Let me guess...your home has been on the market for months. You had a few open houses and a few showings, but haven't received a single offer. Your getting very frustrated with your Realtor® who keeps telling you to lower the price, but if you do, you'll have less room to negotiate.
This sounds ALL too familiar, let me explain...
It helps to have a better understanding of the market to manage your expectations. In 2007 we saw a 15% average increase in market time compared to 2006 - averaging 100 days, not taking into account properties that expired and were re-listed. If you are reluctant to lower your price, then consider "Home Staging," to help raise the perceived value of your home by leading your buyer's eye to attractive features while minimizing flaws. If you are uncertain as to how your Realtor is marketing your home, ask him/her to provide you with a summary of their efforts since they began listing your property. But most of all, be patient. If your home is priced appropriately, marketed well, and shows better than your competition, the right buyer is sure to come along soon.
