murfreesboro realtor: Developers: “Bible Park USA will be “Green” Tourist Destination - 05/12/08 04:45 PM
Officials with SafeHarbor Holding, LLC, developer of the Bible Park USA have committed to developing the Park in a way that is both "sustainable and carbon-friendly," according to Armon Bar-Tur, the Park's developer. Developers said in a release today that the geothermal energy used to heat and cool the Park to the significant green space that surrounds it, the grass pavers that replace traditional asphalt in parking areas, and an aggressive recycling program inside the Park will make the development a model of environmental responsibility for Rutherford County and indeed all tourist attractions. "We are committed to ensuring the Park itself, (0 comments)
A petition may make it much harder for the developers of the Bible Park USA to get their development approved. The petition, signed by landowners of property surrounding the 282 acres where developers hope to build the Bible theme park, has been submitted to the Rutherford County Planning Department. If validated, that petition would require that a proposed rezoning of the land be approved by two-thirds of Rutherford County Commissioners rather than by a simple majority. The 21 member commission is set to vote on the rezoning Thursday. In order to force the two-thirds vote, the petition would have to (0 comments)
murfreesboro realtor: New appraisal practices could affect the PRICE of your next Home - 05/12/08 04:32 PM
According to a recent article I read in The Washington Post, by Ken Harney, "A major legal brawl is breaking out over how homes are appraised, at what cost, and by whom. The outcome could directly affect the price you pay for your next piece of real estate, and the amount of mortgage money you can obtain. The fight centers on an unusual agreement reached in March among Fannie Mae, Freddie Mac, their federal regulator, and New York attorney general Andrew M. Cuomo. The agreement took the form of an out-of-court settlement under which Cuomo terminated an investigation of the mortgage (2 comments)

Accordig to the Daily News Journal (DNJ), "Thanks to Atmos Energy Operations of Tennessee and the Rutherford County Habitat for Humanity, Dorothy Hammond is the proud owner of a new home. The local Habitat chapter dedicated its 76th home in the county Thursday afternoon, with the sponsorship of the home being funded by Atmos Energy. Not only did Atmos Energy sponsor the home at 614 Reid Ave. in Murfreesboro, but the company also provided the majority of the volunteers who built the home. Hammond also put in a number of sweat equity hours on her home and has said many times: "It (0 comments)
murfreesboro realtor: 8 REASONS WHY FSBO NEED YOUR PROFESSIONAL SERVICES - 04/18/08 10:15 AM
Have you ever gotten the objection, "Why should I use a Realtor rather than sell my house myself," from a FSBO? If so, here are some great reasons why EVERY FSBO should be using a Realtor. 1. You can sell their house for more money.According to the 2003 NATIONAL ASSOCIATION OF REALTORS® Profile of Home Buyers and Sellers, the typical FSBO home sold for $145,000, compared to $175,000 for a salesperson-assisted home. This means that even if FSBOs pay you a 6-percent commission, they will realize $164,500. 2. You understand how to complete the many contracts, forms and disclosure statements required in a (2 comments)
murfreesboro realtor: Why Clients Won’t Move Forward and How I Respond!!!! - 04/18/08 09:01 AM
As many of us know all too well, what buyers and sellers tell you may not be the real story. It's up to you to uncover the truth about a client's ambivalence. A savvy Realtor can infer a lot from the stated objection and determine how to proceed effectively. I recently read an article in which Dennis Caracciolo of RE/MAX Accord in Danville, Calif. gave great ideas on why clients won't move forward in the home buying/selling process. Here's his outline for responding to common client objections:1. NO MONEY. Buyer: $555,000 for this? I won't and can't pay that much!(Money may or (3 comments)
murfreesboro realtor: WHAT ARE THE SIGNS THAT THE HOUSING MARKET MAY BE PICKING UP - 04/18/08 08:54 AM
According the the NAR there's one sign that your market is improving that you can't miss, and that's when your phone rings with new customers ready to buy or sell. But there are other indicators - not including the familiar days-on-market, new listings per month, and new contract activity - you'll want to monitor to see if a sales turnaround is imminent. Here are a few signs that NAR suggest that the housing market may be picking up in your area:Fewer Builder Concessions Look for new-home builders in your area, as a sign of new confidence, to curtail their offerings of (0 comments)
