Naperville, IL October, 2022 single family detached home sales followed overall decline of home sales by neighboring towns/cities with only 87 homes sold compared to 2021's 142 home sales.  As one of the more affluent cities in the western suburbs of Chicago, with a average home price as of September 2022 of $648,267 interest rates have taken a toll on home sales.

million dollar home inventory: 33.6% of Naperville SF Home Inventory $1M Plus - 02/26/22 11:57 AM
Currently with 110 active listings in the single family home category in Naperville, IL which is more than double of Aurora's 41 active listings - with 33.6% of those homes in the $1M and up category - buyer's still have plenty of options in the lower priced ranges.   
In January 2022 there was a slight drop of closed transactions from 2021's 83 closed sales to 79 closed transactions.   The average market time dropped to 54 days from 2021's 72 days on the market a drop of 25%.  Median sales price was up 6.7% from 2021's $492K to 2022's $525K which bodes … (0 comments)

Naperville IL home sales in May, 2017 beat 2016's numbers despite lower inventory levels.  With 206 closed home sales in the detached single family home category vs 202 in 2016...there is a slight increase that appears to continue all year.
Currently there are 201 active listings under $500K and 376 over the $501K price point.  With 33 new listings, 8 reactivated listings, 47 with price changes for a total of 707 available homes.
There are 398 homes under contract wth 42 already in the pending status.  Strong sales are definitely a plus in Naperville, IL.  There are still 100 homes in the Million … (0 comments)

If nothing else Naperville's Million Dollar homes continue to have more or less the same number of homes for sale consistently through the time since I have been doing market reports on this luxury niche.
