      <title>Reward For Responsibility</title>
      <description>&lt;p&gt;The tax credit for first-time homebuyers was extended into 2010 yesterday with Congressional Approval.  The bill is awaiting the signature of the president. This is good news for buyers because Senator Isakson added a tax credit to buyers who are looking to upgrade buyers who would like to take advantage of these market conditions and upsize their living conditions.  &lt;strong&gt;&lt;em&gt;This can be seen as a reward for those who are homeowners and have managed their responsibly. &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The way I understand this bill is that &lt;strong&gt;first-time buyers can receive an $8000 tax credit &lt;/strong&gt;(or 10% of purchase price, whichever is less). Also under this new plan, &lt;strong&gt;buyers who have owned their home for 5 consecutive years of the last 8 will be eligible for a $6500 tax credit&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;To qualify, buyers will have to have a signed purchase agreement on or before April 30, 2010 and close the loan on or before June 30.  The income limitations have also been expanded. &lt;strong&gt;The limitation for a single taxpayer is $125,000 and $225,000 for joint returns.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now is STILL the time to buy&lt;/strong&gt;. The foreclosure inventory is shrinking, so the really good deals are starting to be fewer and fewer. If you&amp;rsquo;ve thought about selling your present home that you&amp;rsquo;ve lived in for the past five years and upsizing &amp;ndash; now is a great time with low interest rates and lower home prices.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;I&amp;rsquo;m not a &amp;ldquo;hand-out&amp;rdquo; kind of guy, but I do like it when people who have been fiscally responsible are rewarded with a &amp;ldquo;tax break&amp;rdquo; of sorts. &lt;/span&gt;&lt;/p&gt;

      <title>Tax Credit - Let's get it done!</title>
      <description>&lt;p&gt;The 2009 Tax Credit is set to expire on November 31, 2009. First time homebuyers need to get on the stick if they're gonna be able to take advantage of this great tax credit.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. This Tax Credit is Income Restricted&lt;/strong&gt;. Married filing jointly income cannot exceed $150K and single buyers cannot exceed $75K. The Tax Credit is also restricted to the price of the home. The credit is for 10% of the homes value up to a max of $8K.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. This Tax Credit is available to any US Citizen who pays taxes,&lt;/strong&gt; has not owned a home as his/her principle residence during the past 3 years and meets the income requirements is eligible for the tax credit.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. You must also own the home for at least 3 years&lt;/strong&gt; in order to captalize on the credit (some exceptions are death and divorce).&lt;/p&gt;
&lt;p&gt;If there was ever a buyers market - we're in one!!&amp;nbsp; You can get a good buy on a home AND get a significant tax credit after closing!&lt;/p&gt;

      <title>Word On The Street</title>
      <description>&lt;p&gt;Well we're on the verge of the 4th Quarter of 2009 &amp;amp; it looks like this Real Estate market is here to stay for a while. I've heard on the street from two or three different sources that there are thousands more residential foreclosures to hit the market soon. I'm also hearing from that Commercial Foreclosures are about to explode on to the scene as well.&lt;/p&gt;
&lt;p&gt;I think we should buckle down and get ready for a long long journey navigating through all of this. We must show up to work every day no matter what our job. We must work hard every day. We must help each other out.&amp;nbsp; Even though the word on the street is not good, it doesn't mean that I have to crawl into a hole and quit or die. Keep working - Keep serving!&lt;/p&gt;

      <title>Four Words For REALTORS</title>
      <description>&lt;p&gt;I'm not sure where I came across these four words that I now have posted on my desk lamp to constantly remind me of their importance to me in business. I simply jotted these words down to inspire and motivate me.&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Authenticity&lt;/strong&gt; - I want to always be authentic and real. I don't want there to be a shred of deceit or dishonesty in my talk or my walk. I want to establish trust with every client or customer.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Competency &lt;/strong&gt;- I will constantly learn the new changes in the Real Estate business. I will research the new loan programs that are coming from the Federal Government and how my clients can gain access to them. I will learn new ways of communicating with clients and customers as well as outlets for advertising. I will see to harness the power and connections of Facebook, Twitter, Active Rain and others.&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Innovation&lt;/strong&gt; - I will discover new and innovative ways to market property as well as search through the massive database that United Country has of buyers looking for just the right property. I will try to do things differently to get different results.&lt;/p&gt;
&lt;p&gt;4.&lt;strong&gt; Creativity&lt;/strong&gt; - To create is to always learn. I'm learning to blog, to do webinars, to see a different angle than I've seen before. I love to study the creativity of others as it stirs something new and creative inside of me. I also love looking at Creator God as the ultimate creative Person. As I look at each sunrise and sunset - I'm amazed at His creative power.&lt;/p&gt;

      <title>These Short Sales are driving me crazy!</title>
      <description>&lt;p&gt;I still love the reruns of Seinfeld. One of my favorite episodes is when Kramer is a stand-in in a Woody Allen movie and his one line was, &quot;These pretzels are making me thirsty!&quot; and the whole show was about differnent ways to say with enthusiasm the same phrase over and over.&lt;/p&gt;
&lt;p&gt;I'm starting a new line, &quot;These Short Sales are driving me crazy!&quot;&amp;nbsp; I'm on my 4th or so and I'm jumped through the tons of hoops on this one like all the rest, but the negoiator is different - He has a horrible attitude. I sometimes wonder why the banks think we REALTORS are the &quot;bad guys&quot;. We are working the front lines with buyers who simply want to be kept up-to-date with how the process is going. I'm having a tough experience with a negoiator who say's, &quot;I'll call when you when I get the approval&quot;. Now its almost two weeks later and he will not return phone messages or even acknowledge or return e-mails. I don't understand, if these banks don't want this property in inventory, they need to work on the process of dealing with these short sales.&lt;/p&gt;
&lt;p&gt;I don't want to hear that they are so overwhelmed with volume that they don't have the processes in place. This is the new world in our economy and these have been going on at least 18 months or so - I think it's time to get the systems and process revamped and up-to-date with realty. I'm impressed that some buyers are showing patience, but it sure is frustrating that banks seem to care less if the home is sold or not.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now that I've got all of that off my chest - I feel better. I'll probably be frustrated again tomorrow as I try to climb the ladder and speak to a real decision maker and get this deal done.&lt;/p&gt;

      <description>&lt;p&gt;Where do you begin when you try to thank people who have given thier life for your freedom and your way of life? I just want to write a note of thanks to those brave men and women on whose shoulders I'm standing and enjoying the freedom we have in this country.&lt;/p&gt;
&lt;p&gt;I don't always agree with the leadership of our country, but I believe in what our country stands for.       <description>&lt;p&gt;I was sitting at a closing table yesterday (yeah baby!) and the attorney was talking about how he's explaining to his daughter why now is the time to buy. My client was getting tons of equity in the home she was buying and the conversation turned to how it is such a good time to buy.&lt;/p&gt;

      <title>Life Worth Living!!</title>
      <description>&lt;p&gt;Recently a couple of friends/clients of mine with their two young children were in a car accident. They were driving down the road in the county where I live and a car crossed the center line - struck them head-on. The two parents were severely injured and their two children were injured - but alive. The two people in the car that crossed the line were killed instantly.&amp;nbsp; This incident or should I say accident got me to thinking of the mist of life. I have three children who drive daily along with my wife and many other loved ones. I don't often realize how close we all are daily to eternity. I know this sounds a bit like I'm &quot;on something&quot; or maybe a bit morbid, but please hear me out. &lt;strong&gt;Am I really drinking all of life in?&lt;/strong&gt;&amp;nbsp; You see, I'm a follower of Jesus - the One who conquered death. I believe that there is more to life than just this life. I probably ought to live like that. In fact, I'm about to get into my truck and head to church to join with others and worship - Today could be the day I meet Jesus face to face. I'm good with that and I hope we all are. If we're not than maybe we should take the necessary steps to become good with that.&lt;/p&gt;
&lt;p&gt;I'm apologize if this sounds a bit &quot;preachy&quot;. It is not meant to be. I think life is more than the next big deal, paycheck, or how much money I've saved or lost in this economy.&amp;nbsp; Life is worth living to the fullest with or without money. (It's hard to focus on that when we're broke!) &lt;strong&gt;My life is more about the One who created me than me. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I'm glad to say that my friends/clients are healing and will probably soon be home from the hospital to be reunited with their family. All of this just got me thinking - am I ready?&amp;nbsp; &lt;em&gt;&lt;strong&gt;By getting ready to die really helps me live fully!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

      <title>Short Sale still a foreclosure. What's the upside for the client?</title>
      <description>&lt;p&gt;I've done a few short sales in the past 12 months and recently learned that a short sale gets reported on the sellers credit report as a foreclosure. So would someone explain to me the difference between a regular foreclosure and a short sale foreclosure.&amp;nbsp; I was speaking to a client just yesterday and they were considering a short sale to keep from going into foreclosure. I can't seem to find an upside to the short sale except for the lender holding the first mortgage. The second mortgage looses, the seller looses - oh I guess the buyer might just be the winner!&amp;nbsp; Am I missing something?&lt;/p&gt;

      <description>&lt;p&gt;I've tried to be really positive about the Real Estate market turning in the right direction. I have a couple of days of doubts, so forgive my ramblings in advance. I've been afraid to say that things have been good, because I realize just because I've had a good start to 2009, doesn't mean it's turning around. I really struggled with this yesterday as my pipeline seemed so empty. I received a phone call late yesterday referring a buyer my way - Thank you Lord!&amp;nbsp; In my reading this morning I came across this little passage in the epistle of James:&lt;/p&gt;
&lt;p&gt;James4:3-15 And now I have a word for you who brashly announce, &quot;Today&amp;mdash;at the latest, tomorrow&amp;mdash;we're off to such and such a city for the year. We're going to start a business and make a lot of money.&quot; You don't know the first thing about tomorrow. &amp;lt;b&amp;gt;You're nothing but a wisp of fog, catching a brief bit of sun before disappearing. Instead, make it a habit to say, &amp;lt;u&amp;gt;&quot;If the Master wills it and we're still alive, we'll do this or that.&quot; &amp;lt;/u&amp;gt; &amp;lt;/b&amp;gt;(The Message)&lt;/p&gt;
&lt;p&gt;Ok, so I'm gonna try to quit worrying so much about tomorrow and walk in His Way today and tomorrow!&lt;/p&gt;

      <title>Super Bowl Ads - I think I'll buy one next year!</title>
      <description>&lt;p&gt;I love the Super Bowl because I love Pro sports when it gets to this level of intensity. I also love the commercial that cost what 2 Billion a minute:-). (With the current state of the market, maybe they're on sale this year and next!) I was thinking with all those people watching, why not make a commercial and buy a 30 second slot next year - oh wait - I can't afford that. I guess I'll stick with what I know - making constant contact with my sphere (or tribe) on influence. I will let them know that I'm still in Real Estate and would be happy to serve their needs.&lt;/p&gt;
&lt;p&gt;I'm actually showing a house prior to the Super Bowl today - I'm truly hoping it will be a &quot;super Sunday&quot; in more ways than one.&lt;/p&gt;
&lt;p&gt;I actually find myself leaning on the workings of God's economy instead of the American economy or the World economy. His economy is steady and true - the alternative is anything but steady.&amp;nbsp; I will keep putting one foot in front of the other, and I won't be spending a fortune on a Super Bowl ad, but I will be still be working to serve the needs of my tribe!&lt;/p&gt;

      <title>Do banks really want to sell their foreclosures?</title>
      <description>&lt;p&gt;As most REALTORS are finding out, working a deal on a foreclosure is not always as easy as you might imagine. The lastest struggle is that each time you put an offer in on a foreclosure you must get your buyer pre-approved by the bank that owns them. Is anyone else having problems with these crazy rules?&amp;nbsp; With all the addendums and paperwork that buyers are put through, it frustrates them and often they have to be coached and conviced to keep them from walking.&lt;/p&gt;
&lt;p&gt;It's frustrating that these great deals are so hard to close even with good qualified buyers.&lt;/p&gt;
&lt;p&gt;Oh well, the beat goes on.....&lt;/p&gt;

      <title>Thankful for blessings - instead of worrying about economy.</title>
      <description>&lt;p&gt;I have to confess that I don't have enough money to do the things I really need to do. So please understand that the above statement doesn't come from someone who has plenty of resources tucked away.&amp;nbsp; It just dawned on me at church yesterday just how much I talk about how the economy sucks mud and I join in the whining of most people because I'm earning less and need more.&lt;/p&gt;
&lt;p&gt;I'm feeling the convicition to be thankful for what I have. I have an awesome family - I'm so very blessed. They are all Christians and all my kids but the youngest have faith in God that is their own now. I have a wonderful wife who gets scared like I do about our finances, but is walking with me in trust.&amp;nbsp; The rest of the blessings are simply icing on the cake - stuff like a house, car, friends, heat (it's cold here in GA) and electriciy - just to name a few.&lt;/p&gt;
&lt;p&gt;Let's change the conversation and be more thankful for what we have and less worried about what we don't have. Our attitude is crucial to walking through this wilderness of economic struggle.&lt;/p&gt;

I want to live for God no matter what is happening around me.&lt;br /&gt; &lt;br /&gt; Check this out: 2 Corinthians 6:11-13 &lt;br /&gt; Dear, dear Corinthians, I can't tell you how much I long for you to enter this &lt;strong&gt;wide-open, spacious life&lt;/strong&gt;. We didn't fence you in. &lt;strong&gt;The smallness you feel comes from within you&lt;/strong&gt;. Your lives aren't small, but you're living them in a small way. I'm speaking as plainly as I can and with great affection. &lt;strong&gt;Open up your lives. Live openly and expansively!&lt;/strong&gt;&lt;br /&gt; &lt;br /&gt; Then check out the verses preceding this where he describes the wide open life:&lt;br /&gt; Well, now is the right time to listen, the day to be helped.       <title>A Different After-Christmas Gift - A Fresh Start!</title>
      <description>&lt;p&gt;As I sit near the beautiful Christmas tree in my living room this morning, enjoying a hot cup of coffee and reflection, I was reminded that Christmas gives another gift to all of us each year. This is a gift that usually comes after Christmas. It's the gift of a fresh start - a new beginning - yes a new year! The week between Christmas and the New Year is great for balancing the books of our lives and making the necessary adjustments to help make the new year positive and upbeat.&amp;nbsp; In this crazy economy, we find ourselves in - we could easily be discouraged. Let's take some time to reflect on where we've been and where we're going. It's a different world, so life has to be lived differently in it. My attitude toward this new and challenging world is very important in determining how I will thrive.&amp;nbsp; So when you're taking down the lights and packing up the tree - reflect on the gift of a new beginning and dream big about where you could go with a whole new year. I want the GIFT of Christmas in my life and heart all year long and I as I close the books on this year - I especially need joy for the journey ahead.&lt;/p&gt;

      <title>Close the deal - Land the plane - Great Rates: So What?</title>
      <description>&lt;p&gt;The stories I seem to be hearing most these days from REALTORS and Lenders is getting the deal closed. I've had several closings that are being bumped by a week, 2 weeks or 6 weeks! It seems that these lenders or maybe &quot;underwriters&quot; have forgotten how to &quot;land the plane&quot;.&amp;nbsp; They are really messing with peoples lives and emotions with all of this delay. Buyers are ready to give up. Sellers are frustrated that they can't move on to the next thing - it's a frustrating mess.&amp;nbsp; I'm really glad the rates are so low - it should help with refinancing, but after the lenders learn how to close deals again it will help the rest of us that touch the transaction. Hang on -it's gonna be a bumpy ride through all of this.&lt;/p&gt;

      <description>&lt;p&gt;I was headed to my son's basketball game in N. Georgia yesterday and realized that I had not had one call to set up a showing, or to ask about one of my listings. It must be Christmas!! I'm reading a little book called, &quot;Follow The Star&quot; by T.D. Jakes. He helped me see some of the beauty and simplicty of this time of year, when we adults get excited about making Christmas special for our children and sometimes forgetting what makes it so special to me. God came to us. I don't want to miss a moment of the significance of Christmas. Wonderful Counselor, Mighty God, Everlasting Father, Prince of Peace came to earth to bring me to my Creator.&amp;nbsp; Oh well, even if the phone rings of the hook, I don't want to get so busy that I miss the season of giving and receiving!&amp;nbsp; Christmas blessings to all.&amp;nbsp; DH&lt;/p&gt;

Wednesday's are generally my slowest day of the week as far as Real Estate goes, today is different. I've got several appointments for listings and I'm showing some property to a qualified buyer. It's a good day. This is also the time of year when I begin to tweak my marketing material and prepare for what the new year might bring. I'm getting a bit stuck on the marketing thing this year. I would love suggestions from fellow &quot;rainers&quot; about where to find new ideas in the marketing realm.&lt;/p&gt;
