&lt;p&gt;According to new estimates the &lt;a href="http://www.realestatewebmasters.com/blogs/mark-wallington/abu-dhabi-property.html" title="Abu Dhabi Property" target="_blank"&gt;Abu Dhabi property&lt;/a&gt; sector is going to come under severe strain over the next few years, caused by the severe shortages on property on the market.&amp;nbsp; With sudden surges of new residents, and not enough property to meet these demands, the large discrepancies in supply and demand will lead to more property price inflation.&amp;nbsp; The implementation of rental caps in Abu Dhabi have protected a large amount of current residents that have struggled under the pressure of price hikes, but new residents over the next seven years are expected to hit the worst price increases, and the same can be said for residents that are unable to move house.&lt;br /&gt;The problems are being caused by the lack of new residential units to go onto the market.&amp;nbsp; There will be no major increases in the amount of residential property on the Abu Dhabi real estate market until the end of 2009 at the earliest, meaning that demand for property will outstrip supply until at least then.&amp;nbsp; This is expected to push the price of properties up by 20 to 25 percent this year, and then a further 15 to 20 percent in 2009.&amp;nbsp; Such high levels of property price inflation will have a significant and severe impact on all Abu Dhabi residents.&amp;nbsp; People on low incomes will no longer be able to afford property, and families will certainly find it increasingly difficult to rent a villa in Abu Dhabi.&lt;/p&gt;
&lt;p&gt;Residential properties are not the only real estate to come under pressure from shortages.&amp;nbsp; Commercial property in Abu Dhabi is also in high demand, with only 1 percent of all commercial property currently vacant.&amp;nbsp; The prices will start to increase and soon the Capital will have similar office rates to &lt;a href="http://www.propertyportal.ae" target="_blank"&gt;Dubai property&lt;/a&gt;, which is amongst the most expensive in the world.&amp;nbsp; Abu Dhabi is set to have larger increases in real estate sector prices than neighbouring Dubai.&lt;/p&gt;

      <title>The Burj Dubai Delays</title>

&lt;p&gt;While the whole of the United Arab Emirates has a reputation for building the most amazing skyscrapers in record times, recent years have shown that even the super-efficient construction of this country can face delays.&amp;nbsp; There are so many ongoing property projects in the Emirate of Dubai right now, both rental and freehold, that construction companies are really feeling the strain.&amp;nbsp; With the costs of materials increasing steadily, there have been many delays on the &lt;a href="http://www.propertyportal.ae" target="_blank"&gt;Dubai real estate&lt;/a&gt; market, and these delays are slowing the influx of new properties to meet the very high demands by new and long-term residents.&lt;/p&gt;
&lt;p&gt;The latest project to suffer at the hands of major delays is the &lt;a href="http://www.realestatewebmasters.com/blogs/mark-wallington/burj-dubai.html" target="_blank"&gt;Burj Dubai&lt;/a&gt; Tower, the world&amp;rsquo;s tallest building.&amp;nbsp; This skyscraper has taken pride of place on the Dubai skyline for a while now, and even though the build has added most of the glass exterior cladding, not to mention being an amazing 629 metres in height, it is the interiors of the building that have caused the major delays.&amp;nbsp; Developer Emaar, responsible for the entire Downtown Dubai and many other projects across Dubai, had planned to finish the Burj Dubai Tower by the end of this year, but new delays push back the timetable about eight to nine months.&amp;nbsp; With these early signs of delay, it is more likely that the release of the tower will take place closer to the end of next year.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These delays have also extended to other projects within the development in an effort to correct the balance on the centrepiece tower.&amp;nbsp; The Dubai Mall, set to be the world&amp;rsquo;s largest shopping mall, and the accompanying masterpiece to go with the Burj Dubai, has been delayed from last year due to fitting the interiors.&amp;nbsp; While the Dubai Mall is set to be finished ahead of the tower now, it is likely that currently unforeseen problems may push back this date as well.&lt;/p&gt;
&lt;p&gt;While Downtown is an eagerly anticipated project on the Dubai property market, it is hardly the first project to experience delays in construction.&amp;nbsp; Jumeirah Beach Residences, another popular freehold project next to Dubai Marina, was also heavily delayed and is now finished, not to mention the Palm Jumeirah due to foundation issues.&amp;nbsp; The Dubailand development is likely to be late in completion, and the Palm Jebel Ali has fallen behind schedule due to correcting errors from the first island.&amp;nbsp; While nobody wants delays on their properties, the delays are less significant than in other places, and it is definitely worth it if it resolves problems that could occur when you have moved in!&lt;/p&gt;
