Around a week before you close, take the time to visit your "new" home and do a final walk through. You will want to make sure that the terms negotiated with the sellers have been met and the condition of the house is what you expected. You want to be sure that everything that is supposed to be sold to you is there and in good condition. Sometimes sellers remove items that were supposed to be part of the real estate property transfer, like maybe a favorite hanging lamp, or maybe they have replaced the fireplace mantel with another mantel thinking (2 comments)

Many lenders have re entered the high end mortgage market in the last few months offering affordable jumbo loans for upscale properties. The high end market like the Ulster county real estate market has showed an increase in activity this past spring and summer mainly due to jumbo rates falling to new five year lows. The fall in jumbo rates has given new hope to many of the Ulster county real estate property owners who have been unable to sell their homes in the last several years. Many first time buyers, experienced real estate investors and others always focus on the style, size and functionality of their property purchases expecting somehow that the characteristics will somehow lead to increased value. In the real estate industry the slogan remains “location, location, location” and people fail to remember the slogan when hunting for the property that will lead to the greatest investment performance. The structure being purchased actually depreciates over time. Only the land under the structure appreciates in value. Unless you happen to live in California, Florida or Hawaii, I guess you wont need any winterizing tips for your home, however, most of us live in much colder climates and need to winterize our homes annually. By winterizing we can keep freeze related damage, possible water damage, etc., from taking place, in addition to keeping our heating costs down. We all witness the rising heating bills about this time of year and it’s usually a good reminder of the necessary preventive maintenance items that need to be scheduled into our everyday work load. Well, it getting to be that time of year again and it seems like it came creeping up so fast too. I wanted to tell everyone of a new family tradition we started last year and I think its fantastic and so does my family. We decided last year about this same time, to get out of the big city and to come to the country to do our Christmas shopping and enjoy the changing of the seasons at the same time. Many people do not know that Woodstock history goes back to 1895 when the town began. The town has played a big part in the arts and crafts movement since 1902. It has always been a mecca for artists, writers and music players since its beginning and has always been considered a very active artist colony since the 19th and early 20th century. The town is bathed in wonderful history and has historic buildings, restaurants, and many shops to visit. Many of the towns artists and musicians still live in the area just outside of Woodstock.
