1031 Exchange Basics for Buyers and Sellers of Real Property in Georgia - 12/26/07 11:53 PM
I recently had a client of mine ask me if he could roll funds he had received from the sale of some investment property, some months before, into a 1031 tax-deferred exchange. Of course, the answer was an unfortunate, No! Starker Tax Deferred Exchanges (1031 Exchanges) have some very strict guidelines (and deadlines), which have to be met, the details of which would require a lengthier explanation than space and time permit here, but there are a few basic facts worth keeping in mind: The exchange defers payment of taxes on certain properties for which long term capital gains would otherwise be due on sale;An exchange can (0 comments)
The Outback, Pickens Georgia: Home Sales and Lot Sales Data through November 2007 - 12/26/07 11:00 PM
* MLS Data used here does not reflect private sales of homes or land not listed in real estate. ** This low home sale price for the neighborhood is an anomaly, being a deeply discounted distress sale of an unfinished new construction home in The Outback. When removed from the sales data, the lowest priced sale is $233,000 and the average sale price rises to $320,066.*** This listing (active as of the time of this writing) is a bank-owned foreclosure home in The Outback that is priced below market value, and therefore not truly reflective of actual neighborhood values. The Outback, Jasper Georgia: Large Lots, Privacy, and Affordability, all in one Small Neighborhood - 12/26/07 10:15 PM
One of our less recognized communities in Jasper, Georgia, is The Outback subdivision, off Price Creek Road (Burnt Mountain area), but has something to offer anyone in search of privacy and a peaceful setting, without astronomical association fees or extreme "rural" life. The Outback is a small community of newer homes (less than 10-years old) on large 2+ acre lots in a wooded and private mountain setting. Most homes are custom, rather than spec, built, with an average home sale price of around $300,000 for the few homes than have come on the market. In Pickens County, Georgia, The Outback is located just north of Jasper (approximately 7 miles) in the Burnt Mountain area; Large, wooded lots range (2 comments)
Talking Rock Rental Investment Property for Sale: Great Cash Flow and Cap Rate - 12/19/07 01:54 PM
*** SORRY, THIS LISTING IS NO LONGER ACTIVE!!! *** A great investment opportunity for anyone looking for income-producing rental property in North Georgia! Not the prettiest building in the world (and I have the landlord's / seller's permission to say so), but this quadraplex has a good rental history and brings in just less than $2,000 a month in income . . . with a list price of under $190,000! Located on busy Talking Rock Road, convenient to Highway 515 and in the line of future expansion of Jasper city limits, this four-unit multifamily building for sale in Pickens County, Georgia, nets around $1,600/month after expenses of around $400. Even a 100% loan over (0 comments)
Bent Tree Georgia Land / Lot Sales Data Through October '07 - 12/03/07 10:23 PM
Sales of lots and land in the Jasper Georgia community of Bent Tree mirror the overall broader trend in real estate sales in many places -- showing a 30% decline over lot sales from the same period in the previous year (2006), but which is still better than Bent Tree land sales the year before that (2005). Average lot sale price is up notably over prior year, but again, actually approaching closer to 2005 numbers. Average days on market (DOM) has remained fairly consistent throughout all time frames (ranging from 135 - 140 DOM). As with other numbers, average sale price to list price ratio for 2005 (0 comments)
Bent Tree Community, Jasper Georgia: Overlooked Mountain Treasure - 12/02/07 09:46 PM
There's not much to say about the gated mountain neighborhood of Bent Tree, Georgia, not already covered in greater detail on the neighborhood's own "Bent Tree website" and other web resources, except to reflect on the fact that Bent Tree isn't talked about more than it is! Nestled in the Appalachian Foothills that form a scenic backdrop to the small community of Jasper, GA, it is a pleasant mix of old and new, resort and community. The basic features are readily reported on a number of real estate sites: 3,500+ acres of forested hills and bountiful wildlife (deer, turkey, bears, and plenty of smaller critters);1,100 +/- homes (primary residences, second homes, weekend retreats, rentals, and more), with many (0 comments)
