I have a long memory dating back to last year just about this time. What happened was that the entire sales market slowed down quite quickly due to the impact of national and world economic conditions. Everyone just stopped looking for shore property here in Ocean City, New Jersey. Many of us continued to send emails, to phone buyers, to operate open houses. I just finished the most recent book by Pat Conroy, the southern writer who would certainly be one of our greatest living American authors. I've read them all over quite a long period of time. My early favorite was The Prince of Tides which introduced a family of three remaining characters, the Mother, the son - teacher/coach (both living in the Charleston area), and the sister - a writer living in New York City. I'm constantly amazed how different it can be working in a second home market, a resort area, as compared to the "real world" real estate. Today I want to emphasize the closing aspect. How many have experienced "the closing" with only the two real estate agents there? That's not exactly a normal occurrence, but it has happened several times in my career. Our agency, French Real Estate, often refers "buyers" to the above phrase when referencing purchasing shore property. You don't want to let that one or more good waves go by without riding one to shore. Clearly, the other way of stating it ... you have to be on the real estate wave when the market moves up. You could say the same thing about the stock market. But here in South Jersey along the resort market area ... and in my case, Ocean City (NJ), it certainly appears (0 comments)

At the present time I have eight (8) single family sale listings in the Northend and Gardens here in Ocean City, New Jersey. That's a decent total when you consider that there are only 95 total listings in these two locations and only 240 total single family sale listings throughout Ocean City. If you add the other seven (7) single family sale listings that other agents in French Real Estate have, that gives us 16% of the total for the Northend and Gardens ... (0 comments)
Coming from the mostly dry, flat farm lands of Lancaster County, Pennsylvania ... my experiences on a barrier island were like most people: a few weekends or maybe a week in the summer depending on our family situation. I can still recall the first time my wife and I, and our young son, spent two full weeks at the shore over 30+ years ago. Wow. But until you have spent more continued time here, as I have during the past 15 years; you really can't (3 comments)
I had another opportunity to teach the orientation workshop on "The Code of Ethics" for new members to our Board. As it always is, it was a great experience highlighting this very interesting and useful information for new agents. "The Code of Ethics" was adapted in 1913 ... that date is correct. Isn't it amazing that members of the National Association of Realtors were able to put together such a timely document so long ago. I starting my "Active Rain" blog in December, 2009 ... so it has been ongoing for about 10 plus months. If one would follow my initial postings, December through February were very busy months (for postings). I then got into a type of rhythm managing to write a few each week over the next few months. But with the active "spring buying period," I lost my rhythm for a time. The same thing happened during part of the busy "summer rental time frame" too. Now I find the (0 comments)
