davidslavin: Another Increase... When will it stop? - 02/12/09 11:53 AM

The price of postage is going up again!  On May 11, 2009 the price of a first class stamp is going from .42 cents to .44 cents.  This is just going to push more and more business to use email more than snail mail.  Many people still like to receive snail mail because it is more personal than email.  Will this increase make you do business differently?

davidslavin: The First Offer - 11/06/08 02:08 PM

David Slavin, ABR, SRES www.SellMyHouseDave.com
First offers in today's real estate market are golden.  Don't let it get away if you can help it.  The old saying, "A bird in hand is better than two in the bush" fits today's market.  If you want to wait for the highest offer and your house sits on the market month after month and you keep making payments... what did you gain?  It is better today to try and work with the first offer than wait for another.  Many times it is better in the long run to make a deal and move on to … (6 comments)

davidslavin: A Great Idea for Your Students at Home! - 09/03/08 05:30 PM

By David Slavin, ABR, SRES  www.FortBendHomeFinder.com www.SellMyHouseDave.com
Have you noticed that the textbooks have gotten heavier?  With school now in full swing, my daughter's books are almost the same weight as she is.  When I was in school, I don't remember the books as heavy as they are now.  Here's an idea that I have done and I want to share with those who have students at home.  Buy a set of books to keep at home.  This way your student will have the school issued books that stay at school and your set that stays at home.  There … (4 comments)

davidslavin: Thoughts of a Transaction Fee? - 08/10/08 02:51 PM
By:  David N. Slavin, ABR, SRES  www.SellMyHouseDave.com

There are more and more real estate professionals struggling with daily expenses so they are turning to the Transaction / Processing fee.  Most of the time I have seen this used strictly with sellers but now I'm seeing this used with both buyers and sellers.  The fee can range from $100 to $500 or more per transaction side closed.

davidslavin: If It's Broken... FIX IT! - 07/20/08 01:54 PM

Buyers are looking for reason NOT to buy your house.  If you have any obvious problems, then fix them.  It doesn't matter how minor you think the problem is, because to the buyer it is major and they'll move on with giving you an offer.  Don't give them a reason to leave.  If the buyer just doesn't like the neighborhood, the floor plan, or the size of the rooms then don't worry about it.  These are items you can't change but there are items you can and you should.
Here are a few questions you should ask yourself when … (7 comments)

davidslavin: FORE ! ! ! ! - 12/19/07 08:21 AM

Have you noticed that in the 1990's golf courses were being built everywhere?  Now in the Houston area (where you can usually golf all year long) several of the golf courses are selling out to developers to build new neighborhoods.  In all parts of the area, golf courses are yelling FORE! ...because houses instead of golf balls are coming in fast!  What trends have you noticed in your area?

davidslavin: THANK YOU VERY MUCH!!! - 07/10/07 09:46 PM
The Thank You card is one of the simplest and least expensive ways of making a lasting impression.  There isn't anyone I know that would frown upon receiving a Thank You card or letter in the mail.  That's right, there was NO "e" in front of mail.  I'm talking about picking up a pen and hand writing a short personalized message with a friendly Thank You in there somewhere.
This will leave a positive and lasting impression upon the person receiving it.  Oh, one more thing.  Hand write the address and don't put a return address on the envelope.  … (5 comments)
