FOR ALL OUR SOLDIERS THAT DEFEND OUR COUNTRY - 05/25/08 10:30 AM
MANY OF OUR SOLDIERS ARE RISKING THEIR LIVES IN A FIGHT THAT WE MAY OR MAY NOT AGREE WITH, BUT THEY DO IT FOR OUR COUNTRY.  THEY ARE BUILDING A FUTURE FOR ALL OF US THAT THEY MIGHT NOT EVEN ENJOY.  THEY ARE OUR BRIDGE BUILDERS!

The Bridge Builder
An old man going a lone highway, came at the evening cold and gray, to a chasm vast and deep and wide. The old man crossed in the twilight dim, The sullen stream had no fear for him; but he turned when safe on the other side and built a … (0 comments)

Great tip!! - 05/25/08 10:24 AM
Low Profile SellingBy: Tom Hopkins
How do your clients perceive you? Do you come across as competent and professional? Or, is your selling style such that it appeals to a limited number of clients?
Today's consumers are better educated and more sophisticated than those of just ten short years ago. You can say all the right things and some still won't make a buying decision.
Many times it boils down to the fact that customers simply don't like or trust salespeople. Sales professionals are learning to diffuse potential customer biases and win their trust by adopting non-sales-type personalities. By coming across … (6 comments)

$7000 TAX CREDIT FOR FIRST TIME HOMEBUYERS! - 05/23/08 10:26 AM
Stimulus Clears Hurdle with Senate Committee Passage
Legislation to stimulate the national economy through an expanded use of Federal Housing Administration (FHA) mortgage insurance, a new tax credit for home buyers, and reform of FHA and the secondary mortgage market companies' oversight has passed the U.S. Senate Finance Committee, positioning the bill for consideration on that chamber's floor. The U.S. House passed its version of the bill earlier. Should the legislation pass the Senate, the two versions will have to be reconciled.
Among the differences: the Senate tax credit is for $7,000 and applies to foreclosed property purchases (for principal … (6 comments)

END OF DECLINING MARKETS? - 05/22/08 05:31 PM
Great news and I believe that real estate is finally going to start heading in the right direction.

Fannie Mae is discontinuing its declining market program. They will no longer require borrowers to put up an extra 5% down payment when purchasing homes in areas deemed “declining markets. Under the policy change, borrowers can get loans up to 95% loan-to-value, even in markets in which prices have been falling. Prior to the change, borrowers could only get loans up to 90% to give lenders a 5-percentage-point cushion to protectagainst possible price declines in the future. The new policy takes effect … (7 comments)

JOIN ME IN MY SUCCESS!!!1 - 05/19/08 09:56 PM
So far these past 2 weeks I've been ranting and raving about how important it is to do staging, internet marketing, and use technology to work more efficiently.  I usually try to walk the walk and not just talk the talk.  I've been working greatly to do my internet marketing and to work on my new staging campaign.  So far my internet marketing has paid me with a new listing yesterday.  I AM PROUD TO SAY THAT I GOT A LISTING THANKS TO ACTIVE RAIN!!!  Yes I asked my new seller how they got my phone number and information and they … (7 comments)

Technology and staging - 05/16/08 04:15 PM
It is no secret that the real estate market is going through dramatic changes.  I am seeing that in order to push and save our market, we really have to start getting big on the technology and using all types of websites to market our listings and we have to start using staging as an important tool for real estate.  We have to go the extra mile and change with the real estate market or else.........
I'm definitely pushing the get staging partners.

EXCELLENT WAY TO GET A LISTING - 05/15/08 03:17 PM
Have you ever been convinced by your child that they should be permitted to do something that you believe should not be done?
I have seen many cases where the parents were actually being told by their children what to do.  The reason I have seen that is because they don't take no for an answer.  That's the first step.
The second step is why they should not take "NO" for an answer?
You can't just simply say "NO" without explaining your reasoning and have powerful reasoning as to why your way or your product is "VALUABLE".  You can't sell anything … (1 comments)

GREAT INFORMATION FOR OUR MARKETING EFFICIENCY
5 Ways to Remain Relevant in Email Inboxes By: Doug Devitre e-PRO, CRS, ABR, GRI, PMN
Most people receive less than 50% of relevant emails. The rest is junk, jokes, forwards, solicitations and lottery notifications just to name a few. REALTORS® are competing for real estate in peoples' inboxes so time sensitive, relevant and consistent distribution of information is mandatory to sustain attention and develop rapport. Others are disregarded, deleted, and disruptive for those who do not want or prefer this type of communication.
Credibility is at stake for what seems like an innocent, affordable … (3 comments)

take a day off and be more productive - 05/09/08 06:09 PM
Many realtors work work work and forget to get the day off, because our market right now is very low, but are we really productive enough if we don't take the day off?
I noticed that our bodies are like machines, to a certain point.  If we keep working and working without a break to escape or relax for at least one day or at least half a day, we won't be as productive as if we had a batteries fully charged and start working to the best of our abilities.  It is proven that the more we work without a … (3 comments)

being more effective - 05/08/08 10:58 PM
this past week I joined a neighborhood association and I have noticed the results right away.  By joining the neighborhood association you are prospecting, by meeting with the members, which are residents of the area you are farming.  This makes it easier when you knock on their door and you visit is no longer a cold visit but a rehash of what you have been doing with the community.  In addition, you are the "Good Guy" because your volunteer work is a great proactive neighborhood improvement tactic.    Also, you meet very influential people in the community like the city councilman and the mayor.  So … (3 comments)

How much time do you spend with buyers? - 05/08/08 10:38 PM
The one thing that I learned was that there are plenty of buyers (or people that want to purchase a home).  The challenge is figuring out how to get them preapproved and if they are preapproved, you have to find out if what it is they are looking for is a reality according to what you know about the market.  The safest suggestion I can give is to not depend on a few buyers, but to prospect for as many as you can get.  If you master the art of listing,  then they will have to come to you, no matter … (1 comments)

expert lister - 05/08/08 10:32 PM
As I go on more and more listing appointment I learned that the best listing agents are the best because they know every type of personality and know how to talke and act accordingly.  The secret is finding a connection between you and the client.  The more and more you go on listing appointments you will realize that you will "click" with some clients right away and some will take you some time, but if you fail it is because you weren't able to "click" with them.  My broker told me that just because I didn't "click" with them does not … (4 comments)

being organized - 05/08/08 09:38 PM
In my last blog I have explained to everyone that I have been successful, but I want to explain that I have been successful because I have been on at least 2 appointments a day everyday.  The market has been getting better and the phones have been ringing, but I haven't been depending on the phones.  My mission was to get the listings.
I have been getting the listings by constantly calling FSBO's and following up everyday.  The result has been that some list right away and some want to try it for a little while.  Either way they have listed … (2 comments)
