The average market time increased from 17 days in July, 2022 to 59 days in July, 2023. The median sales price increased to $435,981 which was a 9% increase from 2022 July's median of $399,990. Home sales for September, 2017 for the Oswego, IL area took a small dip compared to 2016’s sales. With only 52 closed sales vs 2016’s 63, low inventory levels continue to affect buyer’s choices. We currently have 107 active listings, 12 brand new listings, 14 with price changes and only 1 reactivated listing. This brings the total to 134 homes on the market.
There are 66 homes currently under contract and 10 pending sales (should close in next 30 days or less). Price appreciation went up 19.4% compared to September, 2016 which is great news for sellers. The spring like weather in most of February apparently pushed buyers to buy early and single detached homes sold one per day in 2017 - only 1 more than in February 2016 which had 27 sales vs. 28 for 2017. Currently there are 83 active listings, 11 new listings, 5 price improvements/changes, and only 1 reactivated listing. We have almost as many homes under contract as available with 75 homes under contract. Already in March we have 14 homes that are pending and should close sometime in March!
