As promised in the How to Get 10 More Deals! - Part 1comments, I am giving you the script that was given to use on our SOI. The speaker said not to change the order of of it and here's the reason. Don't you hate it when a "friend" calls and starts with all of the cute and fuzzy feel good talk then hits you at the end of the conversation with, "Would you be interested in ________________ (what I'm selling)?" It make you feel like you where just taken or hit over the head with a hammer since (4 comments)
I went to a FREE (nothing is free) seminar today about how to get 10 more deals a year guaranteed. First of all, I enjoy going to these sales pitch seminars because many times they have good information and they have to at least sound like good ideas to entice you to purchase what they are trying to sell. This one was selling coaching. One of the biggest things they were talking about for prospecting(which is THE most important part of a Realtor's business) to reach 10 more deals sounds logical and easy to stick with. The simple To Do list is forgotten about by many yet the ease of it use is effective. If you haven't ever used a To Do list, then must not be getting much done in your day. There are many software programs that take the simplicity of this list to the next level, but it is still just a list to remind you of everything you need to do to have a productive day, week, month and/or year.

The fruits are back! It's like a bad dream. They become part of the family, then leave and now they're baaaack! Is this Poltergeist or Active Rain. I can tell anymore. We had nirvana for a day and it was glorious. Now it's Attack of the Killer Nectarine! Next it will be the Avacodapple or the Peargrape. What's next? I feel nauseous!
I have never understood why people will fix up their house and then leave it. Why not make improvements to your that you can enjoy for a year or two and then move. There's no reason for you to live in a house that hasn't been updated but then you update it for the buyers. This doesn't make much sense does it? This way the investment that you make in the improvements will be worth while and it won't cost as much. Why won't it cost as much? This is an easy question. There are two (2 comments)
We must learn from our mistakes. If you keep repeating the same mistake your going to get the same result and this just makes your a fool. The only way to not make the same mistake is to change what you are doing. If it works, don't fix it! If it doesn't work then and only then, Fix it! If you like losing money then keep making the same mistakes. Some mistakes are more expensive than others so you want to make sure you don't make very many of the expensive ones.
From the time I submitted the offer till even after the closing, my frustration level was just like this picture. I'm shocked I still have hair. I could never make phone contact with the agent or his team throughout the process.
The title company had some many people with their hands in the file and they kept passing the file from one person to another to start again from square one. It was like pulling teeth to get things done with them. And the lender... Don't even get me started.
You may not want to HEAR it (don't hit the snooze button)but the alarm is ringing and it's time to wake up. It's time to wake up your business! Make you business lean and mean and (dare I say it) organized! Now is the time to make & create & stick to systems that work for you and your clients. If your systems are too difficult or tedious then you won't do them and that's bad business. Stick to the KISS (Keep It Simple & Stupid) principle for maximum efficiency. Are you having trouble getting feedback from agents that show your listings? We all know that many times it may be difficult to get feedback from agents that have shown numerous properties in the same day. It gets to be difficult to keep them separate. I have come up with a simple idea to make sure I'll get feedback over others. Offer fellow agents a gift card for their feedback. I give a Starbucks gift card for showing & giving feedback. If an agent shows and doesn't give feedback then no card is sent out. Agents have (6 comments)

Do you price homes with $_____,000 at the end or do you have a combination of numbers. I see homes on the MLSwith zeros at the end and others have all different combinations. My question is does any of this really make a difference? I have tried this to a small extent and haven't noticed any difference. According to some studies I've read recommends NOT to have zeros on the end of a price and to play on the dollar under the real price to play on the feeling of a lower price. What are your thoughts on pricing (5 comments)

Buyers are looking for reason NOT to buy your house. If you have any obvious problems, then fix them. It doesn't matter how minor you think the problem is, because to the buyer it is major and they'll move on with giving you an offer. Don't give them a reason to leave. If the buyer just doesn't like the neighborhood, the floor plan, or the size of the rooms then don't worry about it. These are items you can't change but there are items you can and you should. Neutral colors are also best to get a house sold in the quickest amount of time in today's market. Bold colors will usually make the house take more time to get it sold. Neutral colors will go with everyone's furniture. Most people are visual and it if the potential buyer has to repaint before they can picture their things in the house, they will go to the next house before making an offer. If you have your has painted with neutral colors, buyers can picture their furniture in the house and they are more likely to make an offer over a house with (3 comments)

If you are trying to figure out where to put more stuff or you can't find something you've been looking for but you know it's here somewhere? Then it's time to get rid of your stuff if you are planning on selling anytime soon. Clutter is one of the biggest turn-offs for buyers. They can't see the house for all of the clutter. Their eye is drawn to the clutter instead of the house. Hold a yard/garage sale and make some money while you're getting your house ready to go on the market. I lost two listings over the past two weeks for the same reason. Both of the sellers told me that they are concerned about the economy and have decided to take their house off of the market for at least 6 months to a year until they get more comfortable with the economy. I agree that the economy is hurting, but it's hurting more in some parts of the country than others. This is where the media makes a huge impact.
