The most promising Pickens County GA real estate news out of the week ending May 2, 2008, is that inventory dropped somewhat from last week's numbers.  Unfortunately, this wasn't the result of a huge jump in pending sales.  It was due to expired and withdrawn listings . . . good news for those still on market facing less competition, but not so good for those homeowners whose homes didn't sell.  Pending sales did go up slightly and there is the faintest stirring in actvity to suggest that perhaps buyers are getting restless?

Not much change in the trend we've seen over the past few weeks.  Overall, April as a whole has not been a great month for home sales in Jasper GA.  With only 15 homes being placed under contract for the month, inventory has continued to climb, and we can only hope the traditional summer bump will kick in during months to come.  Some slightly promising news on a national level suggests a leveling of price declines, which might have positive ramifications on a local level as well.

More new listings than sales.  New pending sales weak.  Inventory up.  That's the truth, no way to sugar coat it.  As I will cover in my quarterly report, lower-priced housing is faring much better than higher-priced housing, with the average and median home sale price for Pickens County GA declining year-on-year.  With more and more sellers dropping prices, particularly in the area of new homes for sale, buyers will hopefully start to take advantage of some of the better deals and lead the way to an improved sales environment.

I hate to follow up last week's slight positive news by heading the other way this week . . . but, don't shoot the messenger.  Pending sales dipped back down (to one), while the number of new homes for sale on market in Pickens County, GA, held in the high twenties.  As a result, we ended the week with notably higher inventory than we began . .

Well, it's good to have some slightly improved numbers to report on this week!  Despite a jump in new listings, we still managed to end the week with lower inventory than we began (if only by one), due in part to a higher number of homes in Jasper being placed under contract than we have been accustomed to seeing in prior weeks.

Pickens County, GA, inventory of homes for sale was up over the 600 mark for the week ending 3/28/08.  On the positive side, pending sales were up as well.  (Guess I could really put a spin on the stats and say home sales were up 50% over the previous week, which would be true . . . unfortunately that 50% equates to only one additional home -- a climb from two homes placed under contract last week, to three this week.)

Another slow week in the world of Pickens County real estate, and one ending with another net gain in total housing inventory.  With only 1 new pending sale to offset 23 new listings, we ended the week up at 598 houses for sale in Jasper, GA.  Need some aggressive buyer activity . . .

Homes for sale in Jasper GA showed a notable climb in inventory for this past week.  With 25 homes coming on market as new listings, but only 2 houses being placed under contract, we ended the week up at 591 active listings, versus last week's 572.  Not the best news to be sharing, but those are the facts.

A little bit less activity on all fronts this week over last week's Pickens County, Georgia, home listing and sales activity.  With fewer new active listings coming on market, than seen in previous weeks overall inventory actually declined for the week.

Another positive move for Jasper GA pending home sales week-on-week, pushing the total number of houses under contract to a promising total of 47.  New listings on market also up, but a slight drop in overall inventory of homes for sale in Pickens County, due to expired and withdrawn listings.  Hopefully a trend that can hold . . .

This week's real estate activity in Pickens County GA again saw a very slight uptick in the number of pending Jasper GA home sales over the previous week's numbers, while the number of new listings of homes for sale coming on market dropped slightly.  Nevertheless total listing inventory inched upward for the week, ending at 589 homes for sale in the Jasper, Georgia, area.

This week's Pickens County, Georgia, real estate activity saw a slight uptick in the number of pending sales over last week, while the number of new listings of homes for sale remained fairly constant.  Despite four times as many homes coming on market as were placed under contract, expired and withdrawn listings led to a net loss this week in total inventory.

Not much change this week over last week's trend for new home listings, pending sales, and closed transactions in Jasper, Big Canoe, Talking Rock, Tate, and other parts of Pickens County, GA.  Once again, considerably more homes for sale coming onto the market than those placed under contract, and no closings reported.  This week's average list price was much higher than average contract price.
