The 2013 real estate market has begun and here are the numbers for how the Eudora, Kansas real estate market finished up in 2012. Eudora saw 53 homes sold in 2012 which was up from the 43 sold in 2011. Homes were on the market an average of 76 days in 2012 which is almost identical to the 79 day average in 2011. The average sales price in Eudora, KS was $154,003 which was down slightly from the 2011 average sales price of $155,354. Homes in 2012 on average sold for 94% of the original list price.
In 2012 the $100,000-200,000 price range saw the most activity and comprised 40 of the 53 home sales in 2012. It is interesting to note that there were no sales reported in the MLS from $301,000-400,000. In general these number follow the trend in Lawrence, KS and other surrounding areas. Nearby markets have also seen an increase in sales and prices have remained flat.
Currently there are 23 active homes on the market with an average list price of 142,028 and an average days on market of 128 days. Eudora, KS should have a similar year in 2013 as there have not been any significant changes in lending or in the local economy that should have a drastic impact on the local market. Financing remains readily available and Eudora, KS qualifies for USDA Rural development financing which makes the market attractive for buyers who are looking to get into a home for little to no money down. Eudora, KS also is ideally located between Lawrence, KS and the Kansas City Metro area on the K-10 corridor.
