"Okay, we want to sell our house," they say, "and our lovely home will surely sell within two weeks! But then where will we live, where will we go, what will we do!!!???"The first step then becomes to dash off blindly in search of the perfect replacement home. Many accept this, but there are those who seem reluctant to divulge personal details, particularly when it's financial in nature. So why all the questions? Among the many issues currently affecting real estate markets around the country today, one of the most obvious is tightened credit requirements for homebuyers. While I actually support this new, more sensible approach to lending, which requires buyers to actually be qualified and have an ability to repay before they take on a mortgage, it certainly makes it tough for those who need to buy a home, but have to sell another home first, or who have the credit and income, but don't have the downpayment necessary to make it happen.Of course I'm not talking about high-risk borrowers or your average sub-prime ARM /

home buying tips: Buying Mountain Properties in Georgia: Exercise Due Diligence During Water Shortage - 10/24/07 12:18 PM
At some of the higher elevations in North Georgia, wells can run low or dry at the best of times. With the current drought however, and with as much development as has taken place in recent years (leading to greater runoff), many otherwise strong wells could possibly to be impacted. This can hold true even in some areas at lower elevations that rely on seepage from higher points. In Pickens County there have been reports of well water levels dropping (not to any great extent that I am aware of at this point). Much of the county has public water, so wells are not an issue on these properties,
