Sorry that I did not post this earlier.  Last Thursday, March 12th was the scheduled date for one of my listings to go to "sheriff's sale".  With a drastic price drop I generated enough showings to bring in 2 written offers and over 12 showings in less than 7 days.  Over the weekend the home was shown 6 more times with a 2 more calls coming in today.  Here is a quick update on what happened since my last post.

I could hardly wait to get into the office and make my call to The Lender....(name not used to protect the guilty, inept, etc.).  The Lender had told me that my authorization would be live in 48 hours.  I heard this from the 3 service agents that I talked to on Saturday, Monday and Tuesday.  So I was ready...I had rehearsed my conversation...I had meditated on a great outcome and I started dialing.

As promised in an early post I am letting you know the outcome of my attempts to stop a sheriff's sale with only a day left.
It was not pretty, but with the lender doing everything possible to prevent me from submitting the offer that I had received I was able to coach the homeowner to escalate our request when all our other calls fell on deaf ears.  From the foreclosing attorney to the various customer service and loss mitigation agents that refused to take responsibility and instead told us it was impossible to do we were finally able to reach … (1 comments)

You may or may not have read my post about an open house I had a couple of weeks ago on a short sale property that I have listed.  After the homeowners fired their last negotiator I was asked to take over the file.  I didn't mind, so I got the Release Authorization signed and even lucked out and was able to speak to the lender on Saturday (they were only opened for a few hours - the agent was shocked that I was calling).  Until the Release Authorization is in the system they can't talk to me about the file.

Busy Weekend.....A sign of an improved spring market??? - 03/09/09 03:00 PM
Here in my part of uber suburbia the weekend was full of rain and more rain.  The Fox River is rising faster and streets and viaducts were flooding rapidly.  Not exactly the type of weekend where you want to be out and about but when duty calls what choice do you have.

The never ending winter here in the Chicagoland area did not stop this weekend.  I got lassoed into having an open house by a negotiator that was working on a short sale listing I have about 40 miles north of my office.  I won't tell you the story how I ended up with this listing....too long.  The negotiator insisted that if I followed her instructions we would get several offers during the weekend.  Well, despite my gut feeling, I went ahead and followed her instructions.
