They say April's showers bring May flowers...but in real estate the rainy weather we have had this spring is not bring out the buyer's compared to 2018.  The City of Light's, i.e. Aurora, IL,. saw an increase of 62% in Days on Market to 81 days compared to May 2018's 50 days!  Along with that bad news, the median sales price dropped 12.8% to $210,262 from $241,00 in 2018.  Sales also dropped 4.1% to 162 closed sales from 2018's 169.
Current inventory levels as follows:

Reactivated - 9
Total - 314

Sometimes its fun to run numbers just to see what trends are developing in your general market.  With a bit of free time I decided to look at Year to Date sales in the six major cities and towns surrounding my market along with current inventory in the detached single family home market.  Find your town and if you are selling you will understand why your home either sold pretty fast or is taking longer to sell.  You can look at previous posts for your town to get the median sales price.

spanish speaking agent: March 2018 Home Sales Down in Aurora, IL vs March 2017 - 04/05/18 11:45 AM
With its unusually colder weather, March 2018, also had a cooling effect on single family home sales in Aurora, IL compared to March, 2017.  There were only 112 closed sales in March, 2018 vs the 146 sales in March 2017.
 
Whether it was the higher prices, lower inventory, higher interest rates or just cold weather the next few months will hopefully give us better answers!
 
YTD inventory levels are also down from 2017's 318 closed transactions to only 267 sold single family homes!  
 
Current available inventory is 218 total available homes.  Of the 218, we have 45 brand new listings which is great news … (0 comments)

The Village of Montgomery lies on the banks of the Fox River and has a nice mixed of older housing stock with some newer construction from the housing boom.  With a drop of 64.3% of inventory from 2016 to only .7 months of available inventory - buyers will need to be aggresive if they are going to find a home in Montgomery, IL!

It may be Illinois' 2nd city but Aurora, IL home prices went up 7% in 2016!  The average home price in Aurora was $206,798 up from 2015's $193,228.  With 1,739 closed transactions in 2016 versus 1,712 in 2015, Aurora's real estate market ended 2016 with a strong finish.  The median single family home price went up 7.5% to $188,100 from 2015's $175,000.
Currently there are 241 homes available up to $500K and another 12 over $501K.  With only 253 single family homes currently available - this represents only 2.7  months of inventory.
