But seriously...here is the thing...the extension of the Tax credit, not only extension, but expansion, is in full swing as the president has signed. What does this mean? "the $8,000 first-time homebuyer tax credit and giving additional tax breaks to certain homeowners trading up. Passed overwhelmingly by Congress, the bill would provide a $6,500 tax credit to homeowners who are buying a new primary residence beginning Dec. 1. The language mandates that to get the credit the homeowner must have owned their home for five consecutive years of the previous eight. But there are caps on the tax credits. They only apply to individual buyers who make no more than $125,000 and $250,000 for couples. There is also an anti-flipping provision: Any homeowner who collects the credit and sells within three years must return the money. The FTHB was extended to cover consumers signing a contract by April 30 and closing by June 30."
This way more people will be able to take advantage of this buyers market, but in my opinion this will be the last extension to take advantage...this credit will NOT ALWAYS BE HERE...so don't wait, the new clock is ticking!

So you may have noticed no BLOG yesterday from Eagle...or at least i hope you did because that would mean you are in tune with our epic blogging, ...but seriously, i was out of the office for the entire afternoon. Why you so affectionately ask? We At first, it was not for what it ended up being. We (my wife an i) had an appt. in Wilmington at the doctor for a completely different reason that ended in knowledge received we (I) was not ready for.
For those of you who didn't know my wife, Emily is pregnant with our first, though we have a 6 year old boy Julian, who is awesome, from her first marriage. But, it looks like she won out this time with balancing the playing field at home because we have a little GIRL on the way. Break out the pink! (or tiffany blue in this case as my wife said)
I would be lieing if i said i wasn't nervous...what father isn't at the news of a girl...but happy and healthy also come to mind and everything looks good in those categories.
How does this relate to real estate you may say? Well, for the most part it doesn't, but it does relate to life. (we are breaking this down numbered bullet point type)...You have got to have heard (especially if you follow us on Twitter www.twitter.com/eaglerealtysc) that the senate and the "house" have approved and are int eh works of extending and expanding(very key) the home buyer tax credit. Not only to extend to into 2010 (April est.) but expand it to not just First-Time buyers but to "move-up" buyers as well($6500 proposed credit to them)! Opens a lot of doors of people to take advantage of the glutton of deals in the myrtle beach market!
2. Sellers, are you ready? I mean with a new avenue of buyers heading intot he market to take advantage of FREE money, is your property ready to sell? Need an opinion, trus tthe Experts at Eagle Realty...we can let you know what kind of "house work" might be ahead of you to make sure your property is prime for showings to potential buyers coming into the market in the months ahead.

First take a nice little read from Frank McGinnis in Myrtle Beach at Bank of America: "OVERVIEW ~ Mortgage rates rose slightly, as the Dow Jones Industrial Average for shares of stock danced back and forth across the 10,000 mark. In the midst of investors' greater inclination to leave aside the safety of Treasury securities and seek out investments with higher risks and therefore higher yields, the mortgage interest rate only rose from about 5 to 10 basis points, depending on whose data we're looking at. The spread between the 10-year Treasury note and the average 30-year mortgage rate rose very slightly from 1.96% to 2.04% (as of October 19th's close), indicative of sustainable interest rates with little immediate inclination to rise or fall by a significant amount."
For those of you financial nuts hope this blends with your synopsis of the market place this past week...
Let's take a time out to everyone on the 2009 $8000 Tax credit...we all know the count down is almost over for the Nov 30th closing deadline...but wait, is there hope?!?! Congress is reviewing bills and amendments to the plan that would keep the stimulation in effect for the housing recovery and possibly open it up even broader to ALL BUYERS! How awesome. I mean, we can see the recovery over the past year here in the myrtle beach area of south carolina...but with that kind of monetary credit open to all buyers, we could really recover the real estate market back to normal levels. Mortgage rates are rising slightly and you know when demand increases so will rates so you will want to be on the front end of the buying-blitz. Stay tuned for updated info on the decision from the Government from Eagle Realty.

Are we as REALTORS and particularly at Eagle Realty, striving to bring this mind set tot he work place with every client we encounter. To 1. Take responsibility...this is BIG, if we don't take responsibility, how can we act on their behalf? We are an "agent" to our clients, we must own up to that and practice that responsibility in our relationship with our customers and clients. 2. are we "acting on behalf for something desirable" to happen for our clients? This means we want the best for our clients, even if it something we don't like or don't want...if it is the best for them then it is our focus. We don't put them into "un-desirable" situations. Also is the proeprty you are showing them in their best interest and what they DESIRE? Are you doing your job 100% to market and try to sell their listing even if it not the best listing, best area, or best price. Are we being honest with them for a desirable outcome even if it may be hard for them to hear (one thing i think we all struggle with).
The BEST SERVICE - It's not about us, it's about the client...and in turn the better the service, the more clients you will have to service.
June passes by in a flurry and the first month of summer vacation comes and goes, and now we head into 4th of July weekend and sweltering heat...so what are you up to? Statistically, July brings about a slight slow down in sales history shows us, but is now really a time to go by historical numbers? Interest rates don't know what month it is and foreclosures don't seem to go with the trend...check it out. The deals are as hot as the summer is here in myrtle beach and north myrtle beach areas...why wait? Most fo you are here visitng anyway, might as well snatch a hot day becasue sellers are ready to raise their prices slightly thinking things will turn around this fall. If they do you will be not only complaining about how the interest rates jumped, but now the prices have stopped dipping too...whatever shall we do? I doubt they really know you personally and know what YOU want in a property...who are they to tell you its not right for you?
