Okay agents - Lets be honest. How do you feel when you see the SOC is 2% and not 3%? Let's say there are many quality homes for sale in the same neighborhood - do you NOT show the one with an SOC of 2%?
Also, why do sellers do this? In my experience, it's usually on high-end homes and homes that are not in danger of foreclosure, so... is that 1% really going to "break" them financially? What do you think?

The White House says President Barack Obama on Friday morning will sign a bill that expands a popular homebuyers tax credit and extends unemployment benefits.
Congress on Thursday completed work on the $24 billion economic package that seeks to help out the millions who have lost jobs and have been unable to rejoin the workforce. The White House announced Obama's intention to sign the bill shortly after Congress finished the legislation.

Okay everyone - I am a college-educated woman and like to think I am good at reading fine print. But ever since Oct. 30's announcement of the extension of the federal tax credit, I've been inundated with the following questions:
1) Is the April 30 extension only for purchase and sales written in 2009, just to give them extra time to close? OR, is it for anyone who can close up to that point, even with new purchases written up in 2010?

Mostly, I love the people. It's amazing to me how small the degrees of separation are in this county! I'm at my child's school, Brownsville Elementary, dropping off my son's lunch and start talking to another mom about a home for sale down the street and it's one that I sold. She not only knows the people I sold it to, she's even babysat their kids.
