Before I start, I would just like to add I little disclaimer *the views I am about to make are simply things I SEE, day to day, the comments I hear from buyers, the worries from sellers and the simple reasons that I feel some homes don't sell. When looking for deals, I have found that short sales seem to be the best around. The only real issue with a short sale is the fact that it can take a lot of time, up to 4 months for the short sale to be approved.
Lately, for many reasons, I have seen the time it takes for a short sale to be approved shorten...the last short sale I did that closed this week, was approved in 3 weeks! (Yes, 3 weeks). In my local area, I noticed a home that went up for sale approximately 7 months ago and is still on the market.
IT'S A BEAUTIFUL HOME, and the Realtor did some open houses, some print advertising and such, however it just seems that this particular house is getting hit with market issues, I know it will sell but when, I'm unsure, it's not my listing but that is beside the point.
