A brief snapshot of real estate market activity in Pickens County, Georgia, for November and December, 2010, shows continued relative stability in terms of sales volume and price, with no noteworthy signs of improvement, but also with no indication that conditions are deteriorating in any major way at this time. Prices continue to struggle in the face of distress sales, but declines are more limited than we were seeing. Comparisons for both November and December reflect year-on-year number of homes sold remaining pretty close to level (23 for November and 12 for December). The good news is that listing inventory as of this writing is down to 487 homes for sale in Pickens County, GA. While this is likely seasonal, with many potential sellers on the sidelines over the holidays, it still presents an opportunity for those houses still on market to see some activity -- and there does some to be some activity in the housing market lately. While September dipped a little off August's sales of 35 homes, it did so only marginally, and, at 31 homes placed under contract of sale, performed better than last September. The good news for home sales in and around Jasper, Georgia, is that the numbers seem to be holding, with no significant declines month-on-month or year-on-year, but, the pattern continues to be an erratic series of ups and downs within a set range. When averaged over a longer period than the monthly snapshot given here, overall sales volume for 2010 is likely to be similar to 2009. As suggested might be the case in my previous market report, the bump in April home sale numbers for Pickens County, Georgia, may be attributable more to a rush of buyers trying to get in ahead of the tax credit deadline than an improvement in market conditions . . . buyers that would otherwise have purchased a home in May. As a result, the number of homes sold in May came in at only eleven -- less than half the number sold in May 2009 (23).With such a small number of homes sold, the average and median sale prices are obviously going to

Perhaps the federal tax credit may have had some impact on home sales in the Jasper, Georgia, area for March and April, 2010. Perhaps not. I'm not sure we'll ever know. Where March numbers were relatively flat month-on-month and year-on-year, April did show a notable surge in houses placed under contract, but whether this is attributable to the tax credit or seasonal shifts remains hidden. March home sales hovered at 14 -- the same as for March 2009, but still only half that of March 2008, which had 28 home sales. About the most remarkable change to listing and sales activity of homes in Pickens County Georgia for the past couple of months, is the increase in inventory. The number of homes for sale in the Jasper GA area has climbed from 504 active listings at the time of my last report, to 542 listings at this writing.Outside of that, the 18 homes placed under contract in January is slightly better than January of the prior year (15), but still below the 21 sold in January 2008. Following on some gains in sales numbers in the past few months, the months of November and December appeared to reflect more of a leveling off to numbers fairly comparable to sales data for Jasper, Georgia, during the same period in previous years. The way the numbers stacked up, November 2009, had 26 sales, versus 22 the previous year, and 24 the year before that, so a slight, if not remarkable improvement. It appears that the positive trend we had been seeing in Jasper GA home sales in the early part of the summer took a turn for the worse in August.The number of homes placed under contract or sold, 24*, was 20% lower than August 2008, and 33% below 2007's numbers. It also reflects a notable decline from the prior month's sales numbers. As hoped for and expected, July 2009 saw a notable improvement in house sales in Jasper GA, as compared to both prior year numbers, and prior month home sale numbers, for the Pickens County area. Following what appears to be a national trend, real estate sales in the Jasper GA area showed yet another year-on-year improvement for the month of June. June's 21 pending home sales in Pickens County GA, is a 16% increase over June 2008, but, as has been the case for monthly sales data throughout the year, it still falls well below 2007's numbers, which came in about 45% higher, at 38 homes sold. It's great to be able to report on Pickens County GA real estate data that is leaning toward the positive for a second month in a row!For May 2009, the number of homes listed for sale in the Jasper GA area that were placed under contract of sale came in at 24 . . . 26% higher than May 2008 (but still well below 2007's numbers). As hinted at in last month's Jasper Georgia home sales report, it appeared possible that we would see a slight improvement in the number of houses placed under contract of sale in Pickens County for April 2009. Sure enough, both in prior month AND year-on-year comparisons, April '09 performed better than both. While the number of homes placed under contract in the month of March improved over February's numbers (which is to be expected at this time of year), in my opinion, the number fails to indicate a significant turning point in the local housing market.Out of 500+ homes for sale in the Jasper Georgia area, eighteen pending sales is a relatively small number, and is still almost 36% below numbers posted in March 2008 -- an already declining market. To put it bluntly, the number of available homes for sale in Jasper GA actually placed under contract in the month of February, pretty much sucked! No way to sugarcoat it . . . Out of 500+ homes for sale in all of Pickens County, only eight were identified as pending sales! Of those eight, three were in Big Canoe. The remaining five were all priced below $200,000 (in fact, in each of the last two months, only ONE of the homes placed under contract in each month has been priced above $300,000, and both of those were in the Big Canoe community).By contrast, February

An inauspicious start to the new year . . . Eleven houses currently listed as "Pending" sales for the month of January 2009, with 2 others in some form of contingency contract status, and two sold. Assuming that all pending sales and contingency contracts actually close (a rarity), that would put the total number of sales at 15 for the month. As anticipated, home sales in the Pickens County area dipped even lower during December 2008, as the effect of the holidays, weather, and economic uncertainty further inhibited already reduced sales activity. Only 14 homes were placed under contract for the whole month, roughly half of which have yet to close, making any kind of conclusion about final sale prices or averages difficult. November home sales in Jasper GA, fared only slightly better than sales activity for October '08. Eighteen homes were placed under contract, slightly higher than October, but still off 25% from 2007 numbers, and down 50% from 2006. The number of homes for sale in Pickens County, GA, for September 2008, showed a slight decline over last month's numbers, down to 589 houses for sale, with an average list price of around $332,000, in a range from $27,900 to $1,950,000.
