real estate: Has the Macomb County real estate market hit Bottom? - 04/12/09 08:30 AM
For the past year we have been tracking the total number of listings, pending and Foreclosures, in our area. Why? We were looking for trends or signs that the Macomb County, Michigan real estate market hit the bottom. We figured once the foreclosures started to drop off we would finally see the bottom and maybe even get a bit of a rebound.
Funny thing is last year at this time we were estimating half way through 2009 we would start to level off again. But that was before the September 2008 financial crisis.

Why do Buyers offer less?
Last week I showed a condo that was priced at $110,000 and it was actually in very good shape with newer items. The complex was built in the late 80's but the association has done a fine job of maintaining it and even recently replaced the roofs, siding and gutters. The fee's are still low and the unit was in a great part of the complex.
Get this the buyer wants to offer $90,000 - $95,000 because it is a buyers market. I wanted to scream "You can't discount a discount". Here's the best part … (10 comments)

So after reading my post from yesterday I decided it may have been a bit negative and perhaps I should listen to my good friend, "The Real Estate Therapist" Tamara Dorris.... to start Thinking Positive Thoughts again. On February 10th,  President Obama hopped aboard Air Force One and made a stop in SW Florida. The purpose of his trip was to sell his stimulus package, to the folks of the hard hit Florida real estate market. But as Linda Flack recently stated their real estate market has actually hit bottom and not doing that bad.

My life used to be so so simple...till My Computer caused Brain Over Load. It all started back in 1981 when I decided to get a degree as a computer programmer. Back then I was learning Cobal, Fortran and Assembler computer languages. What can I say I'm old. Anyway, I remember my mind being pushed and pulled every which way as I tried to do my homework assignments. I figured I was having a hard time because I was a dizzy blond. I had no idea what the future would bring.

Living in Michigan I know homes are selling for less and the Big Three is looking for financial help. However, are things really as bad as the press tells us? Do you think they make things sound worse to get more readers and more viewers? I remember as a kid my mom saying "misery loves company" and "bad news travels fast" now I know why.

I for one am sick and tired of seeing housing values continue to Plummet. Now I may get some backlash for saying this but I feel many of these bank agents are out for no one else but themselves.  Daily I am amazed to see what they price homes at. Personally I think it's job security for them. Price a home super low, sell it for even less and then all the neighbors will say the heck with it and foreclose. So what do You think the Real Estate of Office of the Future will look like? Do you think it will look anything like the office you have come to know? Well, earlier this year we asked our selves this exact question. You see we had just arrived on a 4 week vacation, when we received a call from an agent in our office, telling us "the broker sold out to another franchise." These are the words we heard from our 25 year old son Mike, after spending 5 years at Central Michigan University.  First we said "Are You Crazy"? We knew he did some drinking at Party Central but he must have killed a ton of brain cells to want to be a real estate agent in Macomb County, Michigan NOW.

Over the past few years we have all seen our share of foreclosers. But it is very frustrating when a seller tries to do the right thing only to get shut down by the bank.
Here's an example of just how the banks refuse to help homeowners. Why they should not be working in the real estate industry. How much money is really lost. And how they totally screw up the rest of the market.

I found a $300,000 home for $150,000.This seems to be all we hear nowadays. But the fact is ...the home IS NOT a $300,000 home, it's a $150,000 home. It was only worth $300,000 at the top of the market. Of course, the seller, government, wall street, builder, banker, real estate agent and tons of stores all benefited when it was $300,000. Tons of money was moving in and out of the economy and everything looked So Bright! Everyone was enjoying the ride going up. We all felt Rich just like the movie stars. Spending was at an all time High.

Today I received a strange call from a very nice gentleman at Adult Well-Being Service, he asked if I had any rentals available in Roseville or Warren. He proceeded to tell me that he needed to place a man and his young daughter in a home very quickly because they were living in shelters and hotels. They needed to get this little girl in school, since it was count day.
