Residential Land Networking

Although I've been working in the real estate market for some time, it was never in the capacity as an agent until recently. I am not involved with selling houses, but rather work exclusively with residential - raw or developed lots. I've been frustrated trying to find 'groups' to network with - bounce ideas on better marketing techniques, etc. If there's a place - lead me there. Thanks

Techniques used for marketing homes are NOT effective for selling land; especially in today's sluggish economy. We've been in the land development business for 20 + years and about two years ago had to rethink the way we were marketing our own properties - because things just weren't happening the way they used to. We've talked with hundreds of builders and developers who agree that:

Listing services designed to sell homes are not effective for selling land or developed lots - not anymore
Residential land listings get lost in services dedicated to the commercial side of the business
The 'good old boy' network isn't enough; we need better communication and collaboration

For these reasons we started Land Central of Georgia in 2007 to create this central source. The builders and investors in GA have bought onto this concept. We're regularly posting not just land for sale, but land or developed lots they are looking to buy. Now we're in discussions with an IDX company to take our concept to a more sophisticated level and reach all states. We welcome your input, comments, criticisms, and thoughts.

Networking the land development industry

Our company has evolved over the years from being a residential / mixed-use developer basically out of necessity. Marketing land is a completely different arena from selling homes and we realized that our listings were getting lost in the shuffle of traditional listing services that cater to the needs of the homebuyer/sellers or the commercial market. We spoke with a lot of builders and developers in our network and the general consensus was ' " We need a central site for locating residential land & lots" - and Land Central of Georgia was created to fill the void.

Not only is this a central site dedicated to land, but we also post QUALIFIED LEADS which come directly from our contacts in the industry. It's really turning into a great networking tool for all; builders, developers, investors, and agents. The primary reason this is catching on is unfortunately a result of the downturn in the market. The days of "the good old boy network" calling each other and trading information no longer works. There's far more sellers than buyers, but by combining the "pool" of buyers and sellers improves everyone's chance for success.
