Jaw Breaker - I had a former client call me last evening to come out to market their home. They paid $295,000 for it in 2005. They feel it is now worth $350,000. I went on to ask them what all they have done to the property since I sold it to them, as this was a new construction. They said they added a large deck and patio. I started doing my research, and the comparisons are showing that the house price they are asking for is not even close to the others that have sold recently.

Lazy or Dumb? One of my pet peeves are incomplete MLS sheets. Are we really representing a Seller very well when we don't have as many details as possible about the house. The MLS clearly asks for this information and if it not applicable, then so be it. But if it is, fill out the requirements. Many agents by pass the required items by just placing a "0" or "xxx" just to go to the next category. Come on troops, how hard is it to take a few minutes to get the room dimensions with an accutape tape measure

Does it All Boil Down to Your Commission? Are we doing our Seller a disservice by really not educating them on certain aspects of how we get paid? Take for example when we take their listing and the commission being negotiable, do you go over the coop portion with them clearly? I have seen in the computer system that some coop splits are extremely low. Even though we should not take that into consideration on behalf of our buyer/client, it is common sense we are going to look how we get paid. We need to explain to the

Do you go above and beyond the call of duty? Doesn't it seem sometimes that we become super heroes? The reason I say do you go above and beyond the call of duty is that in order to get a sale to closing we do what it takes to get it there. Today I experienced that again.
