Yes, the housing market is struggling.    I'm happy to report that the average selling price in Tatum Ranch has stayed relatively even.   
In September 2007 thirteen homes were sold in Tatum Ranch at an average sales price of $357,231.    In October eleven were sold at an average sales price of $356,636.   The average sales price in November stayed in the same ballpark at $358,200 with five homes sold.   December remained even at an average sale price of $357,241 with eleven homes sold.

There were 3 homes sold in Tatum Highlands for the month of April 2007.  The average list price of these homes was $464,933.33 and average sale price was $451,666.67.    As of April 30, there were 10 homes under contract.     The average list price of these pending homes was $462,780.00.   
As of the end of the month, there were 73 active listings in Tatum Highlands.    The average list price of these homes was $486,274.96.

As of the end of the month, there were 66 active listings in Dove Valley Ranch Cave Creek.    The average list price of these homes was $501,340.56.

cave creek: Planned Improvements for I 17 in Phoenix Arizona - 02/23/07 12:48 PM
 
Many have talked about the upcoming improvements for I 17 in Phoenix Arizona.    I thought I would take a minute and show the map provided the Arizona Department of Transportation.   As you can see Phase I of the project will:
1)  Modify the Deer Valley Road exit off of I17.
2)  Add an extra lane from the 101 to Carefree Highway.    This is a tremendous help due to bogged down traffic to communities in the north such as Anthem, Tramonto and Sonoran Foothills.    This will also help traffic exiting on the Carefree Highway and heading east to Cave Creek Arizona.

I've spent my morning looking at sales data for resale homes in the valley.  These statistics confirm what is being said in many real estate news sources - that the quantity of homes being sold in our area has diminished, but that the actual home prices have dipped only slightly.    Following are some of the data I was able to pull together.

In Tatum Ranch for the month of January 2007, 11 homes sold with an average sale price of $432,400.  As of January 31 in Tatum Ranch there were 138 active homes with an average listing price of $454,361 and 17 homes were pending with an average list price of $474,058.82.

Over the last week or so I have been approached by numerous sellers and future sellers and asked the impact of the possible loss of trees and plants due to the recent hard frost.  There was a great article in the AZ Republic on this very subject one day last week and I have already posted another Blog on this very subject.
