Special Census Numbers...Where are ALL the People? - 04/30/08 01:51 PM
According to The Daily News Journal, " Months into their third special census this decade, Murfreesboro and La Vergne each have heard from less people than they did five years ago.
La Vergne set a goal of 27,000, while Murfreesboro expected to hear from close to 100,000 residents. By Monday evening, La Vergne had 21,500 responses and Murfreesboro had 75,695, compared to the 2003 counts of 23,863 and 78,083, respectively.
"Many people just aren't answering the door or are otherwise avoiding the census workers. Many feel it's an intrusion on their privacy and just refuse," said La Vergne spokeswoman Angie Mayes, adding … (0 comments)

According to todays Daily News Journal, "The Rutherford County Industrial Development Board accepted a non-binding memorandum of understanding this morning between the county and the Bible Park developer for the financing of the proposed theme park.
Under the memorandum, property tax from the park and a 5 percent privilege tax on sales made inside the park would go to pay down bonds for the development.
The plan doesn't allow for the developers to receive any tax revenue generated outside the park as the developer had originally proposed. All sales tax revenue, including from the park, would go to the county. The plan would … (0 comments)

Former Mayor Joe B. Jackson dedicated lifetime to Murfreesboro - 04/23/08 01:09 PM
According to The Daily News Journal, "Longtime friends remembered former Murfreesboro Mayor Joe B. Jackson, 87, who died Tuesday afternoon at Middle Tennessee Medical Center, as a dedicated personal friend and as a friend to the city. "He is one of the best friends I ever had," said Willard Peery, fighting back the emotion as he spoke. Peery said he visited Jackson at the hospital, where the former mayor's health had been declining for the past two or three days.I guess we first met when we moved to Murfreesboro at St. Mark's United Methodist Church," said Peery. Average Home Buyer Can Not Afford a Home - 04/22/08 04:34 PM
According to a recent article by bankrate.com, the average home buyer still can't afford a home within their means.  I really enjoyed the article and wanted to share it with all of you.
One of the worst things about today's real estate market is that there doesn't seem to be any silver lining in that big black cloud.
Normally, you'd think dramatically falling prices would make homeownership possible for more moderate-income families.
But even with homes more affordable, the median price in many markets is still out of reach for a median-income family, according to "Paycheck to Paycheck: Wages and the Cost … (1 comments)

GO GREEN REALTORS (Part 2) - 04/22/08 04:30 PM
There's no question that REALTORS are tech-heavy users and are especially dependent on printers and supplies. That means they can produce a lot of waste that can be bad for the environment.
2. Conserve energy
Turn off your computer when you know you won't use it for an extended period of time.
Turn on power management features during shorter periods of inactivity. Power management allows monitors and computers to enter low-power states when sitting idle. By simply hitting the keyboard or moving the mouse, the computer or monitors awakens from its low-power sleep mode in seconds. Power management tactics can save energy and help protect … (0 comments)

GO GREEN REALTORS (Part 1) - 04/22/08 04:22 PM
There's no question that REALTORS are tech-heavy users and are especially dependent on printers and supplies. That means they can produce a lot of waste that can be bad for the environment.
1. Recycle
print cartridges - Between printing marketing materials in volume and contracts galore, REALTORS can really use up their print cartridges. Don't toss them in the trash! HP makes it easy (and free) to be good to the environment. Use postage-paid, pre-addressed labels or envelopes to return your printer cartridges so that HP can recycle and dispose of the parts responsibly.  Go to http://www.hewlettpackard.com/ and find out more.

Environmental mind-set vital to our FUTURE - 04/22/08 01:32 PM
"As Earth Day arrives today, Rutherford County needs a reminder that we have many environmental situations to deal with on a daily basis. They can't be put off for another generation or they will only be compounded.
As home to the state's largest landfill, Middle Point, in Walter Hill just north of Murfreesboro, as well as the county's old landfill one hill over, Rutherford County must maintain a close watch over its water supply, Stones River East Fork, which meanders nearby toward Percy Priest Lake.
Monitoring the river's quality is up to Allied Waste, which owns the landfill, and the state Department … (0 comments)

Bible Park tax plan doubtful for May 2008 - 04/22/08 01:17 PM
According to www.dnj.com, "Developers may have missed their chance to have the entire Bible Park USA project considered by the Rutherford County Commission in May.
Developers of the $175 million to $200 million Bible theme park had said they hoped the County Commission would approve the financing package at its May 15 meeting, when the commission is set to consider the zoning for the 282 acres in the Blackman community.
Rutherford County Mayor Ernest Burgess, who met with park developer Armon Bar-Tur Monday, said he anticipated a complete proposal for the public funding portion of the Bible Park USA project would be … (0 comments)

Rutherford County Commission mixed on Bible Park - 04/20/08 11:09 AM
Less than a month before developers of Bible Park USA hope to have the project approved by the Rutherford County Commission, many commissioners say they still don't know enough about the development.
Developers of the $175 million to $200 million Bible theme park have said they hope the County Commission will approve the financing package and rezoning request at its May 15 meeting.
The county is still waiting on a formal proposal from the developers as to how much of a tax break the developers will be asking for and what the details of that deal would be.

8 REASONS WHY FSBO NEED YOUR PROFESSIONAL SERVICES - 04/18/08 10:15 AM
Have you ever gotten the objection, "Why should I use a Realtor rather than sell my house myself," from a FSBO?  If so, here are some great reasons why EVERY FSBO should be using a Realtor.
1. You can sell their house for more money.According to the 2003 NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers, the typical FSBO home sold for $145,000, compared to $175,000 for a salesperson-assisted home. This means that even if FSBOs pay you a 6-percent commission, they will realize $164,500. 2. You understand how to complete the many contracts, forms and disclosure statements required in a … (2 comments)

Why Clients Won’t Move Forward and How I Respond!!!! - 04/18/08 09:01 AM
As many of us know all too well, what buyers and sellers tell you may not be the real story. It's up to you to uncover the truth about a client's ambivalence. A savvy Realtor can infer a lot from the stated objection and determine how to proceed effectively.  I recently read an article in which Dennis Caracciolo of RE/MAX Accord in Danville, Calif. gave great ideas on why clients won't move forward in the home buying/selling process.  Here's his outline for responding to common client objections:1. NO MONEY. Buyer: $555,000 for this? I won't and can't pay that much!(Money may or … (3 comments)

According the the NAR there's one sign that your market is improving that you can't miss, and that's when your phone rings with new customers ready to buy or sell. But there are other indicators - not including the familiar days-on-market, new listings per month, and new contract activity - you'll want to monitor to see if a sales turnaround is imminent.
Here are a few signs that NAR suggest that the housing market may be picking up in your area:Fewer Builder Concessions Look for new-home builders in your area, as a sign of new confidence, to curtail their offerings of … (0 comments)

New Era for MTMC as ground breaking takes place on NEW Hospital - 04/17/08 02:56 PM
Nearly 400 people gathered Wednesday afternoon on Medical Center Parkway in Murfreesboro to celebrate a long-awaited birth.
It was an ideal day to be born - the sun beamed, a cool breeze blew, fireworks were released and a jazz trio played smooth tunes.
They were commemorating the birth of a new hospital - Middle Tennessee Medical Center.
Hospital officials broke ground on the new $278 million, 560,000-square-foot facility, which is expected to be completed by August 2010.

"I like to think that people trust us," said Washington, who led all vote-getters. "If they don't trust us, we have a problem."

This is Part 4 on a series of post about how to present a GREAT listing presentation.
4. Believing that one size fits all. With today's technology, real estate professionals have never had it so good when it comes to presentations. Unfortunately, many real estate professionals tend to develop one stand-alone presentation that they use for all of their appointments. In reality, one size does not fit all. Prospective sellers, types of properties, and other factors determine what type of presentation you should give and what information should be contained in the presentations. For example, a buyer's presentation for "first-time" homebuyers will need to … (2 comments)

Bible Park would BOOST Rutherford Co. Tourism - 04/07/08 01:14 PM
A lot of attention in the past weeks and months in Rutherford County has been focused on the proposed Bible Park USA. There are valid questions from many perspectives about the project, as there are with any large-scale development. From a tourism standpoint, the Bible Park would mean a huge boost to our economy.
The goal of the Convention and Visitors Bureau is to bring more visitors into the county. Tourism is one of the largest industries in Tennessee. Employing 381,400 individuals and generating $13.4 billion in revenues in 2006, tourism indeed has become one of Tennessee's most important "cash crops."
