Great news and I believe that real estate is finally going to start heading in the right direction.
Fannie Mae is discontinuing its declining market program. They will no longer require borrowers to put up an extra 5% down payment when purchasing homes in areas deemed â€œdeclining markets. Under the policy change, borrowers can get loans up to 95% loan-to-value, even in markets in which prices have been falling. Prior to the change, borrowers could only get loans up to 90% to give lenders a 5-percentage-point cushion to protectagainst possible price declines in the future. It is no secret that the real estate market is going through dramatic changes. I am seeing that in order to push and save our market, we really have to start getting big on the technology and using all types of websites to market our listings and we have to start using staging as an important tool for real estate. Have you ever been convinced by your child that they should be permitted to do something that you believe should not be done? I have seen many cases where the parents were actually being told by their children what to do. The reason I have seen that is because they don't take no for an answer. That's the first step. The second step is why they should not take "NO" for an answer? You can't just simply say "NO" without explaining your reasoning and have powerful reasoning as to why your way or your product is "VALUABLE". You can't sell anything (1 comments)

Many realtors work work work and forget to get the day off, because our market right now is very low, but are we really productive enough if we don't take the day off? I noticed that our bodies are like machines, to a certain point. If we keep working and working without a break to escape or relax for at least one day or at least half a day, we won't be as productive as if we had a batteries fully charged and start working to the best of our abilities. this past week I joined a neighborhood association and I have noticed the results right away. By joining the neighborhood association you are prospecting, by meeting with the members, which are residents of the area you are farming. This makes it easier when you knock on their door and you visit is no longer a cold visit but a rehash of what you have been doing with the community. In addition, you are the "Good Guy" because your volunteer work is a great proactive neighborhood improvement tactic. The one thing that I learned was that there are plenty of buyers (or people that want to purchase a home). The challenge is figuring out how to get them preapproved and if they are preapproved, you have to find out if what it is they are looking for is a reality according to what you know about the market. The safest suggestion I can give is to not depend on a few buyers, but to prospect for as many as you can get. As I go on more and more listing appointment I learned that the best listing agents are the best because they know every type of personality and know how to talke and act accordingly. The secret is finding a connection between you and the client. The more and more you go on listing appointments you will realize that you will "click" with some clients right away and some will take you some time, but if you fail it is because you weren't able to "click" with them. My broker told me that just because I didn't "click" with them does not (4 comments)

In my last blog I have explained to everyone that I have been successful, but I want to explain that I have been successful because I have been on at least 2 appointments a day everyday. The market has been getting better and the phones have been ringing, but I haven't been depending on the phones. My mission was to get the listings. I have been getting the listings by constantly calling FSBO's and following up everyday. The result has been that some list right away and some want to try it for a little while. Hello everyone, I have been away from the Active Rain Community for a little while because I got really really busy with my real estate production. I have been on non stop productive activity every day for at least 10-12 hours a day. I am happy to tell everyone that my efforts have been paying off. So far, since I was in my new company, I have gotten 8 listings and have one contract due to close at the end of May. I have produced double in my new company in just 1.5 months than I did in my last company (0 comments)
