Feedback, Why We Don't Always Get It

So you've received a call and an agent wants to show your house. Fantastic! So you scurry around and make sure everything is picked up, but being the great seller you are, the home is always show ready, so there isn't much to do, other than a quick dusting, and making sure everything is as it should be!

You anxiously await to hear from your agent with feedback. At the time you listed your house your agent told you that feedback is generally provided within 24-48 hours and it would be sent to you as soon as it was received.

24 hours go by and nothing, so you check in with your agent to see if they've heard anything. And they haven't.

48-72 hours pass with no feedback. And your agent is trying to get something to no avail.

Unfortunately not all agents provide feedback, and many of them have valid reasons.

It may be that their client is very interested in the property and they don't want to give away how much interest there is. The client could be checking into financing, prior to deciding to make an offer, or comparing your home with another and trying to come up with a decision that makes sense for them. And their agent, who is working in their best interest is not going to tell the seller "We love the home, it's perfect everything we've been looking for & we think it is priced below market value" because they want to be able to negotiate fairly.

It may be that there was no interest at all, and many agents act on the belief that if they aren't going to send an offer on the property, that is feedback enough.

There are agents that feel it is not up to them to tell a seller that they are overpriced, the home needs cleaned/updated etc, because they feel the listing agent should do that. On the flip side of that, sometimes they look at feedback as critiquing a home & if it is priced right, in great condition, they feel the seller and sellers agent should already know that.

While it is discouraging to leave for a showing and then get no feedback at all, it does happen. I'm not saying its right or wrong, unfortunately its a fact of the business.

But if you look for the positive, you have just let at least one agent and one consumer take a look at your home, and if it isn't the right one for that buyer, the agent may have another buyer it would be perfect for, or the buyer may have a friend/family member who is also looking that the home may be perfect for.

Don't Think They Want to Sell

Today while out showing homes, I was once again reminded why I love my job. Every day is different, and you never know what is going to happen.

It started out well, but as the day went on, things got a little scary. We arrived at one home, where the seller was still home along with his two kids, and three cats. I knocked on the door before entering as we did see a vehicle in the driveway, and the garage door was open.

The seller answered the door, and I introduced myself & verified that the showing service had notified him of the showing. Yes they had he told me, but we’d caught him at a bad time, as he was trying to make the kids clean the house.

I told him we would be quick & the buyers and I made quick work of taking a look at the house. Unfortunately they probably should have started cleaning the house long before they did, because the sink full of dirty dishes, full litter box, overflowing trash cans & toys scattered thru out were not as bad as the cobwebs, and the white doors and walls that the filth completely stood out on.

A quick look thru, and we were gone. On the way to the car the buyers said that they will pass, not sure if it was filth or the strong smoke smell that turned them off, but on we went.

We went to another home in the same subdivision that was on our list. Unfortunately these sellers hadn’t shoveled their driveway, and there was still about 6 inches of snow from the latest two snowstorms we’ve had. We were prepared for this one though, as the listing agent had put in the showing instructions, “home does not show well, needs cleaned”.

What we were not prepared for was the door being open, no cars in sight & a pit bull that came running out of the door growling & barking at us. And it wasn’t a friendly bark, we immediately turned around and went back to the cars. So, not sure how bad the interior was, but I did let the agent know that we didn’t make it in due to the dog.

At the end of the day we decided these two sellers did not really want to sell. Fortunately there are other homes to choose from out there, so we will keep looking.

February Snow

Well, its arrived, like it or not. The snow here in Central Indiana has been falling since before noon and continues to fall at a steady pace.

My baby girl Tamara (pictured above) is not a fan of the cold, but loves to run in the snow. I don't know if she gets that it's just as cold with the snow as it is some of the other days. Maybe it's because she can run & kick up the snow!

The meteorologist are predicting up to 8 inches before it subsides tomorrow afternoon, and there is another storm heading in on Tuesday.

Super Bowl is this weekend, so I am not working. Sellers are having Super Bowl parties at their homes, & buyers are attending Super Bowl parties. So while I would normally do an open house or two on Sundays, that won't be happening this weekend.

Guess I'll hang out with Tamara & temperature permitting take her out to play!

Only 106 Days Left!

It is time to get out there and find your home. Don’t keep sitting on the fence, you will run out of time. But you are thinking, “106 Days, seems so far-off.” Well it’s not, the time will fly quickly.

That means if you are wanting to take advantage of the Extended/Expanded tax credit it is time to get moving. Interest rates are still low, there is a great inventory of wonderfully priced homes on the market. But here is the catch- your future home must be under contract by April 30, 2010, and close by June 30, 2010.

So why I am saying that you need to start now? MIBOR statistics show that in the Central Indiana area, the average buyer takes 9.5 weeks to find the home they are going to buy. So that means if you start today, it would be the end of March before you find your dream home. You then have your REALTOR present your offer. There may be a counter offer, negotiations could take a couple of days. Once all parties are in agreement with the Offer to Purchase and have all signed off on this offer, you will have a contract.

Also, if you are thinking of selling, now is the time to get your home on the market for the same reasons. In order to get an offer and take advantage of the Tax credit for move up buyers your house needs to be on the market.

New Family Member

Many of you may or may not know that I have two children that are grown and off doing their own thing. I truly enjoyed being a mother, even when I thought I would pull my hair out, or theirs. With both kids gone, my husband felt I needed someone to mother. I truly didn't want to adopt a child, because honestly I didn't think I could handle another session of "teenage love drama" and all things associated with it.

So we opted for the next best thing- we rescued a retired racing greyhound. So once again we have someone to parent.

Our new baby came to us on January 30, 2009. She will be 4 on April 2nd. Her name is Tamara, and she loves to play. But she also likes to sleep. She loves us unconditionally, and she is happy to see us come home, and sad when we leave. We are still trying to figure one another out, but are getting better every day.

My cousin has 6 greys that they have rescued. Don't know if we can handle that many, but we can certainly handle one.

She is very energetic at times, and absolutely loves to go on walks. If we get her leash, she will sit down in front of us, so we can attach it to her collar and she races to the door.

I've heard that pets will keep a person young, which is a good thing! I am forced to get my exercise, because I do have to walk her, or rather she walks me! She is pretty good with older children, and seems a bit afraid of smaller ones & will hide behind us if the little ones go towards her quickly.

Looking For an Insurance Agent?

One thing that many homebuyers will need is Homeowners Insurance. Where do you start? Certainly you can ask friends and families for a referral. I can recommend a fabulous agent.

I will admit I am one of those people who doesn't adapt to change in my personal life very well, so I hadn't really given much thought to shopping around to see if I am getting the best rates. A very dear friend of mine began a career with Indiana Farm Bureau Insurance, and asked for my business. Not only can she offer Homeowners policies, but automobile, renters, life insurance and more.

I did have her review the coverage's we had with a competitor and provide me with what she could do for me. I was shocked with the savings, it was a no brainer, to switch from my previous agent of 15 years to Teresa Capps.

She is the epitome of Customer Service. She reviews our policy periodically and lets me know if I am able to get more coverage for less money, or that the premiums will drop, etc. I never heard from my previous agent, unless I initiated the phone call to make a change to my policy.

Personally, Teresa is a wonderful mother, and friend. She is very active in her children's activities, having coached some of their sports teams, and always there when needed.

Now is a fabulous time to buy. There is a variety of inventory to choose from, lower home prices, and low interest rates. Why wouldn't you want to buy now? Have a home to sell? Put it on the market. You may end up pricing it lower than what you really want out of it, but if you are looking to move up, think how that will translate into the savings you will receive on your new home.

Here's a Sign

While showing homes this past week, my clients and I arrived at a very nice home. Priced well, and from everything we had been able to ascertain prior to going in the home, this could have been a winner.

The outside needed a little TLC, but nothing a little paint & landscaping couldn’t cure.As we walk into the kitchen with the beautiful ceramic tiled floors, new cabinets, and many of them. Things were looking good. Right number of bedrooms, as well as great sizes. It was a bright sun shiny day, and the home had many windows, so we didn’t attempt to turn lights on, because they weren’t needed.

As I walked around the island in the kitchen, I noticed a pair of chest waders on the floor. I commented that there may have been a water issue, which would explain the waders. And the buyers and myself thought it may have been in the kitchen, as the dishwasher was pulled out.

Boy, were we ever wrong. The buyer decides to go down and check out the basement. He opened the door and as he stepped onto the 4th step leading to the approx. 800 square foot basement he steps into water. We pull out flashlights, after determining there was no power and find that the basement is FULL of water. No kidding.

Now I have been shown homes that the power had been shut off and the sump pump wasn’t working and have seen up to 3 feet of standing water in a basement. I have never seen anything like this.

So you never know what you may find when viewing homes, but in the words of my buyer, “If you see waders, turn on lights or flashlights before attempting to go into the basement.”
