Treasure Valley Idaho Real Estate Market supposed to be slow in Dec?

You would think the Boise area Real Estate market would be slow in December. For some reason, December is always pretty busy for me. I try to think about the possible reasons when I have time to ponder the thoughts.

Is it because other agents are on vacation I wonder? Everyone just to busy shopping and preparing for arriving relatives or friends....

Then another thought. How did I end up in Idaho? Well, I came during my days off over Christmas and Thanksgiving to visit my wife's family and check out Idaho.

Guess what we did while we were in town a decade ago with our spare time? That's right, we looked at houses and started considering the move to Idaho. With the great economy, business friendly, awesome outdoors activities, abundant beauty and wildlife, I could go on. But back to the topic.

Thats whats going on. My past clients who have done something similar in their own journey to Idaho as well, now have family visiting and looking at the possibilities to do the same. Be it grandma, brother, sister, friend, they are now visiting and considering a move.

And of course, another reason. The market is doing very well in the Treasure Valley and is on the upswing. I've seen some nice recovery going on. So there is some sleeper deals out there to grab before the market heats up this spring.

So in this crazy slow month of December, stay in touch with your friends and family if your not already. Make sure your not a secret agent. You just might have some showing to do that will pay off in the spring. Or possibly a great start to 2013!

Fannie Mae declines another solid short sale deal, seller stunned

Had 2 solid offers on my clients home. The asset manager countered back on the first offer $23K higher than it was worth. Buyers walk. (I know this because it was listed at this higher price and had plenty of looks, but no offers due to condition/distress)

Procure another offer within a week. New asset manager assigned. 2nd offer now countered $10k higher. Buyer agrees to go halfway and bumps it up $5k. Now the asset manager sends it to the oversight panel. No word. Auction date is fast approaching. Still no answer on Monday, auction is tomorrow! I call and call, email, call. All I get is, sorry no response fro the "panel"

So I call Seterus. They tell me the notes say no resolution, foreclosure moving forward, or something like that.

Then I recall a Blog I read here on AR from Mark Karton in Vegas; See this very good post below......

It appears to be very true. Fannie Mae definitely is up to something. And it is sad for the sellers. After I got word it indeed was bought at auction this morning, I had to tell my clients. They were stunned. No relocation assistance, nothing. When I dropped by to grab my lockbox and sign, the poor owner was sitting in the garage entry in a chair. Just sitting. Thinking, wondering, now what I assume. Tough and sad converstion.

You see, these folks at Loan Resolution told my clients if they cooperate and do this short sale, they could get some assistance to move and find a rental or something. They did everything they were asked. And got slapped upside the head again. Its bad enough they lost their jobs, now their home, and now they are with no funds to move. Now what?

This is the first time I have ever been tossed to the side with a perfectly fair offer on a Fannie Mae loan or any short sale for that matter. So it appears, this is the road we are going down now. Not good for sellers. Or the buyers that will overpay with a "no appraisal" Home-step offering. Great idea.

Zoo Boise Monkey found dead;My rant on the matter.

I don't like writing about negative things and happenings in my wonderful Boise area home. But I am so irritated that something like this could happen ANYWHERE, not just Boise, ID.

While the NW news channels has covered this event, I feel the need to speak to it some more. A 22 year old male from Weiser, ID at about 4:30 am last Saturday morning was ran off by security after the alert guard heard some noises near the Primate area. The police got there in seconds only to find one of our 2 monkeys laying out by the fence dying from blunt force trauma to the head and neck. Vets were rushed to him, but he succumbed to his injuries soon after. The 22 year old and another person not yet identified, didn't get caught until Monday.

This 22 year old was caught and so far is being charged with 2 Felonies, and the "friend" that was with him was not charged. Why? Because he was on the other side of the fence. I'm sorry, since when is it okay to drive the getaway car at a drive by shooting or a bank robbery and not get any charges? Hopefully the prosecuters office will change their minds. If he didn't call the police when he knew what was about to happen, he's GUILTY and responsible for what happened at least in part.

At least this 2.5 foot tall little guy got some licks in before he was beat to death. As he reported to a hospital for injuries that did not make sence to the ER doctors. Who then reported it, helping the police peice it together along with a hat left at the scene of the crime.

This community is outraged, how do you tell your kids some idiot killed one of the monkeys at the zoo. What kind of drugs makes a person do something like this? I have an idea. Was he so drunk he thought he's drop into the cage and just take a monkey home? And then found out the monkey wasn't playing? So you beat it with a big stick?

I can only hope both of these fools get the book thrown at them, yes you, the guy who didn't "enter" the cage. Whatever, your guilty. Enjoy your prison stay, with the guys who have kids that went to that zoo to see the monkeys.

Okay, my rant is complete. Thats how I see it. We will miss you little guy. And your partner already does.

I finally made it the 50,000+ points club, look out 100K, here I come!

Although I haven't been blogging as regular as I had been, I consistently use Activerain on a daily basis. Most recently for a pretty nice home in Utah. I posted the need for some assistance out that way, and within 10 minutes I had about 15 responses! Had to delete it after I had plenty to interview and choose from at that point.

This morning when I logged in, I noticed a big 50,001 in points. I still have a long way to go to join the ranks of the 250k+ club, but at this rate I might see it in the next 12 months. I enjoy reading all the post's and blogs and the information and support from everyone is top notch. I just wish I would have found Activerain sooner in my career. Since I've been a Real Estate Professional 2002, I'd probably be and Ambassador by now :-)

Thanks to everyone who has read my post's, commented on them, and responded to my referral request's. And thanks to all those that post some great reading as well!! I enjoy it emensly! Boise Area Real Estate is running low on inventory. I have a listing that the seller thought would be a short sale headache. After I did my homework, I realized we could pull this off without a short sale. The house is not in pristine condition, but it is in a desirable sub.

As I told my seller this would probably happen, we had an offer on the table in 7 days. And about a dozen showings in the same period. The comps were there to back it up price wise, but I was a little concerned about the interior. But priced right, someone could put in the paint and carpet they like and call it good.

We may even have a back up offer coming in. But I still worry about the appraisal!!! I used to worry about the inspections, but that seems to be a non issue lately. I have read and experienced the horror stories of these conservative appraisers killing deals left and right.

Although I think we are not on the high end of the market in this sub, it still bothers me. The financing is conventional, so maybe the appraiser will do a drive by and look at the comps and we're done.

Sellers, don't jump to conclusions that you will have to short sale to sell your home, have a professional Realtor take a look and see if the market has come to you. You might just be pleasantly surprised.

I’m New and My Broker Said Figure It Out

I’m New and My Broker Said Figure it Out…the exact words I heard from an agent that had just submitted an offer on one of my listings.

I reviewed the offer and called him because the offer in terms of price and contingencies was solid but, the paperwork side was a debacle. Missing addendums, missing initials, clerical errors – it needed cleanup before I could sit down with my sellers. My first thought when I looked at it was what a lazy agent (shame on me) but, when I called what I heard was something completely different.

I’ll call the agent Joe for the purpose of this post. Joe explained that he was very sorry but, he did the best he could, he’s new, this is his first time submitting an offer and he asked his broker for help but, he told him to figure it out and that it’s sink or swim. What??? My initial reaction was to call the broker but, that likely would have been a waste of time seeing that he can't be bothered won’t help someone that works for him.

Everyone is a newbie at some point and getting your license doesn’t teach you how to write an offer – among other things. You need a mentor to help you learn the ropes and one would hope that would be your broker or a seasoned agent in your office. I respect that Joe was honest, it's not always easy to swallow your pride. I told him I’d email what addendums he was missing and where his clients needed to sign along with the clerical changes that needed to be made and cc his broker. Within a couple hours he had sent everything back and the contract was ready to present to my sellers – we ratified 24 hours later.

To date the broker has never responded; I’m sure he doesn’t care. It’s obvious that Joe wants to succeed and has potential but, without the right person to guide him it’s going to be that much harder. After you get your real estate license where you choose to hang it is a big decision. Interview with different brokers and ask questions about what they offer new agents in the form of training and support. It could be the difference in being a licensed agent or being a successful licensed agent.

Boise Area Real Estate Market Update

Market seems to be cooling off a bit while the temps skyrocket. Ada County reported some good news today however, according to our local MLS, New housing starts are up 65%(612 new homes sold) compared to the first 6 months of last year. Canyon County is up 68%,(121 new homes sold) from last years first 6 months.

That's good news as we still have less than 6 months of inventory, keeping it a sellers market. However, it seems like a lot of buyers are "cooling off" to the idea of dealing with multiple offers and not getting a screaming deal since a lot of sellers are taking advantage of the upswing. Be careful though sellers, you can get a better price than before, but agents and sellers, compare Apples to Apples if you know what I mean.

I know of a house in my Sub that is priced exactly as a comp that just sold. Problem is, it does NOT even compare. So it will sit. Oh well. they are out there. And keep in mind, it still has to appraise!!

Idaho's largest car show/event and 3rd largest throughout the Pacific Northwest! At the Fairgrounds. Well over 1,000 hot rods, muscle cars, classics and antiques parked on the grass. This automotive event is more like a state or county fair. Northwest Motorfest is family-friendly and alcohol-free. The cruise on Saturday Nighthas usually been in downtown Boise. This year its been moved to Meridian!! Boise dropped the ball and gave away their annual slot to another even. They offered up a Friday Night Cruise, but instead, opted for Meridians first HOT ROD cruise!

Being a big car buff, I can't wait. Wish I could enter some of my past muscle cars, like my old 69 402 Chevelle!!(SS396/4spd)

Boise River Recreation Park Grand Opening tonight at 6!!!

Dedication at 6pm tonight (Thursday) New Boise River Recreation Park is for different water craft like kayaks. Kayakers can play on the river with a new "Wave Shaper" installed on the river to create different whitwater effects.

Pretty cool to have this right in town, just another thing to love about Boise, ID. Soo much to do in the great outdors without even leaving town. And if you do leave town? Its still lesss than 2 hours to any mountain river, lake, stream, hike, hot springs, hunting, fishing, kayaking, rafting, heck, we are the only landlocked state that still have sea run Steelhead and King Salmon that swim all the way in to our great state! And oh, this is just summer fun, dont get me started on Winter Fun! Stay Tuned!

Police and incident responders on the connector today

It was so cool. I was headed into Boise today off I84 on the connector. I always keep the speed under control due to it being a 55 zone heavily worked by Boise’s finest. (Boise Police Dept.)

As I was headed in to downtown for a meeting with Ada County, I noticed a slow moving incident response truck, and a squad car in front of it just creeping along. As I got as far over as possible to give them space, I was giddy to see what the fuss was.

It was an escort for a mother goose!! She looked a little upset, but she was marching toward the off ramp with the officer behind her, escorting her off the busy connector and guarding her from traffic. Pretty sure it was a she from her plain brown plumage. She did appear to have her feather ruffled a bit, but she looked healthy.

Maybe to healthy, since she couldn’t clear the concrete barriers she somehow got trapped behind. Not sure if she was escorting her babies and couldn’t make it through the rain gaps her babies did, and then couldn’t make the jump over, or if she had a bad landing or a close call with a car trying to cross the road.

But either way, it was very cool to see our wildlife being protected by our fine police department and incident responders patrolling the connector and the rest of the Boise area. This time of year, watch a little harder for those moms trying to get those babies across the road safely. Even if you have to block a little traffic, once the other motorists see what and why, you usually get a smile and a nod. And if not, that’s just fine with me.

Happy Fathers day dads.

True story from a Trulia lead. Kinda Funny

So I get this lead sent to my phone from Trulia. As a good agent, I responded the second I got it. A female answers the phone, although a male name was on the lead. So I asked for the gentleman, and she said he was busy right now. I responded that he had just called me on a property he was interested in. She said she could talk to me about it.

So I engaged in telling her about the property. She went on to tell me she made a LOT of money in a short amount of time with their business. $40K And, she wanted to put that down and pay the balance off in another 30 days and not involve a bank. Roughly another $30-40K. Hmmm.

I told her that was possible. Kind of a short-long term escrow if you will. When I asked for the email again to verify, lets just say "smoke effects" was implied. Again, I think. Hmmm. Must have a hell of a tobacco discount store going.(right? lol) ok, got everything I need, shoot her some listings. But before I could follow up, I surprisingly met my potential clients.

Unfortunately, it was on the evening news. OMG! There they were. Spice store busted. Their faces and names blown up on the big screen on the 5 o'clock news. Store shut down, $45k in cash confiscated, 3 arrest's. That's a first for me. Have never met potential client/customer that way. I won't say where or who to protect the innocent until proven guilty. But wow, how bizarre is that?

Guess I won't be hearing back on that lead. :-) I think they're going to be a little short on cash.
