      <title>Highlight of the Day&#8230;.</title>
      <description>&lt;p&gt;Ok, so you know you are having a bad day when the highlight of your day is the 2 hour webinar class required to complete your CRB designation. I mean, this was yesterday and today is not that much better. Thursdays always used to be my favorite day, but that has steered off course recently.&lt;/p&gt;
&lt;p&gt;Now, not to say anything about the CRB course...in fact, it was great!!! (i have part 2 today) and if you are a Broker going for your CRB and only need like 1 credit hour, check out John Mayfields course. You can visit his site at &lt;a href="http://www.RealEstateTechGuy.com"&gt;www.RealEstateTechGuy.com&lt;/a&gt; &amp;nbsp;and i believe it is called 21 mistakes a broker shouldn't make...or something to that affect. It really is cool and very interesting (plus you get a free book)!&lt;/p&gt;
&lt;p&gt;But, what do we do with bad days...usually i say look forward to the next. How about when that turns into a bad day as well? Well, then look forward to the CRB class at the end of your day...LOL. But seriously, i guess we shift our focus to more important matters than the ones currently weighing us down. I would say the little girl my wife and I have on the way next week can for sure take my attention away form the petty work problems of this week...&lt;/p&gt;

&lt;p&gt;"Foreclosure Activity Up 6%, Smallest Annual Increase in Four Years&lt;/p&gt;
&lt;p&gt;Foreclosure filings were reported on 308,524 properties during February, according to RealtyTrac's monthly report. This represents a decrease of 2% from January but it is 6% above the level reported in February 2009. "The 6% year-over-year increase we saw in February was the smallest annual increase we've seen since January 2006," said James J. Saccacio, CEO of RealtyTrac. "This leveling of the foreclosure trend is not necessarily evidence that fewer homeowners are in distress and at risk for foreclosure, but rather that foreclosure prevention programs, legislation and other processing delays are in effect capping monthly foreclosure activity-albeit at a historically high level that will likely continue for an extended period." Default notices were reported on 106,208 properties, down 25% from their peak of more than 142,000 in April 2009. Foreclosure auctions were scheduled for the first time on a total of 123,633 properties, down 14% from their peak of more than 144,000 in August 2009. Bank repossessions were reported on 78,683 properties, a 10% decrease from January but an increase of 6% from February 2009. The amount of real estate owned properties was down 15% from its peak of more than 92,000 in December 2009 but was at nearly twice the level reported in February 2006. Six states accounted for 61% of the national foreclosure activity total. California led the way with 68,562 properties receiving a foreclosure filing, down 5% from January and down 15% from February 2009. Foreclosures in Florida increased 15% from January and more than 16% from February 2009. The state reported 54,032 properties received a filing. A total of 20,028 Michigan properties saw filings, up 14% from the previous month and up 59% from a year ago. With 17,312 properties with filings, Illinois posted the fourth highest total, followed by Arizona, with 16,718, and Texas, with 12,638 filings in February."&lt;br&gt;Frank McGinnis&lt;br&gt;Bank of America&lt;br&gt;Myrtle Beach&lt;/p&gt;

Thought i would hit you up with some market research content for you to review on the current market analysis of our statewide real estate and building conditions. And to be honest, my son is sick at home, so this was some quick content, and stuff of interest i thought you might like!&lt;/p&gt;
&lt;p&gt;(preview):&lt;br&gt;"Summary&lt;br&gt;Though 4th quarter 2009 annualized Gross Domestic Product (GDP) growth of 5.7 percent is very encouraging and shows that the&lt;br&gt;economy is recovering, much of this growth is the result of the 2009 federal stimulus package and cannot be sustained. In the long&lt;br&gt;run, consumer spending and private investment are what drive GDP; consumer spending is increasing, but private investment is not yet&lt;br&gt;showing signs of significant recovery. This will only occur after credit conditions begin to loosen in the financial sector. Nevertheless,&lt;br&gt;housing prices in South Carolina are relatively stable, and national inventory levels for both new and re-sales have dropped within the last&lt;br&gt;six months-a very positive sign for the housing market in South Carolina. In states such as South Carolina where increases in foreclosures&lt;br&gt;are relatively small, a decline in inventory represents a net decrease in housing supply, which is critically important in the recovery of the&lt;br&gt;housing market.&lt;br&gt;The housing consumer of 2009 and 2010 is frugal and thrifty; in South Carolina the market has adjusted to this with a major shift&lt;br&gt;toward less expensive housing units. Nowhere is this reflected more than in the second home market along the coast, which continues&lt;br&gt;to experience downward pressure on prices.       <title>Thursdays Are My 2nd Favorite Day of the Week&#8230;</title>
      <description>&lt;p&gt;I'm not going to lie....more than friday and saturday, and most definitely more than the first 3 days of the work week, Thursday lands above them all. Since i was in high school, thursday always has been an awesome day. Whether it did with sports, after school clubs, TV shows scheduled, whatever, thursdays rocked. I think even more so now is the anticipation of the weekend. Because let's be honest, NOT all weekends are great, but the anticipation of looking forward to a weekend that can potentially be great is always, well great!&lt;/p&gt;
&lt;p&gt;Take today for example:&lt;br&gt;1. My Wife got a full day off - something very needed as we head into the 9th month of pregnancy&lt;br&gt;2. I picked up a great listing in Tidewater - 3BR/3BA Golf View only $229,900&lt;/p&gt;

The most quoted statistic of "80%" of buyers start their search online for real estate, and i am a believer in this as well. The Internet and social media outlets need to be used advantageously in your real estate business if you are to be a continued success. You must be able to adapt and shift with technology and the marketing strategy that utilizes it if you are to make real estate sales you true career and profession. BUT...if we are going to argue statistics and data, let's not ignore a stat that has been overwhelmingly true since before the advent of the internet, and continues to prove true...&lt;/p&gt;
&lt;p&gt;(this is where the "but" is inserted)&lt;br&gt;According to data from the CRB accreditation and NAR, we still see 74% of a REALTOR's business (that's closed transactions) come from 1. Referrals from past clients/friends/family &amp;amp; 2. Past clients themselves (selling or helping them buy). THIS IS HUGE! Do you realize that 3/4 of your business marketing should be focused on asking and receiving referrals from past clients and keeping in constant communication with past clients themselves. Now ironically, you can knock out 2 birds with one stone (proverbial marketing) since to ask for referrals from past clients, it means you need to stay in constant communication and good standing with them. Now, to support my first paragraph statement, the internet marketing and social media strategies can work wonders for keeping the lines of communication open with past clients and working to be first in line for referrals from past clients/friends/family, etc.&lt;/p&gt;
&lt;p&gt;So here is the "timeout" moment...as you work on setting up lead generation and internet prospecting (the new "cold calling" - which is really more like "lukewarm calling") remember that if 75% of your business is derived from past clients and referrals, then maybe 75% of your marketing budget should be targeted as such.&lt;/p&gt;
&lt;p&gt;(and here is another little tidbit...NAR ads an additional 6% of a REALTOR's sales derive from Open Houses, so that, plus the above mentioned, equals 80% of your business. Where are your marketing $$ going again?)&lt;/p&gt;

Your buyers can get conventional 30 year fixed money, just like they were buying a single family home. This does not apply to any oceanfront condo units (see ineligible details at end of email, Exhibit A). I have a separate non-conventional loan for condotels.&lt;/p&gt;
&lt;p&gt;REQUIREMENTS:&lt;/p&gt;
&lt;p&gt;All units and common elements are to be fully completed and not subject to any additional phasing or additions&lt;br&gt;At least 90% of the total units in the project have been conveyed to the unit purchaser other than the developer&lt;br&gt;The unit owners control the HOA&lt;br&gt;No litigation concerning structural soundness of condo&lt;/p&gt;
&lt;p&gt;(NEW FOR 2010) A certification from an officer of the Home Owner's Association stating the current budget is sufficient to cover appropriate assessments and manage the project, no more than 15% of the total units in the project are over 30 days delinquent, a reserve of 10% of the operating budget has been established and adequate funding for insurance is established.&lt;/p&gt;

      <description>&lt;p&gt;I wish i could write it has been an outstanding week and everything was on the up and up as we head into the spring season. Oh how we all wish it were so...but personally, it has been a challenging week to say the least. I like the word challenging better than "bad" week, because as long as i have God given breath, i can't really just title my personal week as bad. I know people in "bad" situations, and when i think about them nothing in my life can just constitute a "bad" week. But, annoying could be used i guess in some ways...&lt;/p&gt;
&lt;p&gt;"greatness is always under fire"...i just made that up, but if someone famous said it, then kudos and credit to them. I say that as not to infringe, as a certain organization is saying Eagle Realty is doing through our logo. Now, of course i think it is ridiculous, but granted, an Eagle is a famous bird i guess. We do live in America, so i would guess it is used quite frequent. We use it based on Isaiah 40:31 when we started our company, but far be it from me to be confused with, or to confuse someone into thinking, that we are a organization in a totally un-related industry and reside in a different state! Ok, venting aside, if your day is consumed with nothing more to do than stir up confrontation, then God bless you.&lt;/p&gt;
&lt;p&gt;On the flip side, our Logo does not define us, but our Eagle Experts do. &lt;p&gt;I wish i could write it has been an outstanding week and everything was on the up and up as we head into the spring season. Oh how we all wish it were so...but personally, it has been a challenging week to say the least. I like the word challenging better than "bad" week, because as long as i have God given breath, i can't really just title my personal week as bad. I know people in "bad" situations, and when i think about them nothing in my life can just constitute a "bad" week. But, annoying could be used i guess in some ways...&lt;/p&gt;
&lt;p&gt;"greatness is always under fire"...i just made that up, but if someone famous said it, then kudos and credit to them. I say that as not to infringe, as a certain organization is saying Eagle Realty is doing through our logo. Now, of course i think it is ridiculous, but granted, an Eagle is a famous bird i guess. We do live in America, so i would guess it is used quite frequent. We use it based on Isaiah 40:31 when we started our company, but far be it from me to be confused with, or to confuse someone into thinking, that we are a organization in a totally un-related industry and reside in a different state! Ok, venting aside, if your day is consumed with nothing more to do than stir up confrontation, then God bless you.&lt;/p&gt;

      <description>&lt;p&gt;I would say my day has been consumed with short-sale problems. Now i am sure there is at least a few other BIC's in the country who can agree with me. Right? Unlike most problems, it does not seem like there is a silver-lining or a solution on the horizon. I mean, we all have some short-sales that go ok, but in our area of the country that does not seem like the majority.&lt;/p&gt;
&lt;p&gt;Anyway, just needed to vent a little bit...i mean, this by no means means we would give up totally on short-sales and helping buyers and sellers through the mess that they are...but I am totally in favor of a relaxing vacation for all Realtors involved in a short-sale transaction being written into an addendum and paid for by the banks! HAHA&lt;/p&gt;

      <title>The Lending Envrionment &amp; Rainy Days&#8230;Seems Appropriate.</title>
      <description>&lt;p&gt;Ok, i didn't get a chance to give a big props to the New Orleans Saints on their Super Bowl victory yesterday. Though Manning and the Colts were the fav. and my family's favorite as well (my moms side resides in the Indianapolis area), i had to pull for the Underdog in this showdown.&lt;/p&gt;
&lt;p&gt;Here in normally Sunny North myrtle Beach, SC (if i was typing yesterday that is), it is now a steady downpour. Cloudy, cool, and just yucky out to put it bluntly. Which brings me to the lending environment (how did you like that segue?) All in all, here is the big problem...banks won't lend. Sure they say they will (i have seen a national bank locally that advertises how "badly they want to lend money". Yeah, right...trust me i have tried to get you to lend us money). But there are so very BIG fine print catches to most loans that keep them from closing now adays for real estate buyers.&lt;/p&gt;
&lt;p&gt;On the bright side, i have had more enthused mortgage people pushing the low down products of FHA, Rural Housing Loans, and other lower upfront programs. First time buyers need to dig and find these programs and use them! With the tax advantage only available for a little while longer, it's time to take advantage...lets find that ray of sunshine on a cloudy rainy day.
