Blackwood NJ's Very Popular Valleybrook Condos & Town Homes 2012 Year in Review

This past year proved to be a great year for Valleybrook Town Homes and Condos. Year after year Valleybrook continues to be a popular area to relocate for both young and old, people downsizing or just starting out. The Gloucester Twp. real estate market in general was in recovery mode and Valleybrook posted the following numbers.

In 2012 Valleybrook had a total sold volume of $5,766,400. There were 35 homes sold in the development, of which sellers, on average received approximately 96% of their asking price. The average DOM or “Days On Market” was 188. As far as “seller concessions”, there were 13 sellers giving a concession to buyers and the average concession was $3760. The choice for financing seemed to be conventional, as there were 20 conventional buyers, 9 FHA and 5 cash buyers. There was one “other”. Seventeen homes were 2 bedrooms and 18 were 3 bedroom homes. 6 Homes that sold had basements and 15 had fireplaces.

Looking back there is one issue that may be hurting even this past years strong sale in Valleybrook, that being Players Place 1. The Association for Players Place One still refuses to allow FHA purchases when all of the other HOA’s in Valleybrook welcome it. Players Place One is mostly 2 bedroom condos which is perfect for a family starting out. If the Association begins to allow these sales, this would certainly increase the sales volume even greater, especially for that particular area of Valleybrook.

Gloucester Twp New Jersey Homes For Sale and Real Estate Market Reports 2011- 2012 Comparisson

For Gloucester Twp. NJ and many other areas, 2012 proved to be a much better market for real estate. In fact on a personal note, 2012 proved to be a great year in real estate. The following data comes from TReND MLS and although deemed reliable, it may not be 100% accurate. So let’s get on with the comparison.

For 2012 in Gloucester Twp, March seemed to be when the most homes were listed which was 113, with February running a close second at 105 homes listed. In 2011, March and May were tied for the most homes listed at 120. A total of 1056 homes where listed in 2012 and 2011 we saw 1052 homes listed in our community. In 2012 the listed average for Gloucester Twp. NJ was $166,156 while for 2011 we had a listed average slightly higher of $168,438. (This comparison does NOT break down types of property)

Which brings us to the good news – in 2011 there were 402 homes that went pending, however in 2012 we see a significant increase to 489 homes pending. The busiest month for homes going to pending status for 2011 was August with 47 pending and October and July being tied for second at 40 homes pending. In 2012 the busiest month for pending’s was August with 55 homes going pending and July coming in second with 50.

Units sold – for 2011 the largest number of homes sold was in the month of September with 43 and April at a close second for 42. In 2012 we had a great month of September with 45 homes sold and a 3 way tie for August, July and April at 44 homes sold. Homes sold in 2011 – 357 and homes sold in 2012 474.

DOM or Days On Market drop a bit for 2012. The average days on market for 2011 was 126 days, while 2012 went down to 118 DOM. Mostly good news to report!

Gloucester Twp New Jersey 2011 Year In Review

As we are now into a very brisk Spring Real Estate Market, I thought it would be a good time to look back at last years home sales for all of Gloucester Twp New Jersey. First, a bit about Gloucester Twp NJ. According to the US Census of 2010, there were 64,634 people, 23,566 households, and 16,873 families residing in the township.

2011 Year in Review for Gloucester Twp New Jersey

There were 380 Homes sold in Gloucester Twp. last year (2011) Of which 76 buyers purchased their home cash, 177 purchased FHA, 18 purchased using a VA loan, 100 Conventional buyers and 9 “other”. At the time of sale the average homeowner received 94.84% of the asking price at that time. Average asking price at time of sale was $162,061 and average SOLD price was $153,714.

Of the 380 homes sold a whopping 166 sellers gave some kind of concession to their buyers. The average age of a sold home was 31.11 years old, of which 26 homes were heated by oil, 12 elctric and 342 were heated by gas.

This year has started VERY strong, in fact that strongest I have seen in years! As of today 3/28/12, we have already had 106 homes close or settle and not all of the data is in yet for the month of March.
