It looks like Pre-Sales will start this weekend on New Homes in a $64 Million Home development in Southwest Austin. On 40 ares around Old Bee Caves Road. Prices will range for Townhomes from $240,000 to $311,000 1200sf to 2200sf. Prices for Residential homes will start at $315,000 to $365,000 2100sf to 2900sf.
This subdivision will be close to both Advanced Micro Devices (AMD) and Austin Community College (ACC)

Texas The Lone-Star State all 267,339 square miles or 7.4% of the nations total area. I like the wide variety of land from the Piney woods and swamps, to the Hill country, The gulf of Mexico to the Mountains in West Texas and the wide open spaces of the Panhandle. I like the distances you can drive when you just want to go someplace. The open Sky, the Rivers, and the trees and desert. For the better part of the last six months there has been an ongoing battle between a Homeowners association, the City of Austin and Walmarts. I previously did a posting concerning it.

The Homeowners Assoc. has complained about what it would look like, How big it was going to be, parking and Traffic.
Well as you can seeWalmarts has designed the most modern looking Walmart store you will find anywhere in the country. It looks more like a High End department store than it does a Walmart. At any given time there is probably a Music Festival being held in the Austin Area. This weekend there were two festivals. The Old Settlers Music festival and the Austin Reggae Fest. Quite a combination!
The Old Settlers Festival is the 20th annual Festival. Some of the stars that have attended in the past are Willie Nelson, Allison Kruass and NickleCreek, Rosanne Cash, Shawn Colvin,  and many many more performers.
The festival was from April 19th thru April 22 at the Salt Lick Bar-B-Que Pavilion.

Barton Springs Pool - Austin Texas - 04/21/07 11:53 PM

The orignial Barton Springs Pool to the left was built between 1935 and 1938. There was a flood that washed away the Lake Austin Dam and Zilker Park where the Barton Springs pool is was flooded for weeks. The pool itself was filled with mud. It is no longer used ans is only for a reminder of the past. 
 
 
In 1947 a new pool to the right was built for $180,000 and still stands today as well as the bathouse. Which features Open-air dressing rooms and grassy areas.

Austin Home sales Up - Unemployment Down - Bastrop news! - 04/20/07 10:35 PM
It seems that year over year that home sales have slightly increased in Austin. But nonetheless increased. At the same time unemployment in Texas is around 4.3% and in Austin about 3.7%. I'd say this is a good combo to have.

A New Mexico company has purchased 6,700 acres of the famous Stiener Ranch in Bastrop Texas. So expect to see about 4,000 new homes built in the future in Bastrop. Bastrop is know as the lost pines. Because of the many pine trees in anarea of texas you would not expect them.

"The Ranch at Brushy Creek" - Round Rock, Texas - 04/20/07 03:07 PM

One might wonder if nature and a subdivision could go hand in hand? I say yes as I took this picture of the longhorn next to "The Ranch at Brushy Creek" Subdivision in Round Rock Texas. There was actually a small herd of about 12-15 longhorns. "The Ranch at Brushy Creek" is a fairly new development that is surrounded by a heavily wooded ranch and a creek.

Back in the 90's the apartment market in Austin was at it's peak averaging probably around (95%-98%) occupancy. The rents were at a all time high and you could bet your paycheck that your rent was going to go up every year! Then around 2000 or so there were several apartment projects started, thus freeing up thousands of apartment spaces for renters. This squeezed the already existing market and the rents went down and occupancy was around 85% causing rents to go down. Manor Texas a sleepy little town 12 miles Northeast of downtown Austin Texas is known mostly for Manor Downs one of the few Horse tracks in Texas and a Down Home Restaurant called the 290 Cafe. There are 3,700 named streams and 15 major rivers that meander through 191,000 miles of Texas Landscape. The Colorado River one of the major rivers of Texas, it is the longest river in Texas and the 18th longest river in the United States. Named for the reddish color of the water. Many of you may not know but in the Central Texas - Austin Area there are 7 lakes in succession along the Colorado River (Another Story) They are called the Highland Lakes. They were all built in the late 30's all the way up to 1960 by the Army Corp. of Engineers. The late President Lyndon Baines Johnson had a lot to do with the passing of legislature necessary to appropriate funds to build them. The purpose was flood control as the Colorado had a history of flooding. The lakes are owned and maintained by the LCRA (Lower Colorado River Authority.)

In the past 6 years Austin has been among the 20 fastest growing metropolitan areas in the united states. Job growth is averagin around 26,000 jobs per year and unemployment is down around 3.8%. Along with low home prices an a high quality of life this is driving people from across the nation into Austin to live and seek employment.
Austin has grown from April 2000 to June 2006 around 21% to about 1.5 million people!

Economists are saying Realtors in Texas are better off than Realtors in some areas of the country. With the down turn in sales and the implosion of the Subprime market some areas of the country are experiancing dismal results in sales and higher levels of inventory due to short sales and foreclosures.
But mainly because of the population growth Real Estate sales in Texas are reaching higher levels year over year. Inventory of homes are at a modest level of 3.2 months of inventory making it one of the tightest markets in the united states.....

oink, Oink, OINK! This weekend it the 29th SPAMARAMA in Waterloo Park, Austin Texas! this is a festival that has been going on now for 29 years. Two guys got to gather and decided instead of a chili cook-off or Barbecue cook-off they would make it more challenging by creating dishes , games, etc. with SPAM. You read that right..SPAM.

Planes, Trains, and Automobiles...or could we say all roads lead to Austin Texas. Austin years ago built one of the most modern International Airports in the country! The Austin Bergstrom International Airport. http://www.ci.austin.tx.us/austinairport/ This was to help Austin in the future growth of the area.
Again in an attempt to acccomadate the rapid growth of the area Austin found it necessary to address the flow of traffic. Automobiles would sit in long lines each morning and afternoon on the roadways. So a mass effort was put forth to upgrade the current roads and to place new roadways in to the area.

The good guys..the Austin Sheriff's Department is doing something good by contributing to someone in the community that is endeared in the hearts of many. They are rebuilding the home of Geneva Johnson fondly known as Granny. Seems Granny has been giving to her community for years and now she is being repaid for some of her love for the community.
