The world’s tallest building is continuing on its path up into the Dubai sky, and has now reached a height of 688 meters! Already having broken most records out there, the building is still increasing in size, currently standing at over 160 stories! Many Dubai residents have watched with awe as this spectacular tower has shot up at an impressive rate, and it now dominates the Dubai skyline.

Built by Dubai developer Emaar, the Burj Dubai is set to become a new landmark of Dubai’s continuingly prosperity and innovative real estate projects, and is already recognized around the world. It is probably no surprise therefore that freehold real estate in such a landmark property does not come cheap but has caused a frenzy in buyers and investors flipping to sell Dubai property in the burj. The Dubai property market has been on the up for a while now, with prices having risen rapidly in the 7 years or so that the market has been opened up to foreigners. However the big question at present is if the property bubble is now about to burst? A Real Shortage Of Abu Dhabi Property

Growth in Dubai has reached spectacular rates, but now the Capital Emirate, Abu Dhabi, looks set to see the same high rates over the next several years. Abu Dhabi has often been set back from the growth strategies of Dubai, which is perhaps the best known of all the Emirates in the UAE, but the sudden growth of the tourism industry in Abu Dhabi is starting to have the same implications for inflation and growth as its neighbour.

According to new estimates the Abu Dhabi property sector is going to come under severe strain over the next few years, caused by the severe shortages on property on the market. With sudden surges of new residents, and not enough property to meet these demands, the large discrepancies in supply and demand will lead to more property price inflation. The implementation of rental caps in Abu Dhabi have protected a large amount of current residents that have struggled under the pressure of price hikes, but new residents over the next seven years are expected to hit the worst price increases, and the same can be said for residents that are unable to move house.
The problems are being caused by the lack of new residential units to go onto the market. There will be no major increases in the amount of residential property on the Abu Dhabi real estate market until the end of 2009 at the earliest, meaning that demand for property will outstrip supply until at least then. This is expected to push the price of properties up by 20 to 25 percent this year, and then a further 15 to 20 percent in 2009. Such high levels of property price inflation will have a significant and severe impact on all Abu Dhabi residents. People on low incomes will no longer be able to afford property, and families will certainly find it increasingly difficult to rent a villa in Abu Dhabi.

Residential properties are not the only real estate to come under pressure from shortages. Commercial property in Abu Dhabi is also in high demand, with only 1 percent of all commercial property currently vacant. The prices will start to increase and soon the Capital will have similar office rates to Dubai property, which is amongst the most expensive in the world. Abu Dhabi is set to have larger increases in real estate sector prices than neighbouring Dubai.

Dubai Property Price Guide

The latest news on the Dubai property circuit has brought mixed response by Dubai residents, as RERA announces plans to create a property price chart in 2009. The Real Estate Regulatory Authority (RERA), established last year in an attempt to protect people renting property in Dubai, has acted quickly in making Dubai’s rental market more stable and balanced. Many residents that rent have been upset by the continual increases in rates, ignoring the rent caps and evicting tenants if they don’t pay.

Well the latest announcement by RERA has not been met by the same kind of enthusiasm, as many residents believe that it will better protect property owners, while forcing everyone else to pay higher amounts for their homes. The property list is expected to be recorded next year, and will contain guideline prices for Dubai’s many developments and popular living districts so that residents will know what they should be paying, and landlords know what they should be charging. The main issue here is that most residents in these areas feel that they are paying too much already, and by the time the actual property price guide is finished, the prices of rental property are expected to be 30% higher than they are now. All this means for residents is massive price hikes due to the fact that the guide will estimate including the rental prices offered to new tenants, while long-term tenants have been able to take advantage of rent caps. The concerns are instantly evident: what will happen to the rent caps? This is a serious issue and only time will tell what RERA will decide to include when measuring how much they think residents should be paying.

Dubai’s property market has become increasingly more fragile over the past few years, caused by the influx of new residents due to the global popularity of the Emirate as a tourist destination, and the new availability of freehold property for expatriates. While new residents come and go, it is the long term residents that call Dubai home that get hurt the most by the constantly unpredictable rental market, and what impact the new price guidelines will have may keep a few people here, but may cause many more to pack their bags and move out of Dubai.

The Burj Dubai Delays

While the whole of the United Arab Emirates has a reputation for building the most amazing skyscrapers in record times, recent years have shown that even the super-efficient construction of this country can face delays. There are so many ongoing property projects in the Emirate of Dubai right now, both rental and freehold, that construction companies are really feeling the strain. With the costs of materials increasing steadily, there have been many delays on the Dubai real estate market, and these delays are slowing the influx of new properties to meet the very high demands by new and long-term residents.

The latest project to suffer at the hands of major delays is the Burj Dubai Tower, the world’s tallest building. This skyscraper has taken pride of place on the Dubai skyline for a while now, and even though the build has added most of the glass exterior cladding, not to mention being an amazing 629 metres in height, it is the interiors of the building that have caused the major delays. Developer Emaar, responsible for the entire Downtown Dubai and many other projects across Dubai, had planned to finish the Burj Dubai Tower by the end of this year, but new delays push back the timetable about eight to nine months. With these early signs of delay, it is more likely that the release of the tower will take place closer to the end of next year.

These delays have also extended to other projects within the development in an effort to correct the balance on the centrepiece tower. The Dubai Mall, set to be the world’s largest shopping mall, and the accompanying masterpiece to go with the Burj Dubai, has been delayed from last year due to fitting the interiors. While the Dubai Mall is set to be finished ahead of the tower now, it is likely that currently unforeseen problems may push back this date as well.

While Downtown is an eagerly anticipated project on the Dubai property market, it is hardly the first project to experience delays in construction. Jumeirah Beach Residences, another popular freehold project next to Dubai Marina, was also heavily delayed and is now finished, not to mention the Palm Jumeirah due to foundation issues. The Dubailand development is likely to be late in completion, and the Palm Jebel Ali has fallen behind schedule due to correcting errors from the first island. While nobody wants delays on their properties, the delays are less significant than in other places, and it is definitely worth it if it resolves problems that could occur when you have moved in!
