Wayne IL Synonymous with Equestrian Lifestyle - How Many Horse Properties Are There? - 06/29/11 07:18 PM
Wayne, IL has been known since the early 19th Century and 20th Century as a hose breeding center and farming research area. It was especially known for the French Percheron breed (draft horse) which is similar to a Clysdale. Usually gray or black (more variations with today breeds) they were known as war horses or better known as horses used to pull the original stage coaches. Strong, hard worker, intelligent and easy trainers are some of the attributes given to them. They are used in English showing competitions in today's equestrian lifestyle more than draft horses.

Horses Allowed In Yorkville - Select Properties Only! - 06/19/11 11:48 AM
As this old farming community changes to another bedroom community of Aurora/Chicago the number of properties that allow horses that are not actually farms continue to dwindle in Yorkville, IL.
As a horse lover this is sad but those that are left are truly unique. I found 7 properties that indicate that horses are allowed.
Currently we have a small 5 acre parcel that is quite a steal for the right buyer. Build your own home where the current farm house (0 comments)
If you did not read my mini rant about Summit Valuations, a BPO company that is slow in paying their vendors - in this case me! for doing a BPO read this here
Well this morning I was mildly surprised to have an email from Summit Valuations CEO, Jim Clark. Mr Clark was kind enough to tell me the reason why his company is behind 6 months in paying their vendors. Due to the credit market being frozen during this real estate/economy downturn their "float" from the bank disappeared and one of their biggest "clients" also owes them a (2 comments)
Equestrian Properties in Oswego IL - Horses Love It Here! - 06/19/11 12:41 AM
Although I don't ride, I love watching horse riding, horses and the various variations of horsemanship. On my daily trips around Oswego, IL I pass by many farms, stables and other properties where horses are grazing, romping around or being ridden along the back roads.
Some of my earliest memories are of riding bare back with a cousin back in my homeland as a child. So I really am glad that one of my neices is also a lover of horses and has been taking lessons for years and rides weekly in a barn near where I live despite the (0 comments)
Do You Like the Smell of a New Car? Then Perhaps New Construction Home is For You! - 06/15/11 02:29 PM
There is nothing like the smell of a new car...new upholstery, clean carpet and no dings! Being the first whether buying a new car, finishing a race or graduating at the top of your class, is a great feeling! If you love that feeling, then buying a brand new house will give you the same thrill. I worked as a new home agent for several years and it's very different from selling existing homes/used homes. The models are like a totally loaded car. All the bells and whistles, granite counters, fireplace, deep plush carpeting, bonus room, finished basement, bay windows and (0 comments)
Staying Positive in A Negative World - 06/13/11 11:11 AM
My year started off with a bang...and I thought, Wow! Finally things are looking up and my hard work is paying off. But that initial burst of business has trickled down and it gets harder to keep up my positive attitude. When I was in the "corporate" world Monday's were always hard. A new start to another long week of, paperwork, deadlines, pessimistic co-workers and demanding supervisors. In a cubicle with rows upon rows of people in a similar situation in a company that was slowly being destroyed by market forces and where Thursdays were the days when the latest round (3 comments)
IL Second City - Aurora - Holding It's Own in 2011 - 06/12/11 04:49 PM
In 2010 housing was helped by the 1st time and move up housing credit which gave home buyers and added reason besides low home prices and interest rates to make a commitment and buy a home. In 2011 we have no added bonuses, just high inventory, low interest rates, low down payment and even more affordable prices. Aurora IL has a very affordable range of housing stock with many choices under 100K. We had the same amount of closing this year as we had in 2010 - 157 for May. Out of the thos 157 closed listings this year we have (0 comments)
Terrific North Aurora Townhome Seeks Busy Buyer - 06/11/11 05:49 PM
I sit and wait hoping that you will call. My rooms are nice, my carpets clean, yet you don't call. Summer is here and my large deck wants to know when friends and family will be out enjoying the view. What can I tell the deck? You don't call to explain why you are not here.
The kitchen awaits the great cook that will appreciate its well organized space and informal dining area with a great view of the deck. With plenty of cabinets there is plenty of room for all your favorite ingredients to make grandma's apple pie. Yet, (0 comments)
What's Behind the Numbers in Contingent Sales in Oswego IL - 06/10/11 06:00 PM
We are at the halfway point of the year and just for fun on a overcast cool Friday afternoon I decided to breakdown the numbers on the contigent listings in the single family category for Oswego, IL. I originally wanted to do a blog on new construction vs existing homes.
With 3 strong new construction subdivisions in town, I wanted to see how new homes sales were doing. So here goes for all you who wonder what does contingent mean. In our MLS (Multiple Listing Service) a listing is contingent when either it needs attorney review, financing (loan is in (0 comments)

It's Summertime in Oswego IL ...Which Means PrairieFest!! - 06/09/11 12:17 PM
Living in a small town like Oswego allows me to enjoy not only the slower, quieter lifestyle but many great summer activities. June is PrairieFest time which starts on June 16 and runs until the 19th. Provided by the Oswegoland Park District and its major sponsor - Allied First Bank, it's a great family festival. It's the Perfect Time to Jump In the Water...Buy A Home Now! - 06/07/11 03:43 PM
We have all heard those stories from friends and family. "In 1964 I had a chance to buy the land where the (insert favorite piece of undeveloped land or best house in subdivision) for a $100 bucks an acre or $50,000. I could have made millions when (insert big company developer name ) or bought it for only $@$%,*%#@ and now its worth (current value). Just like the fish that got away, today's real estate bargains are not here to stay. It's the Perfect Storm - Low interest rates, large inventory, affordable prices! So, Mr. or Ms. Buyer, what are you (3 comments)
With all the bad housing news on TV it sounds like no one is buying. But the truth is somewhere in the middle. People are still buying homes and we are still keeping pace with last year. As of today, closings for May 2011 were 34 for single detached homes and May 2010 was 34! We had less foreclosures in 2011 for May with only 1 versus 14 in 2010. We had 2 short sales in May 2011 and only 1 in May 2010. There are currently 10 homes that are pending (cleared all contingencies) in May that should (5 comments)
