Pickens County Georgia real estate is seeing reduced inventory, multiple offers, and increasing home sales, but what does this all mean for home buyers and sellers in North Georgia? As reported in my last quarterly market report, inventory of homes for sale in and around Jasper, GA, while still very favorable to buyers, has dropped to a level well below that seen over previous years, at less than 400 homes for sale. Based on the monthly average sales rate for the past 12-months, the absorption rate for current inventory stands at just under 14-months worth of houses for sale, (where six-months is generally considered "balanced"). The good news is that listing inventory as of this writing is down to 487 homes for sale in Pickens County, GA. While this is likely seasonal, with many potential sellers on the sidelines over the holidays, it still presents an opportunity for those houses still on market to see some activity -- and there does some to be some activity in the housing market lately. While September dipped a little off August's sales of 35 homes, it did so only marginally, and, at 31 homes placed under contract of sale, performed better than last September. About the most remarkable change to listing and sales activity of homes in Pickens County Georgia for the past couple of months, is the increase in inventory. The number of homes for sale in the Jasper GA area has climbed from 504 active listings at the time of my last report, to 542 listings at this writing.Outside of that, the 18 homes placed under contract in January is slightly better than January of the prior year (15), but still below the 21 sold in January 2008. Following what appears to be a national trend, real estate sales in the Jasper GA area showed yet another year-on-year improvement for the month of June. June's 21 pending home sales in Pickens County GA, is a 16% increase over June 2008, but, as has been the case for monthly sales data throughout the year, it still falls well below 2007's numbers, which came in about 45% higher, at 38 homes sold. While the number of homes placed under contract in the month of March improved over February's numbers (which is to be expected at this time of year), in my opinion, the number fails to indicate a significant turning point in the local housing market.Out of 500+ homes for sale in the Jasper Georgia area, eighteen pending sales is a relatively small number, and is still almost 36% below numbers posted in March 2008 -- an already declining market. While I certainly don't want to jump on the media bandwagon and beat the tired drum of a "slowing" housing market, it is necessary to confront the reality of hard numbers. And that reality is that the real estate market in and around Jasper, Georgia, wasn't as robust in 2007 as it was in 2005 and 2006. That's not to say that the situation is dire or that there is cause for panic . . . merely that the recent strength in home sales has subsided to levels closer to what we were experiencing a few years back. A previous post I published on foreclosures in Jasper Georgia and surrounding parts of Pickens County (Tate, Nelson, Talking Rock, Marblehill, Ranger, etc.), argued that the foreclosure numbers for Pickens weren't any cause for alarm. I still maintain that position, but unfortunately, the statistics are looking a little less favorable . . . for home sellers anyway. In that earlier foreclosure post (on a different pickens county real estate blog), I placed the number of bank-owned homes listed in real estate at 11 houses out of 651 on market, or 1.7%. Home and land sales in Jasper Georgia / Pickens County, GA, through October '07 show some of the weakness experienced throughout North Georgia and other areas of the country, but not all of the numbers are bad . . .Inventory levels of houses for sale has climbed to a less than favorable 17.7 months.
