Wow, how the work piles up, it didn't feel this bad on Saturday or Sunday, then Monday came to fast and trying to divide all the work needed to be done by Friday is just piling up.  When he week started it didn't seem like there was a lot of things to get done, but then you put out a few good lead generating things and Bam!!, you have 5 calls coming in to look at properties.  You get busy with those clients, send listings to them, show a few of them homes within the next two days and make sure you … (2 comments)

This is just for fun, but when my wife gets home and tells me about her 28 second graders and how they did this and that and didn't settle down etc.  Then its how they didn't know this math question or that spelling at their age, and I listen to it for 2 hours, then I finally get to talk.

A couple of weeks ago I was driving around some clients showing them some wonderful homes, there was one home that tickled their fancy the best so we called one it. 
I had a conversation with the other agent about her listing and always about the price of the home to see how far her sellers will come down.  We discussed other imperfections throughout the house making a laundry list of things that needed to be done, you know, making a statement of why our offer would be lower than asking price.  We had a real good conversation about all the things my … (6 comments)

Selling Real Estate is a job in itself, let alone trusting the listing agent to take real and accurate pictures.  Today I drove 35 miles to show a client a home that looked great on pictures, inside and out.  I get to the home and man talk about a pit of a home, it had about 30 huge dump truck loads of trash and junk through the entire yard that should of been on the pictures.  It is a total snow job for the listing and the agent should be fined for wasting other peoples time, be real agents, at least let … (3 comments)

Denvers market it looking up, we are turning into a Seller market under 250K very fast.  It there are well priced listed homes, agents better be aggresive on what they are offering.  Just recently I was up against a couple of contracts on two separate homes that my buyers were dying to have and with a lot of dectective work getting the information I needed to put in an offer, We got both homes under contract.  What sheer joy telling my buyers that they have new homes,  ( I didn't tell them what I had to do to get them accepted … (0 comments)

     Saturday is here again and wasn't is a fast week??  What do you have planned?   Did you get everything done that you needed to?
Here in Colorado, properties are starting move pretty good at 250K and below, it is turning fast into a sellers market.  In some price ranges we are at a 4 month of inventory and you know that under 6 month supply means sellers will be at advantage..

Usually and idea come out that is a good idea, it starts out a little bulky, clumsey, and a rough draft.
Take the I PAD has been a huge idea and very high demand, but usually an idea starts out with a big clumsey idea like a computer sized item.  Well, to me, it seems like the I PAD should of come out first, then everyone would of wanted a compact version of it like the I PHONE, the I PHONE does just about as much as the I PAD.  Right?

Sorry long title, but I am interested in seeing how many agents use lead companies, do you get good results??  I have tried a couple of them and only one gave me a good lead, I homeowner.com.  I have had google call me once a month to be on their first page for someone looking for Littleton Co, I tried it foe 5 months and nothing.

Haven't you always wanted a nice big home so there is plenty of room for the whole family to strech out??
It is amazing, we live in a 2400 sq foot home in Littleton Co, 5 nice bedrooms, 3 full bathrooms, etc., but wow, why are the kids always in our room.  It has become comical to watch my two children always  coming in our room to use everything, bathroom toilet, the shower in the morning, the sinks to brush their teeth, bathtub to take baths, it was funny to a point.  Now it is time to stop it totallyl, the kids have a jack and jill bathroom that is hardly … (8 comments)

Do you ever have to wait for a mortgage broker to get your clients loan done over a larger amout of time?  It is because, it is a smaller purchase price and there is not much money to be made getting the loan done for their company??   I get offeneded with loan originators not putting in the time or putting my buyer on the back burner, because the loan amount for the property is not a money maker.  I want any buyer of mine to get the same service wether he has a 70K purchase or a 2 million dollar purchase, it is … (2 comments)

With what is going on with the economy, the job market throughout the country, the fall of the Real Estate markets from the last couple of years, we all have to deal with short sales either on the sell side or buy side.  
It is hard to put together a list of homes to show your buyers and not include short sales, you just hope the listing agents have put together a complete and honest short sale  packets for the lender to deal with.

Just when your day is coming to an end and the kids are winding down, dinner is over and bed looks to be around the corner.  After a long day of running around and around and around, getting almost everything done, your daughter shows up with your grandson.  Hmmmm, the energy rush hits and you are good for another couple of hours. 
Isn't it fun being a grandpa, but remember I have an 8 yr old and a 4 year old, you do the math.  It was very cold winters those years.  hahaha.   Sorry just rambling, have to some where.

I woke up this morning early to get caught up on all kinds of things, preparing for the day, which was a very good thing.  But, now I have a little down time waiting for a client to meet me at their bank to get an earnest money check.  It will be about 30 minutes, so it is a perfect time to Blog about it. 
I could take a quick nap of worry about other things, but instead I might as well talk about.

Going to Costco and getting paid $160.00 plus $350.00 in groceries. Sounds fishy huh?? - 04/18/11 09:44 AM
Well, kind of.  When you belong to Costco, if you have the American Exress card through them, you get rebates.  Every Feb. they send you your rebate check along with your statement, well I missed last years check some how and it was $217.00 of free money. 
After finishing shopping we spent 350.00 in groceries, well I had the rebate check from this year (2011), it was $270.00ish, I told the clerk that I had missed last years check some how.  He called the manager to see what to do, well good for Costco, they honored it and after groceries, there … (0 comments)

How busy are your days?  Can you get everything done daily that you need done?  Most times with our jobs as Realtors, the hours in the day just go by so fast and it gets to be impossible to do it all and be ready for the next day.  With everything that needs to be done at work, the attention that has to be given for the family and even your extra things in the day to get done, I find myself burning the candle in the morning hours.

Wow, what a wonderful beautiful day in Littleton Colorado!! As my years get closer to a half century, it is amazing what the technology has been driven to.  I couldn't imagine what Real Estate was like more than 15 years ago when you had to search through books of listings like thumbing through a phone book for an address.

Once again during our 22 hours days, it is so easy just to come home and put your files, folders, and paperwork on the office desk top waiting to get it done after dinner.  It is so easy to say that I will get to it after dinner or a drink or a quick sit com on TV.  Working without an assistant really makes it hard to stay organize and on top of everything going on around your business.  My office at work is pretty organized, but the office at home has three desks in it and wow it seems like the paperwork … (2 comments)

After a real hard day at work and all the stress is bursting out of you, you sit in your comfortable chair by the window and realize it is raining.  What a real gentle wonderful sound it is, close your eyes and listen, sounds like bacon frying in the kitchen.  Just imagine it is Sunday morning and the smells of the popping bacon over whelms you, ahhhhh.   What a wonderful relaxing feeling,  Now don't you feel better and refreshed.  Rain is just wonderful to listen too.  Enjoy!!!  Duane

The last few weeks of work have picked up pretty well, there are buyers out there just waiting to go see homes that are on the market.  I have picked up about 5 clients in the past 2 weeks that are more than ready to buy their new home, the trouble is, the homes we are looking at are being looked at by others too.  Isn't is funny how a home can sit on the market for 5 weeks and just the day you are looking at that same house and submit and offer, there is another offer coming in too?  … (2 comments)

Have you ever had you day where you scheduled to show a client 12 houses and after you finished the 4 hour task, your client wanted to put in an offer right then??  So you call the agent to ask a few questions and before you could say two words, the agent said it went under contract 2 days ago.  He was sorry, but didn't have time to change it in the system two days ago.  What a complete waste of time for you and your client and if doesn't make you look to good either.

Hello Everyone, I love to get information straight from the agents mouths, it is a great way to see how markets are moving throughout the country.  If you would be honest and let your fellow agents see what kind of movement is happening, we all would benefit the information to our clients and have first knowledge of the Real Estate Movement. 
I put a home under contract today, Wrote and offer that I am hoping will be accepted, and I will write another offer tomorrow on a Condo that should be accepted.

Don't you hate changes most times?  If it isn't broken don't fix it..  I get so tired of looking up Single family detached homes and constantly see townhomes and condos come up on my search.  It should be perfectly clear that a Single Family Detached Home says it all, but NOOOOOOO, I always see Attached Townhomes and Condos come up in the searches and it is just irratating.  In the past, you would see agents sneak townhomes and condos in the Single Family home catagory so they would get more views on it and hope it make tickle your fancy to show … (1 comments)

What is your personal life like?  Kids in the picture, their school, activities, sports and play time with them??  Every night I sit here and try to reflect on what I did today.  Was I productive today?  Was I a good Agent to my clients?  Was I a good father to my kids today??
