Not much change in the trend we've seen over the past few weeks.  Overall, April as a whole has not been a great month for home sales in Jasper GA.  With only 15 homes being placed under contract for the month, inventory has continued to climb, and we can only hope the traditional summer bump will kick in during months to come.  Some slightly promising news on a national level suggests a leveling of price declines, which might have positive ramifications on a local level as well.

Among the many issues currently affecting real estate markets around the country today, one of the most obvious is tightened credit requirements for homebuyers.  While I actually support this new, more sensible approach to lending, which requires buyers to actually be qualified and have an ability to repay before they take on a mortgage, it certainly makes it tough for those who need to buy a home, but have to sell another home first, or who have the credit and income, but don't have the downpayment necessary to make it happen.Of course I'm not talking about high-risk borrowers or your average sub-prime ARM / … (0 comments)

More new listings than sales.  New pending sales weak.  Inventory up.  That's the truth, no way to sugar coat it.  As I will cover in my quarterly report, lower-priced housing is faring much better than higher-priced housing, with the average and median home sale price for Pickens County GA declining year-on-year.  With more and more sellers dropping prices, particularly in the area of new homes for sale, buyers will hopefully start to take advantage of some of the better deals and lead the way to an improved sales environment.

When looking at homes for sale in Pickens County GA, do you know who'll take care of the roads on which you'll be driving?An odd question, but one that has recently come to the forefront here in the Jasper area.Property disclosures, inspections and due diligence generally focus first and foremost on the house itself.  Some attention might be given to the lot as well.  Inquiries are likely as to the neighborhood--covenants and restrictions, planned development, landfills, etc.  But, how often does anyone think to question whether anyone will be maintaining the roads in the subdivision?I'm sure the situation at hand in one local neighborhood isn't unique to Pickens County, but since it is one … (2 comments)

I hate to follow up last week's slight positive news by heading the other way this week . . . but, don't shoot the messenger.  Pending sales dipped back down (to one), while the number of new homes for sale on market in Pickens County, GA, held in the high twenties.  As a result, we ended the week with notably higher inventory than we began . .

Well, it's good to have some slightly improved numbers to report on this week!  Despite a jump in new listings, we still managed to end the week with lower inventory than we began (if only by one), due in part to a higher number of homes in Jasper being placed under contract than we have been accustomed to seeing in prior weeks.

Changes in Georgia waste water regulations have created a problem for some lot and land owners in North Georgia and other parts of the state . . . platted lots previously approved for development may no longer be suitable for building.Here in Pickens County, GA, the neighborhood in which I most frequently encounter this issue is Bent Tree, but there are several other developments in surrounding areas of North Georgia (Cherokee, Bartow, Gilmer) equally affected. I have buyers contact me regarding "bargain-priced" lots they have seen in Bent Tree, Lake Arrowhead, Coosawattee River Resort, etc.  A great lot for less than ten or fifteen-thousand dollars on which they … (0 comments)
