I must make a comment about how pleased I am to see one of our own, Jordin Sparks, on American Idol.   Last week she made us proud.    I had my family ready with our phones in hand ready to vote for Glendale Arizona's pride and joy.   
Jordin Sparks, who is a student at Sandra Day O'conner high school is the daughter of Phillippi sparks, who played football for the New York Giants and Dallas Cowboys.    She is 17 and has been active in musical events and contests since she was young.

New Estrella Mountain Open Air Mall in Goodyear Arizona - 02/27/07 08:26 AM
Developers have proposed an open-air mall in Goodyear, Estrella Falls.   The mall will be north of Interstate 10 between Estrella Parkway and Bullard Avenue.   The plan is for a 300 acre mall that will include hotels, offices and of course shopping.  Expected tenants are Harkins Theatres, Dillard's and Coach.   The mall is schedule to open in Spring 2009.

Douglas Ranch Development in Buckeye - 02/27/07 08:23 AM
And so, Buckeye continues to amaze in its development.   Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009.   The development is planning 100,000 homes and will have a 300 acre central park.    This park will house cultural and entertainment events as well as sports fields.   This would be the largest park in Arizona. 
Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions.   The community is planning 27 elementary schools.

Peoria's Celebration of the Arts 
Mark your calendars for the Peoria's Celebration of the Arts.    This annual event will be held on March 16-17, 2007 at the City of Peoria Municipal Complex.    The hours of the event is 5 - 10 pm on Friday and Saturday 10am - 4pm.  This festival includes an array of fine art as well as live music covering genres such as jazz, classical, blues and rock.   There are activities for children, various food choices and a wine tasting.    See you there!!!

Women Purchase one in Five Homes. - 02/26/07 09:36 PM
A study was performed by the National Association of Realtors that 1 in 5 home buyers were single women.  Single men purchased only nine percent.  In addition, a study by the Harvard University's Joint Center for Housing Studies attributed this trend towards a larger number of unmarried women, more women delaying marriage until later and more single women are forming their own households.  
How does this trend impact the real estate market in the Phoenix Arizona area?    More women are purchasing condos and townhomes due to their limited upkeep and increased security.  This trend should not necessarily impact marketing efforts in … (2 comments)

Planned Improvements for I 17 in Phoenix Arizona - 02/23/07 12:48 PM
 
Many have talked about the upcoming improvements for I 17 in Phoenix Arizona.    I thought I would take a minute and show the map provided the Arizona Department of Transportation.   As you can see Phase I of the project will:
1)  Modify the Deer Valley Road exit off of I17.
2)  Add an extra lane from the 101 to Carefree Highway.    This is a tremendous help due to bogged down traffic to communities in the north such as Anthem, Tramonto and Sonoran Foothills.    This will also help traffic exiting on the Carefree Highway and heading east to Cave Creek Arizona.

      First and foremost do get pre-qualified.  Good Realtors will not show you homes until you have been pre-qualified for a loan/mortgage.  Ask your Realtor for advice in accomplishing this easy task.

Real Estate Market Recovery is coming - 02/14/07 12:29 AM

Great news.    Economists are projecting that the end of the real estate decline is near completion.   David Lereah, the chief economist for the National Association of Realtors recently was quoted as predicting a steady rise in existing home sales in 2007 and into 2008.  He predicted the new home sales will suffer into latter into 2007 due to their large inventory of homes.   Additionally he believed that home prices have leveled and since mortgage rates are still favorable home sale activity will pick up and even allow modest price gains later in the year.    This will occur when the balance between … (8 comments)

New Glendale Arizona Baseball Stadium - 02/12/07 11:19 PM
In the news today is the latest developments with a bid for a new baseball stadium in Glendale Arizona.   The stadium will be on the northwest corner of 107th Avenue and Camelback and will be the spring training location for the Los Angeles Dodgers and Chicago White Sox.  The stadium will 12000 seats and 3000 lawn seats.   Currently the plans are out for bid.    The hope is to have the baseball stadium ready for spring 2009.     I think this is a great addition for Glendale Arizona.   Not only does Glendale Arizona have terrific football and hockey arenas.    They now … (1 comments)

Growth Projections for West Valley – Peoria, Glendale, Litchfield Park, Goodyear, Buckeye - 02/12/07 02:28 PM
At the annual WESTMARC economic forecast breakfast held on January 31 growth projections were discussed.     At the breakfast economic forecaster Elliott Pollack told the group that currently 36 percent of the valley's population was in the West Valley.   He mentioned that back in 1990 only 32 percent of the population was in towns such as Glendale, Peoria, Buckeye and Surprise.   Ellliott Pollack suggested that he believed the West Valley population would grow to be 51 percent by 2010 and 58 percent by 2020.    Areas that should expect aggressive growth are Peoria and Surprise.    His comments are that Buckeye is just starting … (3 comments)

Cave Creek Home Sale Statistics for 2006 - 02/09/07 07:53 AM
I've spent my morning looking at sales data for resale homes in the valley.  These statistics confirm what is being said in many real estate news sources - that the quantity of homes being sold in our area has diminished, but that the actual home prices have dipped only slightly.    Following are some of the data I was able to pull together.

Sun City Grand, Surprise, Arizona - Considers Minimum Age Alteration - 02/08/07 01:03 PM

It has recently been in the news about Sun City Grand's discussion of changing its age guidelines.    Historically when Sun City Grand, a Pulte/Del Webb development, was built, newly built homes were only allowed if one person on the title was over the age of 55.  The exception was that 10% of new buyers of new builds could be under the age of 55. All resale homes had to be to individuals that met the over 55 requirement.
