Elliott D. Pollack and Company provides some of the most extensive and easily understandable economic data for Arizona and the Phoenix metropolitan area. Some day, I'd like to hear the dialog that accompanies their comprehensive PowerPoint presentations. I just reviewed the latest CEO/CFO presentation posted on their web site, and find that it's a message of subdued (long-term) optimism. I strongly encourage you to go to the original presentation and go through the charts. The PowerPoint reports read very quickly and paint a comprehensive picture of where we stand as a state and as a metropolitan area. Great News for First Time Home Buyers in the Phoenix Metro Area! The Industrial Development Authority of Maricopa County has announced their next release of funds for this coming week, on or about September 27th. This Mortgage Assistance program for First-Time Home buyers, called "Home in 5", provides a down payment grant of 5% to qualified buyers of homes in Maricopa County. Money is released on a first-come, first-served basis. The income limits for a family of two or less is $64,524 and for a family of three or more is $74,203. I wrote about the Scottsdale downtown revitalization efforts yesterday, and then discovered some additional info about the City of Phoenix. While Scottsdale has been tracking a $3+ billion dollar investment in its downtown projects in the past four years, it's not the only local municipality to garner heavy investment into its downtown areas. From the late 1980's through 2005, the City of Phoenix acquired only $3 billion dollars in public and private investment for its downtown. I found this interesting slide show demo of subdivision growth in the metropolitan area, that covers the year 1905 through 2007. Whether you grew up in the "Valley of the Sun", just moved here, or are thinking about it, it's educational to see the real estate growth spurts and where they've occurred, especially in the past 35 years.

phoenix: Maricopa County Tax Rate Reduced to Lowest in 28 Years - 08/31/07 09:58 AM
The Maricopa County Board of Supervisors approved the lowest overall county-controlled property tax rate in the last 28 years. The county controlled property tax rate impacts about 15% of the individual's tax bill. The action was taken in recognition of the sharp increase in property values experienced during the past several years. For more details on this tax rate reduction, read the Maricopa County Press Release. Weekend traffic in Phoenix can be a real challenge, since most major freeway work is done between Friday night and and Monday morning. One of my past clients has mailed me this report every Friday afternoon for over a year.
