At the time of sale the average homeowner received 94.84% of the asking price at that time. Average asking price at time of sale was $162,061 and average SOLD price was $153,714.</p> <p style="font-family: 'Droid Serif', arial, serif; font-size: 14px; padding-top: 0px; padding-right: 0px; padding-bottom: 20px; padding-left: 0px; margin: 0px;">Of the 380 homes sold a whopping 166 sellers gave some kind of concession to their buyers. Fifteen (15) units pended in November 2010 & twenty seven (27) units sold last November with a sold average of $180,657. The average days on the market were 130. Now this brings us November 2011. Sixty (60) units listed with a listed average of $167,810, twenty seven (27) units pended and 33 units sold with a sold average of $167,566 the average days on market for November 2011 was 101. Twelve (12) more units pended in November of 2011 than 2010, thirty three (33) units sold in 2011 which brings us to six more units selling in November of 2011 than November 2010, however the sold average decreased by $13,091, this could mean many different things. Perhaps more condo’s, foreclosures, or short sales sold in 2011 than 2010. The days on market considerably dropped 29 days, nearly one month less sell a home November 2011 compared to November 2010. That’s great news. A total of 10 more units went pending in October 2011 compared October 2010 and 27 units sold in October 2011 compared to 32 in Oct. 2010.</p> <p>The sold volume decreased slighlty from October 2010 ($-843,559) and the sold average only dropped a mere -$767.00 This could be caused by many factors however this drop is very slight. One disturbing is the fact that DOM or Days On Market increased by 46 days.  </p> <p>What does this tell us? There is just no way to tell right now. although we see a decline it is very minor and certainly not at the pace the media is telling us in our area. Also, real estate is local and what might be happening in other parts of the country, even other parts of NJ may have no berring on Gloucester Twp NJ.
