Pickens County Georgia real estate is seeing reduced inventory, multiple offers, and increasing home sales, but what does this all mean for home buyers and sellers in North Georgia?
As reported in my last quarterly market report, inventory of homes for sale in and around Jasper, GA, while still very favorable to buyers, has dropped to a level well below that seen over previous years, at less than 400 homes for sale. Based on the monthly average sales rate for the past 12-months, the absorption rate for current inventory stands at just under 14-months worth of houses for sale, (where six-months is generally considered "balanced"). Perhaps the federal tax credit may have had some impact on home sales in the Jasper, Georgia, area for March and April, 2010.  Perhaps not.  I'm not sure we'll ever know.  Where March numbers were relatively flat month-on-month and year-on-year, April did show a notable surge in houses placed under contract, but whether this is attributable to the tax credit or seasonal shifts remains hidden. 
March home sales hovered at 14 -- the same as for March 2009, but still only half that of March 2008, which had 28 home sales. While the average sale price improved slightly to $189,912, the median sale price continued to … (0 comments)

sales data: Jasper GA Top Selling Neighborhoods: July 08 - July 09 - 08/08/09 04:22 PM
Out of curiosity I pulled the numbers on home sales in Pickens County GA by neighborhood for the past year, to get a rough idea of which subdivisions, besides Bent Tree and Big Canoe, had seen the most activity for the time period.  Bent Tree and Big Canoe were excluded as the two largest neighborhoods in the county, and therefore likely to always hold the top slots. Combined the two account for around 44% of all current listing inventory, and approximately 26% of all home sales  / pending sales over the past 12-months.  So, outside of Big Canoe and Bent Tree, here is how … (0 comments)

sales data: Dogwood Trace, Pickens Georgia: Home Listings and Sales Data for 2007 - 03/12/08 11:59 PM
Jasper Georgia's, Dogwood Trace neighborhood is a new subdivision and therefore has little historical data to analyze for past performance or future trends, however, the couple of homes that sold last year show a promising start for this new development . . . as do the additional two sales that are pending.
Going against a sizable inventory of similarly priced homes and strong competition from other comparable neighborhoods with new homes for sale(most notably, Jordan's Crossing, Wild Timber, Madison Ridge, and Grandview Cove), the short time on market and full sales price of these houses suggests appeal to a certain segment of the market.

Jasper Georgia's, Bethany Moorings neighborhood, has shown strong sales numbers since construction on new homes began in 2004.  Last year (2007) saw a notable decline in sales from the previous years (25 sales in 2005, 40 in 2006, to just 13 in 2007), but I believe partof this attributable to fewer houses being available for sale after the strong run in prior years.  The other part of course was just a slower real estate market overall throughout Pickens County.  Average number of days on market has likewise increased on an annual basis.

sales data: Arbor Hills, Jasper Georgia: Home Sale Data for 2007 - 02/17/08 11:05 AM
Jasper Georgia's, Arbor Hills neighborhood, which has been around since 1999, actually saw an increase in home sales last year over the prior two years -- moving against the general Pickens County home sales trend.  Last year's 12 homes sold is a 50% improvement over 2006 (8), and a 20% improvement over 2005 (10), however there was very slight price softening over prior years (approximately 1%).
The 14 active listings of homes for sale in Arbor Hills as of this writing presents slightly better inventory numbers than the rest of the county, although still not what would be considered "optimal' for a balanced market.   The … (0 comments)

Jasper Georgia's, Wild Timber neighborhood has experienced fairly strong home sales over the past year.  Although not quite as high as the sales numbers for it's lead "competitor", Jordan's Crossing, for Wild Timber to be a new neighborhood at a higher average sale price, to have only one less home sale (with thirteen) is in my opinion pretty good.
Having no prior year sales records with which to compare, only time will tell how well these numbers will continue to hold under current market conditions in Pickens County, GA, but for right now inventory is quite manageable at a little over a year's worth of new homes for sale in … (0 comments)

As a way of keeping my readers updated on what's going on the local market, I have decided to begin posting a weekly review that covers active homes for sale, pending sales, and homes sold for the previous week (Saturday through Friday), in the cities of Jasper, Marblehill, Nelson, Ranger, Tate, Talking Rock and other parts of Pickens County Georgia.  This will allow not only a current snapshot, but a way to go back and retrieve archived material for trending purposes.

sales data: Hunters Ridge, Jasper Georgia: Home Listing and Sales Data for 2007 - 02/01/08 02:53 PM
Hunter's Ridge in Jasper, Georgia, has shown relative strength in home sales in the past year, particularly when compared to many other neighborhoods that have faced abrupt declines.  This fact is particularly surprising in that the average sale price in Hunters Ridge of $320,000 is a price point facinga lot of competition and high inventory levels in Pickens County (due in part to the recent influx of new home subdivisions targeting the $300,000+ bracket).
While the number of homes sold dipped to seven (from eight the previous year), this was an improvement over the only six houses that sold in 2005.  The average list … (0 comments)

sales data: Philadelphia Heights, Pickens County GA: Three-Year Home Sales Data Through 2007 - 01/22/08 12:19 PM
Home sales in Philadelphia Heights neighborhood in Jasper Georgia showed a decline in 2007 from previous years, with only 3 sales reported.  Two of these sales were bank owned foreclosure homes, which sold for well below their ask price / market value, which distorts the 12-month average sale price so much as to make it unusable.
A look at 36-month sales data however, gives us 17 sales, at an average sale price between $170,000 and $180,000 (depending on how the foreclosure data is accounted for).  Currently there are 9 homes listed in real estate, with a few more for sale by owner (FSBO), … (0 comments)

While I certainly don't want to jump on the media bandwagon and beat the tired drum of a "slowing" housing market, it is necessary to confront the reality of hard numbers.  And that reality is that the real estate market in and around Jasper, Georgia, wasn't as robust in 2007 as it was in 2005 and 2006.  That's not to say that the situation is dire or that there is cause for panic . . . merely that the recent strength in home sales has subsided to levels closer to what we were experiencing a few years back.

Lot and land sales for the Preserve at Sharp Mountain In Pickens County, Georgia, have remained relatively strong over the past three-years, with both direct sales by the developer and resales holding their own, in an otherwise soft real estate market.  As more homes are built and sold in The Preserve, the neighborhood is developed out a little more, and word spreads about this conservation-minded community, the pace at which lots are sold is likely to improve, but for now there appears to be around six-years worth of inventory of lots listed in real estate.

Home sales data for The Preserve at Sharp Mountain in Jasper Georgia is somewhat limited, making it difficult to provide any in depth reflection of market conditions, however that will change with time.  The main reason for this paucity of information lies in the fact that The Preserve @ Sharp Mountain is a relatively new development, and that many of the homes are custom homes.  It has only been recently that any significant number of houses have become available on the market (if seven can even be considered "significant").

* MLS Data used here does not reflect private sales of homes or land not listed in real estate.  ** This low home sale price for the neighborhood is an anomaly, being a deeply discounted distress sale of an unfinished new construction home in The Outback.  When removed from the sales data, the lowest priced sale is $233,000 and the average sale price rises to $320,066.*** This listing (active as of the time of this writing) is a bank-owned foreclosure home in The Outback that is priced below market value, and therefore not truly reflective of actual neighborhood values.

sales data: Bent Tree Georgia Land / Lot Sales Data Through October '07 - 12/03/07 10:23 PM
Sales of lots and land in the Jasper Georgia community of Bent Tree mirror the overall broader trend in real estate sales in many places -- showing a 30% decline over lot sales from the same period in the previous year (2006), but which is still better than Bent Tree land sales the year before that (2005).
Average lot sale price is up notably over prior year, but again, actually approaching closer to 2005 numbers.  Average days on market (DOM) has remained fairly consistent throughout all time frames (ranging from 135 - 140 DOM).
