fort bend: Customer Service is a MUST! - 10/04/08 01:56 PM
By David Slavin, ABR, SRES www.FortBendHomeFinder.com In today's market, it is imperative to give the best customer service possible. By giving the best customer service, your clients will become your cheer leader. Word of mouth and referrals are THE best method for business growth. It gives you instant credibility and the willingness to work with you without interviewing other agents. This is also the most economical way to develop and gain more business. When you are trying to move your business into a referral based business, you must keep your customer service going long after the closing.

By David Slavin, ABR, SRES www.FortBendHomeFinder.com www.SellMyHouseDave.com Have you noticed that the textbooks have gotten heavier? With school now in full swing, my daughter's books are almost the same weight as she is. When I was in school, I don't remember the books as heavy as they are now. Here's an idea that I have done and I want to share with those who have students at home. Buy a set of books to keep at home. This way your student will have the school issued books that stay at school and your set that stays at home. There

fort bend: A Must Do For Sellers! - 08/18/08 04:17 PM
By David Slavin, ABR, SRES www.FortBendHomeFinder.com There are so many things a seller must do to get a house sold and there are so many things a real estate agent must do to get a house sold. Why would a seller go through the cleaning, landscaping, power washing, staging, etc., etc., etc. and when an offer comes in... you want full price? In this market, it is imperitive that a seller is willing to negotiate. I know some sellers can't afford to negotiate much then those people probably shouldn't be selling unless they are behind on

fort bend: Improve to Enjoy... then Sell! - 07/28/08 08:40 PM
I have never understood why people will fix up their house and then leave it. Why not make improvements to your that you can enjoy for a year or two and then move. There's no reason for you to live in a house that hasn't been updated but then you update it for the buyers. This doesn't make much sense does it? This way the investment that you make in the improvements will be worth while and it won't cost as much. Why won't it cost as much? This is an easy question. There are two

fort bend: WAKE UP! - 07/26/08 05:14 PM
You may not want to HEAR it (don't hit the snooze button)but the alarm is ringing and it's time to wake up. It's time to wake up your business! Make you business lean and mean and (dare I say it) organized! Now is the time to make & create & stick to systems that work for you and your clients. If your systems are too difficult or tedious then you won't do them and that's bad business. Stick to the KISS (Keep It Simple & Stupid) principle for maximum efficiency. Good Luck and WAKE UP sleepy head! David

fort bend: Sugar Land, TX & Richmond, TX Zip Code Changes - 06/10/08 10:14 AM
The growth of Sugar Land and Richmond Texas has caused the United States Postal Service to change zip codes to "better serve" the cities. As if "better service" is even in the postal vocabulary. The problems and expense this will cause home owners and businesses will make them all go "Postal"! In Sugar Land, the current zip code is 77478 and starting July 1, 2008 the new zip code will be 77498. A total of 15,156 residential customers and 415 businesses will be affected. In Richmond, it gets rediculous. The current zip code is 77469 and starting

Aliana is the newest development in Sugar Land Texas (Fort Bend County). There is so much this new master planned community has to offer. The plans show there to be a polo field, along with plenty of green space, commercial, and luxury hotel. It looks like you will be able to live, shop, play and not have the out of town relatives in your house. What else do you want from the newest concept in the area? Give it a look on their website and when you want to go take a look, then give me a call and I'd be glad to

fort bend: The Houston Real Estate Market - 01/31/08 03:15 PM
According to the statistics, the Houston market isn't how the national media keep talking about. When the media talks about the crashing of the housing market, they aren't talking about the Houston real estate market. Are there foreclosures in the Houston area? Yes there are! According to a study, Houston has averaged 1000 foreclosures a month for the past year and its looking steady at that number. This may sound like a high number and it is except that we are talking about a market that has more than 2 million homes. So 12,000 foreclosures a year isn't bad

fort bend: Record Yourself - 09/05/07 01:53 PM
I recently created a new listing presentation for myself. When you have used a certain presentation for a number of years and you decide to totally revamp it, you realize that you aren't as young as you once were when it comes to the memorization skills. The trick I have done and continue to do is when I'm exercising or driving to an appointment, I listen to a recording of myself giving the presentation. I have found that by consistently listening to my presentation it stays fresh in my mind and I'm not forgetting anything when I'm giving the

fort bend: Turn Leads into Closed Sales - 08/25/07 01:50 PM
Ever wonder what Realtors across the country or world do to convert leads into a closed sale? We all have certain things that we do when we get a lead. Some agents have developed systems for buyers leads and systems for seller leads. There are several lead related topics that you need to keep in mind. The first topic is The Time Factor. Experience has shown that the process of coverting leads into a closing stands a better chance when the lead is responded to quickly. The second is Paying For Leads. I haven't tried this method because many

fort bend: Housing Market in Houston Area... Good or Bad? - 08/21/07 10:51 AM
The housing market in the Houston area seems to have held up well... so far! According to the Houston Association of Realtors (HAR) statistics, sales have come up from the previous couple of months decline. The inventory entering the market has slowed from its fast pace. The price segment of the market that is still showing signs of weakness is the $80,000 to $150,000 range. Most likely, this is a result of the current mortgage climate. The active listings have increased 9.2% over the same month last year and the median home price has had no significant change during

fort bend: Buyers are wanting Super-Closets - 08/21/07 10:16 AM
In the Houston area market, storage facilities are and have been popping up everywhere. The need for more storage in the house is becoming a need instead of a want. Many older homes have little storage space and some don't have many closets at all. I've seen some older homes in the area that are so small a hanger can't fit in the closet. Several builders are including extra storage in their designs. Many closet design companies are doing very well do to the high demand of organized storage solutions. Every time I take clients to look at

fort bend: Katy ISD Ratings - 08/20/07 01:24 PM
This list from the Fort Bend Star Newspaper is the ratings of all Katy ISD schools after the TAKS (Texas Assessment of Knowledge and Skills) testing. The TAKS test is an assessment of students testing scores in grades 3 - 11 as well as the individual student group. The groups consist of: African-AmericanHispanicWhiteeconomically disadvantagedThe TEA raised the standard for Recognized and Academically Acceptable ratings by five percent this past testing period and will do so again in 2008-09. The higher requirement levels coupled with the growth in the district student population presents a challenge to the Katy Independent School District. David Slavin, ABR www.Fortbendhomefinder.com

fort bend: Creative Selling Techinque - 08/17/07 03:54 PM
How do you make your listing stand out in today's market? Here's a techinque that is very similar to an auction without it becoming an auction. Let me explain. There was a house for sale in a neighborhood in Sugar Land, TX that I sell a lot in and these sellers were needing to sell quickly. They were trying to sell in the $150,000 range for about 60 days and didn't get any offers they liked so what the agent was very creative. They reduced the price to $75,000 and set a cutoff date of 2 weeks and said the
