Unlike surrounding communities that have inventory levels under 50 homes, Naperville currently has 83 single family homes for sale. 28 of those are new construction to be built homes and 32 of the 83 are Million plus homes. With 55 homes existing - buyers have a few more options to choose from than other communities. January 2022 closed listings had 79 closed sales - slightly less than the 83 from January 2021. Illinois' family friendly and list maker Naperville, IL ended 2016 with an increase of 8.8% in single family home sales over 2015!. It had 1,927 closed home sales in 2016 vs. 1,771 in 2015! A favorite city for families across the nation it continues to attract buyers that are affluent and enjoy the amenities of a big city without being in downtown Chicago.
Althought the median sales price of single family home stayed at $410,000, the average home price did increase by 1.2% to $450,633 from 2015"s $445,302!

Naperville IL has had an increase of 12.9% in sales YTD in October 2015. With sales YTD of 1,573 vs 2014's 1,393 hopefully some of the current active inventory will be taken care of in the last two months of 2015. As of 11/7/2015 there are 436 Active listings in the $600K and under category! There are 150 currently under contract with contingencies. Despite an 12.2% increase in total homes sold in Naperville, IL in the 3rd Qtr. 2015 from 2014 sales, the average sales price for single family detached homes dropped 4.6% to $451,639 from 2014's $473,444! The median sales price also suffered with a drop of 3.6% to $417,250 from 2014's median of $433,000.
As of 10/9/2015 there are currently 709 "Active" listings - 383 are up to $500K and 326 are over $501K. There are 58 "New" listings (i.e., 7 days or less on market), 74 listings have "Price Changes", and only 7 listings were "Reactivated". The total detached homes on the market … (0 comments)
