Folly Beach Overview Folly Beach is actually a natural barrier island that serves to protect the larger James Island from Atlantic storms and forms the outermost western tip of Charleston Harbor.
Folly Beach is a beach town in every sense of the word. Think Hermosa Beach near Los Angles, Pacific Beach near San Diego or Singer Island just north of Palm Beach. That's Folly Beach. Folly Beach has undergone numerous positive changes in the last several years and yet has maintained its laid-back charm and fierce independence.
Known as The Edge of America, a title the local citizens are quite proud of, this island has more public park acreage than any other residential oceanfront island in South Carolina.
The County Parks and Recreation Commission recently took possession of the entire Coast Guard property on the northeastern end of the island, and the Parks and Recreation Commission refurbished the public boat ramp and the landing on the Folly River, just off Center Street.
This old beach town is fast becoming a comfortable, cosmopolitan, yet quaint, village of culture and recreation.
Lifestyle Laid back. That may best describe Folly Beach.
Life on Folly Beach is part seaside adventure, part surfing lesson, part Hemingway and part Pat Conroy. During the winter, it is a small town at the end of the highway. In the summer, it is a vacation destination. Locals proclaim, "We have the best waves, the best nightlife and the best beach atmosphere along the Charleston Coast. But don't tell anybody."
Attractions
The Edwin S. Taylor Fishing Pier is 25 ft. wide and extends more than 1,045 ft. into the Atlantic with a covered area and access to nearby restrooms, gift shops, restaurants and a tackle shop.
Folly Beach County Park fronts 4,000 ft. of ocean and 2,000 ft. of river. It offers parking, dressing rooms, outdoor showers, restrooms, a picnic area, a vending area and chair, raft and umbrella rentals. The park is located at the west end of Folly Beach.

Next you need to find your new home. You are welcome to browse our MLS here on the website or you can contact me to find you the perfect home. Either way I want you to have the best home that we can find in your price range and location.
If you would like to receive updates for all new homes listed in your area I can set that up. Make sure you let me know you want to receive automatic updates on your home search.
Once we find your new home we must get the sellers to accept your offering price. This can some times be tricky if you are trying to get a super good deal in a hot market. Sellers are less likely to lower their prices when the listings are new and in a desirable area.
In a slower market or buyers market seller will usually take slightly less then asking price but that is not guaranteed. If they list the home under market value it will sometimes sell for more then asking price.
Whatever the case may be I promise to stand by and represent you until the end.
After the offer is accepted, its up to the attorney of your choice to set up the closing and order title insurance. Once all of the contingencies of your contract have been completed we usually have a table top closing at your attorneys office. For absentee buyers, you can give your attorney power of attorney to sign the documents for you.
Please contact me if you have any questions about buying a home.
