So its a Buyer's market but if you already have a primary residence but want to use real estate as a start on a long term financial plan why don't you buy an investment property.
Everyone has to start somewhere...so start out with a 2 unit.  With so many homeowners losing their homes the need for rentals will increase.  Not everyone can afford to live in a fancy apartment building with rents over $1000.00.  So become a landlord and offer people a nice apartment for a reasonable rent under a $1000.  I have the following 2 units available now!

The Clock Is Still Ticking....Get Out There and Start Your Search - 11/27/09 01:28 PM
I am only human...I put off many things that I don't like to do...laundry, filing and sometimes thank you cards.  This past summer I was able to help a few 1st time homeowners close on homes before the original homeowners credit was extended.
With the current extension we will again have many homeowners put it off until there are only a couple of months left to get that contract signed and approved by April 30, 2010 and closed by June 30, 2010.

Getting to Closing....Never Easy but Always Worth the Effort - 11/09/09 11:37 AM
It was the best of times, it was the worse of times, it was closing time!  I was lucky to have 2 closings last week that actually closed.
One of my short sales that I have blogged about before closed.  It was rescheduled several times due to buyer's lender not giving a clear to close.  It finally closed but it was not easy.  Up until the las minute the short sale approval letter was revised with last minute demands from the 1st lien holder that could have dismantled the whole deal.  Without the hard facts and figures from monthly market closings … (7 comments)

Getting to the finish line - Closing Fees, Transfer Fees, Misc. Fees, OH, MY! - 11/02/09 04:28 PM
It's a crisp Fall day in my part of Illinois.  I was on my way to my health club when I stepped outside and felt the sun and smell of fall.  Leaves had fallen in my back yard that it looked like a golden field so instead I took out my rake and started piling them up.  The physical work helped to ease some of the stress from my morning.
My morning was spent finalizing closing dates for a couple of transactions that should have closed last month.  One was a short sale that just seemed to take forever to close … (2 comments)
