win & Francesca Thomas, Arcadia Cub Scouts first Pack meeting for Pack 6 will be next Wednesday August 20th at 7 pm in the Hopi cafeteria.  We will be registering new and old Scouts, and talking about Scout-O-Rama and the upcoming Campout.  As always, this first meeting is a business meeting but it really helps us when everyone shows up to get the scoop on the upcoming year.
If you have a son in 1st to 5th grades who would like … (0 comments)

arcadia: Summer in Arcadia - and beyond! - 08/04/08 12:37 PM
Hi Again!
Yes, I've been a little quiet lately.  With the kids out of school it seems like we are busier now than ever.  Thank goodness school starts up again next Monday!  This year Brandon is moving to Villa Montessori and we are so excited.  He get's to be reunited with his friends Matthew and Max from from baseball.  Lizzie is #1 on the waiting list for Desert Mountain High School, so she will be starting the year at Coronado High until she gets accepted at Desert Mountain - hopefully sooner than later.  If you are wondering why?  Both of our children … (0 comments)

arcadia: Arcadia Little League Results - 05/30/08 05:42 PM
Rockies 12, Angels 7 (Arcadia Minors)
All good things come to an end.  The Angels had a great run against some tough odds, but the Rockies up-ended them 12-7 Thursday night to end their season and Championship hopes.
The Angels played a pretty good game, looking especially sharp in the field, until the late innings when our pitching tired and the Rockies bats came to life.  Max Siegel started on the mound and got one strikeout, then Grady Ottomeyer and Brandon Rosvall both made great cross-the-diamond throws to Parker Walton at first for the last two outs.  Beau Kelly and Max led off … (3 comments)

Angels 11, Cubs 0 (Arcadia Minors)
The Angels continued their roll through the lower bracket of the Arcadia Minors Playoff race last night with a convincing 11-0 victory over the Cubs.
Grady Ottomeyer struckout the side to get out of a bases loaded jam in the top of the first.  In the bottom of the first, Beau Kelly led off with a single on the first pitch, followed by Max Siegel who did the same, with both stealing a base in the process.  Grady knocked in the Angels' first run of the night on a sacrifice grounder.  Parker Walton followed with a base … (2 comments)

arcadia: St. Bernard Puppy Needs a Loving Home! - 05/28/08 10:05 AM
For those who know us as a family, you know that we have raised two St. Bernard Rescue dogs that we took into our home in 2000.  Sophie and Lily have been great additions to our family and we've loved them as much as they've loved us.
Now, we need your help.  We've teamed up with Arizona St. Bernard Rescue to foster a 4-month old puppy who's in need of a loving home.

"Turk" is absolutely adorable in every way, has beautiful markings, a mild temperament, and just about has the house training thing down.  We'd keep him ourselves but our older two … (1 comments)

Angels 14, Red Sox 3 (Arcadia Minors)
In the make-up game from this weekend's rain out, the Angels jumped out to commanding early lead and never let up for a 41-3 victory over the Red Sox in tournament play.
Beau Kelly led off the game hitting the first pitch for a single and stolen base.  Max Siegel followed with the same, scoring Beau.  Grady Ottomeyer walked, but got forced out at 2nd on a fielder's choice RBI hit by Parker Walton, who went on to steal 2nd and 3rd and score.  Tanner Semple walked, stole two bases and scored.  Matthew McCartin got a … (1 comments)

arcadia: Thank you Cartridge World! - 05/28/08 08:20 AM
Being a small business owner, I always appreciate finding other small businesses in the community who take good care of their customers.  Today I visited Cartridge World at 46th St & Thomas looking for some ink refills for my HP printer.  This was not my first visit to Cartridge World.  In fact, I have purchased ink refills there quite a bit over the years.  However, over a year ago my previous printer self-destructed right after I stocked up on about $80 in refills.  The previous owner was kind enough to allow me to return the then just purchased ink, however, they did … (0 comments)

arcadia: Arcadia Little League Results - 05/19/08 05:47 PM
A's 6, Angels 4 (Arcadia Minors)
Well, you hate to lose a heartbreak, but sometimes the better team wins.  Tonight, the A's simply out-played, and more importantly, out-lasted the Angels in a long 6-inning game in Round 2 of the Minors Playoffs.  These teams tied in their only other game on April 19th.
Max Siegel started the night on the mound and made quick work of the A's in the first with 2 strikeouts and a ground out.  The Angels tried to gt something going in their turn to bat with Beau Kelly walking and getting two stolen bases.  Grady Ottomeyer was hit … (0 comments)

Angels 15, Rockies 1 (Arcadia Minors)
For those of you waiting for the re-cap of Saturday's game against the Rockies, you can thank my ghost writer Carole Castle (Brandon's Grandma) for painstakingly documenting the game.  Below is her report.  A big THANK YOU to Carole for taking the time to do this!  It sounds like it was a remarkable performance by the Angels.  I wish that I could have been there to see it.  Great job Grady for hitting our first homerun of the season, and great play by all!

Angels 6, Rockies 5 (Arcadia Minors)
The Angles finished their regular season in fine form Wednesday evening in an exciting defeat of the Rockies 6-5 in 5 innings of play.  The win extended their season high winning streak to 7 games, and avenged their 7-4 loss to the Rockies on April 9th.
Max Siegel was his usually scrappy self collecting a double in the first, followed by stealing third and home.  Grady Ottomeyer followed with a single and two stolen bases of his own before the side was shut down on three strikeouts.  Beau Kelly pitched a solid first getting a strikout and … (0 comments)
