Wayne, IL has been known since the early 19th Century and 20th Century as a hose breeding center and farming research area.  It was especially known for the French Percheron breed (draft horse) which is similar to a Clysdale.  Usually gray or black (more variations with today breeds) they were known as war horses or  better known as horses used to pull the original stage coaches.  Strong, hard worker, intelligent and easy trainers are some of the attributes given to them.  They are used in English showing competitions in today's equestrian lifestyle more than draft horses.

Horses Allowed In Yorkville - Select Properties Only! - 06/19/11 11:48 AM
As this old farming community changes to another bedroom community of Aurora/Chicago the number of properties that allow horses that are not actually farms continue to dwindle in Yorkville, IL.

Well this morning I was mildly surprised to have an email from Summit Valuations CEO, Jim Clark.  Mr Clark was kind enough to tell me the reason why his company is behind 6 months in paying their vendors.

Although I don't ride, I love watching horse riding, horses and the various variations of horsemanship.  On my daily trips around Oswego, IL I pass by many farms, stables and other properties where horses are grazing, romping around or being ridden along the back roads.

There is nothing like the smell of a new car...new upholstery, clean carpet and no dings!  Being the first whether buying a new car, finishing a race or graduating at the top of your class, is a great feeling!

My year started off with a bang...and I thought, Wow! Finally things are looking up and my hard work is paying off.

In 2010 housing was helped by the 1st time and move up housing credit which gave home buyers and added reason besides low home prices and interest rates to make a commitment and buy a home.
In 2011 we have no added bonuses, just high inventory, low interest rates, low down payment and even more affordable prices.
Aurora IL has a very affordable range of housing stock with many choices under 100K.  We had the same amount of closing this year as we had in 2010 - 157 for May.

With six months already gone in 2011, Lakeview Estates like most of Oswego has plenty of homes for sale.  Currently we have 7 active single family listings, 1 short sale pending and only 2 closed transactions in the last 6 months.  Prices range from a high of $269,900 to a low of $169,900 for the short sale listing.  The average price for the closed transactions was $208,000.  We had 3 closed listings in 2010 at this same time.

Living in a small town like Oswego allows me to enjoy not only the slower, quieter lifestyle but many great summer activities.  June is PrairieFest  time which starts on June 16 and runs until the 19th.  Provided by the Oswegoland Park District and its major sponsor - Allied First Bank, it's a great family festival. 
With music, food, petting zoo, 5K  and many other activites, there is something for everyone - it's a great weekend activity.

We have all heard those stories from friends and family.  "In 1964 I had a chance to buy the land where the (insert favorite piece of undeveloped land or best house in subdivision) for a $100 bucks an acre or $50,000.  I could have made millions when (insert big company developer name ) or bought it for only $@$%,*%#@ and now its worth (current value).  Just like the fish that got away, today's real estate bargains are not here to stay.

Oswego IL Stays Even YTD 2010 vs 2011 for May 2011 - 06/02/11 01:14 PM

 
With all the bad housing news on TV it sounds like no one is buying.  But the truth is somewhere in the middle.  People are still buying homes and we are still keeping pace with last year. 
As of today, closings for May 2011 were 34 for single detached homes and May 2010 was 34!  We had less foreclosures in 2011 for May with only 1 versus 14 in 2010.  We had 2 short sales in May 2011 and only 1 in May 2010.  There are currently 10 homes that are pending (cleared all contingencies) in May that should … (5 comments)
